Linen:
All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple-sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for the complimentary portable cot. BYO pool and beach towels.

If the property is booked last minute and the beds have already been made up after the previous stay, we regret we are unable to unmake and remake to different configurations and beds will be presented as per the website description text.

WiFi is offered as a complimentary extra. As there is no charge, issues will be dealt with asap but cannot be guaranteed.

To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.

Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.

Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.

No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.

EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.

Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.

Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

While the house was well suited for our family, six adults and two grandchildren. Its lack of cleanliness and maintenance was a detractor. I attempted to fix a door lock that we found on the floor upon our arrival. The lock didn’t have the correct screws so it couldn’t be fixed. My daughter got locked in a bathroom and I had to play with the lock to get her out. We called the property management company and they sent a lock smith to fix bathroom door but they didn’t fix lock on sliding door. Upon arrival place was not clean. All the windows were filthy. Floors were not clean and main outside patio was dirty. We went to use BBQ one night and it went up in flames. It wasn’t clean properly and upon further investigation we found burners were deteriorated. Major safety issue, the BBQ needs replacing or a rebuild. Hand rails from upper level of house to kitchen area are unsafe due them being loose. I would not stay or recommend this house. It has potential if it was kept in proper shape. The location is perfect.

While we did like the property verh much, the whole check in process was a nightmare. I have never been bombarded with so many email's and text messages in my life about a holiday rental. Seriously it was like we were being treated as kindergarten kids. Having to send everyone's name and mobile number and having to send photos of the card holders DL and credit card, i found very invasive. And I kept getting msgs about check out and other things while we were there. It was really over the top.Also we weren't aware of just how many steps there are in the property. None of the descriptions I read told us that it really isn't suitable for elderly people, especially using the whole house where 2 of the bedrooms downstairs require you to walk up about 20 steps to get to the living area.Having said that, the views were lovely and it would be a great place to stay in summer with the amazing deck and pool. There were a few things that need fixing and i left a note about them, including a cleanliness issue and broken things but it was comfortable enough for us. Certainly wouldn't book anything again that is managed by Specialist Holiday Rentals

I recently stayed at this property and, while it certainly has great potential, I was disappointed with its current state. The property is poorly maintained and requires a significant amount of upkeep. Upon arrival, I found the accommodation very dirty and not up to basic cleanliness standards—we had to clean it ourselves before settling in, which was far from ideal.For the price paid, I expected a much higher standard. Definitely; not luxurious. The photos presented on the site do not accurately reflect the actual condition of the property; they appear to be heavily photoshopped and give a misleading impression of what to expect. Overall, the experience did not meet my expectations, and I would advise future guests to be aware of these issues when considering a stay.
