WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-Dogs are allowed (5 max), any other types of animals require approval. All pets except for Service Animals are subject to a Pet Fee per pet.
-Dogs should not be left unattended in units if there is potential for them to bark and disturb neighbors or damage the property.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities:
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Satellite television is provided in the upper and lower-level living areas.
-A Nest thermostat on the main level controls the Air Conditioning.
-The main-level fireplace is gas; wood is not needed.
-This unit has a propane grill; propane is supplied.
-This unit has a fire pit. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway:
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 6 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door requires climbing 6 steps.

Trash and Recycling
-Bagged trash and recycling will be collected after your departure.

-A signed rental agreement is required for all reservations
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

Perfect Mountain House

We loved our stay here. Views were amazing. We were two families - four adults and four kids (ages 1-4), and this house was perfect for what we needed. Plenty of bedrooms, bathrooms and common area space. House was clean and well stocked (kitchen items, towels/linens, games, etc.). Communication with the management company was quick. We would definitely stay here again. Only thing we would say is to be careful about directions getting to the house as our GPS initially took us to a road that was closed. This is mentioned in the information packet emailed before your stay but we neglected to focus on it (our fault).

Beautiful but BUGGY - BEWARE

This is a great house in a great location but be warned that you will be dealing with Bretton Woods Mgmt - not the owner. This is positive for ease of check-in but not for problem solving. We arrived to find 100s of INSECTS (FLIES AND WASPS) and my daughter was stung. This could have been prevented with appropriate quality control measures. They addressed the bugs but did not acknowlege their mistake and the financial credit was minimal compared to the impact.

Fantastic view day and night from the deck! Great location to get to all things around the area north of Franconia Notch. We spent time in the notch, at Cannon Mt., tubing on the Saco, at Santa's Village, etc.

Getaway

Such a peaceful getaway with stunning views and fresh air. The cabin was so cozy. Will definitely return. The only thing I would suggest to future renters is to make sure you bring with you kitchen items such as stretch tight/tin foil/ condiments. Typically when staying at rentals we find these above mentioned items available at the house. The skies were beautiful at night and we will certainly be back!

Excellent getaway cabin with outstanding views

My family of 6 + 2 Basset Hounds stayed the weekend in this beautiful cabin - the home was very clean, well equipped and in a very peaceful setting. The views from the great room are outstanding. The entire rental process and experience was fantastic. The only recommendation I’d have for the property owners is to get the heating system ‘tuned in’ - you set the thermostat to say 70 degrees and if you have the master bedroom door closed you will end up somewhat comfortable in the living room (70 degrees) but the bedroom will be about 95 simply due to how the forced hot air system was put in. But we will look to stay there again when we want to get away.
