Guests have full access to the entire home, including all bedrooms and bathrooms, the kitchen, dining area, lounge, and game room, except for two locked storage/linen closets. Enjoy the hot tub, firepit, grill, and all outdoor spaces at your leisure. The driveway fits four cars, and once registered with the community, you’ll also have seasonal access to Penn Estates’ lakes, pools, and sport courts. The home is in a quiet residential community, so please stay within the property lines and avoid entering neighboring yards.

A pack ’n play travel crib and booster chair are also provided for families. Bedroom 1 located on first floor, bedroom 2 and bedroom 3 located on second floor.

The two full bathrooms are clean, modern, and thoughtfully stocked with essentials, making morning routines and post-trail or post-slope refreshes easy. The open layout flows into a cozy living area with a cozy electric fireplace and smart TV, perfect for movie nights, game nights, or unwinding after exploring the mountains.

Just above the main floor, the Loft Lounge adds another layer of fun with the Pac-Man arcade cabinet, air hockey table, and board games—turning rainy afternoons and quiet evenings into some of the stay’s best memories.

Stepping outside, the property unfolds into a backyard designed for relaxation and connection. String lights glow overhead in the evenings, creating a warm backdrop for outdoor dining, grilling, or sipping wine around the fire pit. Firewood is not provided, so be sure to pick some up on your way in!

☆☆ COMMUNITY ACCESS ☆☆

As part of the gated Penn Estates community, during the summer months between Memorial Day and Labor Day guests have access to three lakes and seasonal pools, and year-round playgrounds, picnic areas and sports courts, including tennis, pickleball, volleyball, basketball, soccer, and baseball. A convenient on-site deli means you can grab essentials without leaving the gate.

To keep everything running smoothly, the community requires a short-term lease form from all guests—sent at booking and again a few days before arrival—along with driver's ID and vehicle details so gate passes can be issued. With quiet hours, a 25mph speed limit, and clear guidelines, Penn Estates provides a peaceful environment perfect for families, couples, and groups looking for a comfortable home base close to all the best Poconos attractions.

Last-minute bookings: Penn Estates requires a completed guest registration form before arrival. If booking same-day or close to check-in, please be available to promptly provide the required guest and vehicle information so we can submit your registration and arrange gate access.

*Prior to your stay, we require you to sign and agree to our Rental Conditions. Also, we will send you a HOA Guest Registration Form that needs to be filled out and sent back to us, to be submitted to our HOA. Please Note: Same Day Rentals will need a quick turnover of this form, to get it approved by the HOA by check-in time.
• Parties: Strict no party policy. Violation of the no party policy will result in immediate eviction without refund.
• Smoking: Smoking or vaping of any kind is strictly prohibited inside the home. A violation of this policy will result in a minimum $300 fine to cover deep cleaning and odor removal. Smoking outside is permitted.
• No candles inside
• Hot Tub: No glass. Max 6 people. No dogs allowed in hot tub. Guests are responsible for putting the cover back on the hot tub after use to prevent water temperature from dropping.
Glass or excessive dirtiness of the hot tub will result in a $300 drain and refill fee.
• Occupancy + noise limits strictly enforced.
• Primary booking guest must be 21+ years old.
• Community 25 MPH speed limit, driving rules and security strictly enforced. A violation as a written ticket from Penn Estates will result in a fee equivalent.
• Pets/Dogs: We welcome up to 2 dogs. A $115 pet fee per pet, per stay (plus taxes) applies to cover additional cleaning and wear. Please include your dog(s) in your reservation details.
• Early check-in may be available depending on our cleaning team’s schedule. If approved, an early arrival can be added for a $50 fee (plus taxes). Availability is confirmed the morning of arrival.
• Late check-out may be available and must be approved before departure day. $50 per additional hour (plus taxes) — max 1–2 hours. Full nightly rate (plus taxes) applies for departures after 1:00 PM or for unapproved late check-outs, as this impacts cleaning and same-day turnovers.
• Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors, or use the premises for any unlawful purposes.
• There are 2 outside security cameras for security purposes - Guests shall not unplug. They are located at the front entrance and back yard.
