The Garden House can comfortably accommodate guests with three double bedrooms and a further double bedroom with an additional single bed. The grand sitting room with its open fire is the perfect space for gathering all the family together, and there is a dining kitchen with an Aga and views across The Estate. The property has a utility and cloakroom on the ground floor, a family shower room and an en-suite bathroom on the first floor, and a family bathroom on the second floor. Younger guests will enjoy the chalk walled play area on the second floor with its extensive range of toys.

There is plenty of parking at the front of the property and guests have use of a pretty courtyard garden for al fresco dining with its garden table, benches and chairs.

Ground Floor:
Sitting room
Comfortable seating for up to 9 guests with a 40" television with Sky and a DVD/Blueray player and an open fire.
Kitchen/dining
Kitchen with Aga, separate oven and hob, microwave, fridge/freezer, Nespresso coffee machine and dishwasher.
The dining table seats 9 guests.
Utility/cloakroom
With WC, washing machine and tumble dryer.
Lift
There is a lift from the ground floor hall directly to bedroom two.

First Floor:
Bedroom one
With a super-king size bed with an en-suite bathroom with wash basin and a WC.
Bedroom two
With a 7' emperor size bed, lift from the ground floor and with views across the countryside.

Second Floor:
Bedroom three
With a 4'6" double bed and garden views.
Bedroom four
With a 4'6" double bed and an additional 3' single bed and countryside views.
Family bathroom
With a bath, wash basin and a WC.
Play area
With chalk board walls, and a range of toys, games and puzzles.

Outside:
Paved courtyard garden, not fully enclosed with garden table, benches and chairs.
Parking on a gravelled area to the front of the property for up to 4 cars.


Additional Information
One well behaved dog welcome (small additional charge).
A high chair and travel cot is available upon request.
There is a fixed stairgate at the top of the stairs on the second floor and a mobile stairgate will be provided in addition.

The Garden House is a semi-detached property and from October 2020 its neighbour The Courtyard House will be available to let also offering guests an opportunity to book both properties which will house up to 9 guests in each.
