The space

A recently updated spacious apartment located in an older 3 family home which consists of two bedrooms, 1 bath and a fully stocked kitchen. Room 1 has a Queen Size bed, Room 2 has a full-size bed and all rooms have an Amazon Echo Dot, cable TV streaming service Paramount+. In addition, there is a Sofa bed that is available for bigger groups as well as many amenities and comforts. With this being a 3-family home, there can be times where it can be a bit noisy, as expected in a building being shared with others, but nothing outside of quiet hours.

Guest have access to everything in the apartment. as well as the backyard if coordinated use ahead of time.

Interaction with guests

Should you need anything during your stay just send me a message or give me a phone call and I will make myself available to assist you. I may be able to possibly accommodate special request as long as it's coordinated ahead of time.

Other things to note

Please observe quiet hours after dark/ late into the night and absolutely no parties are allowed. The property is located towards the top of a small hill and there is only a sidewalk on the opposite side of the property . The apartment is located on the second floor, about 23 flights of stairs total to the apartment. This is a diverse family-oriented neighborhood located with proximity to the downtown area, as such there will be some general background noise typical in most cities. During the summers there are many outdoor family gatherings and BBQ's making this a very vibrant neighborhood but outside of the summer it's generally pretty quiet. The area where the house is located is considered safe, but this is a city, and anything can happen anywhere at any time so I always like to tell people to have a general common sense in travels in the whole city

The property is not far from the airport so there may be moements where palnes could potentially fly over the property.As would be expected with any cities that may be near the ariport

For guest, there is one parking assigned parking spot infront on the building, any additional vehicles need to be parked on the street. Street parking would be located up the street towards the top of the hill and you can park anywhere that is not blocking a driveway, any questions of this reach out to me. Assigned parking spot may have difficulty fitting large SUV vehicles that are longer than 198 inches or 16.5 feet as it may stick out a bit in the street. Any concerns about this reach out.

The property is close to the grand army museum, Lynn Art's Museum, High Rock Observatory, Lynn/ Nahant Beach, Lynn Memorial Auditorium, Red Rock Park and Lynn Woods.

Whether in town for art, music or one of the best beach in the area, you can find plenty to do and be within walking distance or a short drive to many places of interest.

There is plenty of free on street parking located a couple of buildings up the street from the property. I’m located in a diverse neighborhood made up of mostly large working class families. Due it's diversity and proximity to the downtown area we are fortunate have access to many good and diverse places from all over the world to eat that should cover pretty much everyone’s taste buds.

No Disturbing other tenants
-Nobody allowed in the units that is not on the reservation prior to receiving authorization from me first.
- Quiet hours 10pm to 8am
- No Drug use, parties, smoking or heavy foot traffic . There will be an additional cleaning fee of $250 for smoking inside the home. Any complaints or evidence of parties will result in removal of property that may involve the authorities and forfeiture of entire booking fee.
-During winter, you are responsible for shoveling your vehicle, please refer to house rules for more detail.
- This apartment only comes with one parking in front of the building, for additional parking you need to park up the street. if you have any questions regarding this ask me or look at check-in instruction pictures.
-Backdoor to backyard must be kept closed when not in use so that animals do not enter the building. If the negligance of following this rule results in requiring to call an exterminator you will be charged for that.

LOCAL GUEST: No local guest within a 50 miles radius are allowed. Certain circumstances, such as home remodeling are allowed but will be handled on a case by case basis

SMART LOCK DOOR CODE: Door code will be given to you prior to check in time or an email from the August smart lock which will only work during the below scheduled check in times which is why it's very important to provide me check in times

CHECK IN AND CHECK OUT TIMES: Check In any time after 5:00 p.m Check Out 11:00 a.m. or before *Late departures may incur an extra charge of $50.00 each half hour due to the requirement of an additional cleaner to meet check-in for next guest. Discuss with me prior to booking, may be exception for certain circumstances and based on availability and demand.

EARLY CHECK IN OR LATE CHECK OUT: May be available for additional $50 fee check with host if availability. During low season It's possible to have with no charge depending on if guest booked night before or not.

*DAMAGE AND CLEANING ISSUES: If you experience any problems whatsoever with the property during your stay, please contact host I will do our best to rectify the matter as soon as it is practically possible. Please note that insects such as ants and house flies getting in occasionally is inevitable(can be due to someone leaving a door open or many other things), and are not cause for complaint. The property is treated periodically as part of a pest control program, and is cleaned and sanitized after each booking.

*OCCUPANCY: Only those persons identified on the booking reservation form are authorized to use the property. Any changes to the persons booked to occupy the house must be notified for insurance reasons. An overnight stay of other additional persons will result in additional person fees when booked. If you need to adjust for more additional persons while your stay please send request to us so we may adjust your reservation.

*GUEST assures to not allow or permit controlled dangerous substances of any type or paraphernalia used in connection with controlled dangerous substances within the leased premises or in a common areas. Guest expressly assumes the obligation and affirmative duty of prohibiting family members and guest from possessing or bringing onto the leased premises or common areas any controlled dangerous substance or paraphernalia.

*GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. Complaints of loud music or parties from the other residents will constitute an immediate eviction.

*GUEST agrees that during the term of this agreement and such further time as he/she occupies the premises, he/she will keep the house clean and free of trash, garbage, and other waste

*Guest shall be solely responsible for any thefts, acts of vandalism, or other damage or loss of personal property which may occur during the course of this agreement, whether said damage or loss be the property of Guest or any other person invited in by the Guest.

*SEVERE WEATHER: We do not refund rents or deposits lost due to cancelled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit. We suggest CSA Travel Protection Insurance.

*PET POLICIES: No pets allowed. A violation of this rule may result in an additional $150.00 charge may apply for extra cleaning and to treat the unit for fleas.
