We were very happy with the house itself. The house was not the best on cleanliness. Hair in 2 showers, dirty windows we couldn’t see out of. My husband cleaned the windows/sliding doors so we could see the ocean. We were very disappointed in the fact that the washing machine was never repaired the entire time we were there. They sent a service repairman who said he couldn’t fix it. Then they sent another service Man who stated he has told them 1 million times that he cannot work on Maytag. After that service Man was there we never heard another word about fixing the machine. It left us in a mess with not having the ability to wash clothes. We were pleased that they did bring us extra towels, and the gentleman bringing towels was very nice.

The place was great! Fit our party of 9 adults, 3 kids, 3 babies, and a dog comfortably! The kids/babies stayed safe upstairs in a very spacious open concept, and on the freshly stained decks with the use of some baby gates. Kitchen was well equipped with cookware, utensils, plates, cups, etc. convenient location within walking distance of the grocery store, restaurants, and shops. Beachfront views were absolutely stunning! Beds were comfortable. Plenty of parking space. Pool and hot tub were great additions, and were clean/well maintained! Management was very easily reachable before and during our stay with prompt responses. The only improvements we would suggest are to maybe replace the older drip coffee machine (even though there was also a new Keurig) and replace the refrigerator water/ice dispenser (even though there was a Brita filter pitcher) so we didn’t have to keep buying water bottles and bags of ice. Other than those two minor details, the stay was incredible. We couldn’t have asked for more. We will definitely be back!

Beautiful location

We had a great stay. We enjoyed the beach, hot tub, and pool. The view from the balcony is a million dollar view. We played pickleball in Buxton and enjoyed walking to the Lion King and Duck Donuts. Everything was great!

Christmas on the beach

We spent Christmas there.. It was cold and windy outside but very warm in the house.. We enjoyed ourstay. It was a little further out than we expected but well worth the drive. wish it was a warmer December.

King Moon

Exceptionally stocked kitchen. We cooked most nights and had everything we needed. Nice open floor plan for gathering. Great decks for sitting out and watching the ocean and really nice pool. The beach was very short and flooded at times but there was a lot of rain the week before and what we learned was a king moon making for large waves and higher surf. Overall a lovely stay.

Amazing Ocean Views

Loved being in Avon right on the beach. Shopping and restaurants were close by. The cottage has great ocean views. The living area is very spacious with comfortable seating. Lots of sleepng space. The Internet was a little spotty. And overall the cottage needs to do some repairs and upgrading. Otherwise it was a perfect setting for a winter beach visit.

Moms Getaway

This is an amazing property and location. Right on a gorgeous beach, the views from the deck and great room are just amazing. The kitchen was great and well appointed for all the large meals we prepared there. We enjoyed the heated pool and hot tub every day. The management office was prompt and friendly with any enquiries. There are several things that need attention, such as the large portion of the twin room ceiling drywall that has been cut out and the low water pressure. But I still give this beautiful house five stars all the way.

Wonderful Stay

Gorgeous home, comfortable beds and furniture, very well stocked kitchen, spacious home, and beautiful beach. Loved the sound of the ocean while i slept and then waking to the view of the beach right outside the bedroom windows of the downstairs bedrooms. Gorgeous majestic views of sunrise from the deck while relaxing with coffee and watching dogs out for their morning walks and ball playing did my heart and soul wonders. Even had two deer visit from the dunes. Hot tub and pool were very well maintained. I would stress the importance of having renters know to follow directions and to NOT walk over the dunes. It's not an inconvenience to walk to the accesses that were set up to help protect the houses and the beach from storm surge. Would love to return with more family members next time.

Perfect family rental

The property and beach were great. Septemeber was a great time to visit as beach was not busy. House was as listed and new mattresses very nice. We would visit again. Several interior door locks do not work properly.

Our family vacation in the Outer Banks

Spacious and comfortable home for a large family. Access to the beach was difficult due to climbing over dune. We had no water for almost 12 hours due to a leak on the city side and repairs were made late that evening. Over all a great vacation!

Great stay despite the weather!

13 of us (2 families with children ages 2-16) spent a lovely week at the Alls That Property. In spite of the almost week long storm that kept us out of the ocean, we were very comfortable in the house and found plenty of ways to occupy our time while the wind and waves churned outdoors. You really can’t beat the location being right on the beach with amazing views. The property was reasonably clean and well stocked with cookware, dishes, glasses, etc… for dining in. The 4 star rating is because the deck and stairways truly need work done soon. They are very splintery with loose boards. Also, a number of window and door handles/locks/latches do not work properly, which was inconvenient at times. Overall, the property management was very responsive and we would definitely book this property again.

Great location and spectacular view!

We had a wonderful stay with our kids (17 and over) and their friends. The downstairs gave them the space they needed and the upstairs had plenty of seating for meals, games and such! Loved being close to the store, having the heated pool and hot tub and of course the beach! The deck would be hard with younger kids.

Great place to unwind and recharge

Alls That is amazing. The house is beautiful and the view is next level. I loved being able to just unplug from everything and soak in the view. The house was clean and they had everything you need to cook any kind of meal you could imagine. We did not use the pool but it looked beautiful. We did use the hot tub and it was clean and easy to use. The only minor complaints that I had were the washing machines cycles did not work right so it ended up taking about half a day to get the mid week clothes washed and dried. The other was that the sliding doors tracks need to be repaired so that they slide correctly. I would give Alls That a 4.5 out of 5. My family and our friends had an amazing time and we are looking forward to booking again at Alls That!

Beautiful Area/Disappointing Property

We loved the area and the kids had a blast. They were either on the beach, in the pool or in the hot tub. The house was a disaster. Very, very dirty. A bad leak in an upstairs bathroom with water running down into a bedroom under it when used. Maintenance came over after we called and said they couldn't get it to leak. Said my adult daughter probably left the curtain outside the tub when she showered, which she did not do. There was an area, appx 3' X 3', cut out in the downstairs ceiling drywall where the water was coming down, so they have obviously had the issue before. Didn't use that tub/shower again until the last day. They ran water in the tub for my granddaughter and again the water poured into the downstairs bedroom. What they call water bugs (I call giant cockroaches) were all over the house. We killed 7 or 8 of those during the week. Loose vertical rails on the upper deck that posed a falling hazard for the young children. It was a long way to the ground. In all, I believe there are two issues with this house. The owner not putting any money into it and keeping up with repairs and improvements, and the property manager not cleaning hardly at all. There were other issues, but these are the most important. My family goes on several vacations, renting homes mostly through VRBO, and I would not rent this home again.

Fantastic location

We rented this house for a small family reunion. Overall, the house was great. The location can't be beat. It's right on the beach, and we appreciated that it's in a much quieter part of OBX. As far as I'm aware, the pool and hot tub were both working correctly. There were some maintenance issues, as noted by previous renters, but they did not detract from our enjoyment. And I can only imagine the maintenance nightmare it must be having a house right on the beach. The house was clean when we got there, and ready for us to use. We're giving it 4 stars instead of 5, just because we all agreed that the mattresses were terrible. Very springy, very loud. No one got much sleep. I wouldn't let that stop me from staying there again, I would just take a mattress topper with me. Overall, we enjoyed our stay and would rent it again.

This house couldn't have been at a better location! Right on the beach, right across the street from grocery store, pool was perfect and right near the avon pier. There were a couple things that needed to be fixed/updated such as shower heads, some boards on the deck were coming up, doors were hard to lock and some of the flooring was a little iffy. None of this interfered with our stay though, not one bit! In fact we would definitely stay here again!
