WHAT TO EXPECT
Arrival and Departure -Check-in is at 4 PM and Check-out is at 11 AM. -Early check-ins and Late check-outs are subject to availability. -A Digital Guidebook is provided before arrival. -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement. -All interactions are virtual, but our office team and ground crew are available for assistance.
Occupancy and Pets -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests. -Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet. -Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property. -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.
Amenities -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest. -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival. -This unit provides cable television and Roku. -There are 4 remote-controlled AC mini splits; main living area, upper-level bedroom with Queen bed, bedroom with a Twin-over-Full bunk bed, and loft area. -The main-level fireplace is gas; wood is not needed. -This unit has an electric grill. -Any grill or other open flame must be used 10 feet from the building. -Use of a fire pit at this property is not permitted. -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.
Driving Access, Parking, and Entryway -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community. -Parking is limited to 2 CARS. -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed. -Access from parking to the front door requires climbing up a staircase to the unit's entryway. -The unit's entry is located on a half level between the Main Level and Lower Level, with steps leading up to the Main Level and down to the Lower Level. -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.
Trash and Recycling -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.
Disclosures -A signed rental agreement is required for all reservations. -Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made. -Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

Good, Not Great
While the home looks exactly as it does in the photographs, there are some big cons that I feel like others should be aware of to help manage their expectations.
1. It is not easily accessed- we had an elderly family member that found it very difficult to access the unit with all the stairs.
2. The basement. PLEASE put in some dehumidifiers. It is incredibly damp and musty.
3. While we didn’t use the pool, it would’ve been way more helpful to have specific information on the pool— the pool you can access is more than 25 minutes away from the property, but that’s not clear at all in the booking.
4. The directions for overflow parking and the trash were abysmal. We were the ONLY ones who abided by the overflow parking (no other cars there for 4 days. ) And if you can’t find the trash, it’s because it’s behind the creepy abandoned lodge building.
5. Don’t even bother with the grill, we found it to be incredibly dirty!
So overall the house was good, not great. I feel like if I had known some of the issues above, we would’ve looked elsewhere.

If you’re planning a get-away to ski as much as possible the available condos on this section of the mountain are a great choice for the price. They are older and not updated but certainly functional, beds were comfortable and we had a great time on a great mountain
