Guest access
The backyard area next to your private parking space is your peaceful retreat. In addition, there is a comfortable patio area behind the trailer at the front of the house, which is a shared space with the owners of the house. Enjoy the front area with views of the surrounding hills, use the propane grill, relax in our hammock, and take advantage of our fire pit on a cool evening.

Bedding & Linens
• The bed is made with fresh linens before your arrival.
• Extra blankets and pillows are stored under the couch.
• At checkout, please leave used linens on the bed(s).
• To make the front couch into a bed:
1. Pull the backrest down.
2. Grip the wooden frame at the front with both hands in a wide position, lift slightly, then pull evenly toward you to extend the bed fully.
3. Flip the backrest piece flat so it aligns with the rest of the mattress.
4. Sheets, blanket, and pillows are stored in the cabinet above the bed and behind the couch.

Comfort Tips
• Suitcases can fit in the wardrobe across from the bed.
• For best airflow at night, try opening a window slightly and using the ceiling fan.
• Extra blanket is stored under the bed for cool nights.

Drinking Water
• The well water is safe to drink and tastes great, filtered to 1-micron.
• There may be a cloudy appearance, due to colloidal clay from the well.

Kitchen
• Use the lighter at the stove to light burners; turn off gas after use.
• Range hood fan toggle switch is above stove.
• Oven is temporarily out of service.
• Fridge runs on electric mode only. Please don’t adjust the temperature.

Bathroom
• Toilet - the water valve pull handle is located to the right rear of the seat. Pull it halfway to fill the basin with water before use, then pull fully to flush. Toilet paper only.
• Vent ceiling fan: toggle switch 1–2 times.
• Shower: auto temp dial, 6-gallon heater (~10 min hot water).
• Bath: insert plug, move shower head to lower peg.
• Water heater: can run on propane for faster recovery. At the control panel by the toilet, toggle on the “flame” switch along with electric mode. Please switch propane mode off when not in use, and at checkout.

Heating & Cooling
Cold weather:
• Adjust floor heater as needed; return to 65° at checkout.
• Use bedroom space heater as needed.
• Use A/C ceiling heater if desired, don't overload circuit.
• Don't touch the wall thermostat behind the couch — propane central heating is disabled.
• When using heaters, turn off while using a kitchen appliance to avoid tripping the breaker.
Warm weather:
• Ceiling fan - works great with windows for a quiet breeze!
• Windows - see instructions below.
• Air Conditioner - turn dial to desired cold speed and temp. We'll try to have it set before your arrival. Turn off during day trips to save electricity.

Windows
• Use care when opening/closing.
• To open: unwind bottom cranks counter-clockwise evenly and fully, then gently rotate the upper crank, gently freeing the window from the retaining clips. Open to desired height.
• Close all windows fully before checkout.

• First aid kit is in the bathroom cabinet next to the toilet.

• All lights are locally switched with twist knobs.

Gas Safety
• The stove, oven and water heater uses propane. Always turn burners fully off after use.
• If you ever smell gas: turn off all burners, exit the trailer, and contact us right away. The carbon monoxide alarm is under the kitchen sink.
• Main propane shut-off is located outside at the propane tanks. If you suspect a gas leak, twist these clockwise to cut off supply.

• Total power draw is 30 amps — avoid running multiple high-draw appliances at once (e.g. space heater or A/C + hair dryer + toaster).
• Breaker panel is in the bathroom cabinet; reset all switches if something trips.
• Outlets are standard/grounded; treat the system gently — no heavy equipment, please.

Garbage
• Garbage can is in the cabinet to the right of the kitchen sink; please empty into the outdoor bin (located by front patio) before checkout.
• Please don’t leave food outside — it may attract wildlife.
• The property trash can is located by the trailer, or by the front patio.

Outdoor Use
• Your small private patio area has a couple of chairs, a small table, and a ground pad.
• You also have access to the shared covered concrete patio at the front of the house, which includes a hammock, seating area, and propane grill.
• Fire pit use: Place the fire pit in the front yard only, 25 feet away from all buildings. Wood is either at the front patio or stacked behind behind the barn. Use the lighter from the stove. Fire starters and hatchet located within the fire pit. Please keep fires small, never leave them unattended, and ensure the fire is completely out with water before leaving. Follow fire safety rules, and do not use the fire pit in high winds.
• Mosquitos can be present at night, especially if lights are on. We recommend keeping doors closed after dark.
• You may charge your EV using the standard 110v outlet attached to the house.
