Fijn appartement midden in het oude centrum van Dubrovnik. Ons appartement was op de eerste verdieping, boven een restaurant. Er is geen lift en op de eerste verdieping hoor je vanzelfsprekend geluiden afkomstig uit de straat beneden. Dit was, voor ons, nooit storend. De geluiden werden vanaf 11 uur altijd minder, ‘s nachts was het altijd rustig. Het appartement heeft een klein keukentje. De eigenaresse is super aardig en kan je allerlei tips over de stad geven. Het enige minpunt was het bed, het matras was erg hard. Na 3 nachten wel wat spierpijntjes.

moeilijk te vinden, maar wel een prettig hotel . Ook omdat de gastvrouw maar 1 keer komt om te zeggen hoe het allemaal tewerk gaat. (dat vonden we zeer prettig)

It’s not really a hotel—no toiletries, no daily cleaning, no front desk, no one around, and shower leaks into the rest of the bathrooms. No elevator and three levels to climb—very difficult to find—even locals couldn’t help.

Take me back
A last minute trip change landed me in Dubrovnik and I couldn’t be happier. What a magical place, and my stay at Roko was a nice complement to my time there. The location couldn’t have been better to explore the Old City, access the port for trips out to Lukrom, etc. The caretaker was kind and efficient and, has been mentioned by others, the convenience of the discounted restaurant downstairs was a nice perk. I would stay again for sure.

Really small room for the price
The communication was just OK. We arrived late due to a delayed flight and had to rely on a friendly guy from a nearby restaurant to make a call for us. Fortunately we were on the first floor for carrying bags. The room for two people was very small and cramped, with no where to put suitcases. Three days in we found a refrigerator in a cupboard. On the plus side the AC is very good, and the location excellent for seeing Dubrovnik.

La habitacio difere de la foto, lo peor ko te dicen que esta en el 5o. Piso sin elevador y no es un edificio exclusivo para el hotel, no tiene recepcion asi que tienes que esperar al un joven que vuene a abrir la puerta, la pb es una galeria de arte por la que hay que pasar y son ellos quien mandan llamar a quien te da las llaves, el control remoto del aire no sirvia y jamas lo arreglaron, quedaron de pasarme via WhatsApp informacion de split pero nunca lo hicieron, pero la ubicacion es genia.

Nadie te avisa que está dentro del casco histórico. Intente comunicarme con la intermediaria no respondió ninguna de mis preguntas. Solamente se puede pagar cash si la app no lo cobró. No podíamos entrar por que las escaleras estaban ocupadas con almohadones, zapatos y otras cosas. Un desastre. Lo único lindo es la ubicación que es inmejorable

Great!
The location is central in Dubrovnik old town, room is clean and a great discount in the restaurant (lunch+dinner). Location is 2 min from the main fountain. We stayed two nights and where greeted at the door by our wounderful host. Room was clean, had a small kitchenett and aircon. We missed the rooftopp but had dinner at the house restaurant twice, both times with a really great discount as we were staying in the apartments. Can really recommend!

I really enjoyed my stay here! Host was excellent upon check-in, showing me a map of the city and highlighting key things to see and do—along with local grocery stores and other important things to note! Room was perfect size and very clean. As this place is in the heart of the Old Town, there are restaurants below, so you can hear some noise from the outside at night but it’s minimal when the windows are closed. Very walkable to everything and would highly recommend this place.

Just be aware of this place is loud as hell. But I'm complaining, because I like to get up early, but it is extremely loud lol. But the most comfortable bed I've ever been in, and a kick ass shower. A good value for the money

Fantastic property right in the middle of the old town so easy access to all the local area. Room was very nice and spacious, clean and perfect for the duration. The lady/owner who met us was very helpful and informative. The restaurant below, Nico’s Trattoria was fantastic and we enjoyed dining there on 3 occasions. Great and very friendly staff who have a good working relationship with the Roko House owner. 5star all around, highly recommended.

Great location and place to stay
Stayed 2 nights and was very satisfied. Room is located in an historic building up narrow stairs. The room is very clean and spacious (considering it is in an historic building) with an on suite toilet/shower room. There was a small kitchenette with sink, kettle, basic cutlery and dishes etc. enough for a morning breakfast and for food there are many restaurants around. The location is perfect to explore Dubrovnik and to reach accommodation, as it has no steep city steps to get there, so you can roll your bag all the way to the door, on a 10 minute walk from the main city gate. Restaurant at grd level but noise level during day was minimal and at night, none (Restaurant gives discount to guests). Reception lady friendly and helpful, just keep her up to date if you arriving late on day.

Great property close to entrance of old town. Has everything you need for long or short stays and extremely clean. It's on the 3rd floor so lots of stairs and has a rooftop terrace. Only thing was it was difficult to communicate with host for check in process when I had to service and no check in details or confirmation. There's no front desk here.

Outstanding stay at Roko House
Loved staying at Roko House! The location is unbeatable, right in Old Town, and Llerca made our checkin very easy! The hotel restaurant has excellent food, friendly service, and great prices, and there are also many food options within a couple of minutes. I would definitely stay here again!!!

Nice upstairs rooms in old town. Very fair pricing. Restaurant downstairs open for lunch and dinner; good food; discount since we were staying in hotel. Bathroom and shower small, but everything worked. Some street noise, but manageable.

Had a great time at Roko House. No frills, but had everything we needed in a great central location. Lots of stairs but we didn't mind the exercise! It can be a bit noisy at night during the busy summer season, but I actually liked the murmur of the crowd as white noise for sleeping. The AC worked wonderfully in hot hot temps and the staff were all extremely accomodating and communicative! I'd stay here again and reccomend it for anyone visiting Dubrovnik!

Advertisement on Hotels.com misleading
First of all, it is not an Aparthotel, our economy room at 120€ per night was not equipped with any kitchenette, not even a coffee machine or a kettle, there was only a micro fridge. Secondly the area of the room does not correspond to the 15m² mentioned but it is at best only 12m² bathroom included. Third, we always look for the edge of the beach at 250m, the nearest beach being at 600m. Finally, the icing on the cake, it is not possible to pay for the stay of €360 by credit card. No communication had been sent to us about the possibility of paying by cash in euros, so we had to withdraw this sum in kuna with the 40€ bank charges that go with it :( Conclusions: never again booking on Hotels.com and never again in the center of Dubrovnik where tourists are wrongly considered as wallets on legs!

A nice and well furnished room in elegant decor. Clean and comfortable, central location. The room is located above a restaurant so if you have questions on check in the restaurant staff can help. Luggage can be left outside the room on the day of checkout

Booked accomodation initially for 3 days but liked the place that much we extended to the week. Location is superb in that it's old town central but just off the main street so still quiet enough also. Rooms all individually decorated to a high standard. Quality of furnishings and bed linen is excellent. The lady who looks after the place couldn't do enough for us, even to the point of organising our taxi to the airport and coming down to us at 5am to help us with our bags and ensure the taxi was there to meet us. Top marks all around!

We had a fantastic time in Dubrovnik and were very happy with the A3 apartment in Roko House where we stayed. They were extremely clean, stylish and comfortable and ideally situated in a very central location in the beautiful Old Town. Everything went very smoothly, including the airport transfers and we had no problems at all during our stay. We are coming back at Roko house for sure....

Once you find it, you'll absolutely love it. Such a great little place to stay in a perfect and convenient location inside Old Town. Rooms have been updated and look very modern with classic touches. Staff is very nice and easy to work and communicate with. Would gladly come back and stay here again the next time we come to Dubrovnik. Thanks for a great couple nights!

Beautiful, comfortable and clean. Just perfect. PRO TIP: Do bring your own toiletries, it is not like a regular hotel in this aspect. (That was NOT a problem...we were able to biy soap at the market around the corner. CERTAINLY not a deal-breaker in any way!)

Μάλλον απογοητευτικό.
Μέτριο κατάλυμα , πολύ μικρό σε χώρο και με κακές υπηρεσίες ως προς την υποδοχή. Δεν ήταν κανείς εκεί και έπρεπε να επικοινωνήσουμε τηλεφωνικά. Εκτός από τη βολική του θέση μέσα στην παλιά πόλη, δεν προσέφερε τίποτε άλλο.

民泊みんの様な宿泊施設でした。
一泊宿泊友人と宿泊しましました。 ローケーションはメインの通りから２つくらい入ったところ。常時受付があるわけではなくホテルズドットコムのメッセージに到着予定時刻を伝えておかないとスムーズなチェックインが出来ません。 私たちはロコハウスに到着した際、オーナーがいないためロコハウスの前のお店の人が電話をしてくれ待ち20分くらいでチェックインが可能となりました。 その際1人20クーナの税金を支払いました。 ローケーションは旧市街地内で観光もしやすく朝の誰もいない旧市街地内の散策など素晴らしかったです。 ロコハウスの周りは宝飾店？以外はないため到着までに迷うかも知れませんが観光には最適でありオーナーも優しく良い施設です。 設備面は古いですが衛生的に悪いわけではありません。部屋は1人での宿泊には良いサイズです。 エレベーターごないためスーツケースを持って部屋に行くのは大変ですので荷物の量などは考えて荷造りした方が良いでしょう。
