Brand new apartment in Costa da Caparica beach

This is a 4-person apartment, ideally located in the heart of Praia da Costa da Caparica, with all the comfort amenities at just one small step from the beach (150m). Its perfect for an amazing family holiday, a romantic weekend or just for a short break from the city rush. The apartment has everything you need to enjoy a perfect time: high speed WI-FI, a huge TV to watch your favourite tv series and a neighbourhood with several restaurants, coffee shops, ATM's and the local market.

This fully remodelled apartment has one bedroom, a sunny living room (with a sofa-bed) connected to a kitchenette and a bathroom with walking shower. The kitchen is fully equipped with stove, oven, a Nespresso coffee machine, Kettle, toaster and all the things you might need to prepare a good meal.

Please keep in mind:
Check in is after 16:00 (4pm) and check-out is before 11:00 (11am). In cases when we don't have guests before/after the booked period , check in/out could be flexible, but needs to be coordinated between guests and host.
After 19:00 (7pm) a late check-in fee will be applied and paid directly to the person meeting you at the apartment:
Between 19:00 (7pm) - 23:00 (11pm), 20€
After 23:00 (11pm), 30€
Living in a residential area, please be respectful of our/your neighbors during your stay and avoid making loud noises after 21:00.

We are thrilled to host you and want to ensure that you have a fantastic stay.
To maintain a smooth experience for everyone, we kindly ask that you follow the house rules below. These guidelines will help ensure the comfort and safety of all guests and neighbors.
If you have any questions or special requests, please let us know in advance!

Legal Check-In Requirements
In compliance with Portuguese law, we are required to collect specific information from all guests for SEF/SIBA (Foreigners and Borders Service).
If this information is not provided, we will be unable to proceed with the check-in or hand over the keys. We appreciate your understanding, as this is a legal requirement, and in such cases, no refunds can be granted.

Check-In and Check-Out Times
Check-in: After 16:00 (4 PM)
Check-out: Before 11:00 (11 AM)
We understand that flexibility can be important, so if there are no bookings before or after your stay, we will try to arrange flexible check-in or check-out times. Just let us know in advance and we’ll do our best to accommodate your schedule.

Late Check-In Fees
For check-ins after 19:00 (7 PM), if you need to be welcomed in person, a late check-in fee will be charged and is payable directly to the person meeting you at the apartment. The fees are as follows:
19:00 (7 PM) to 23:00 (11 PM): 20€
After 23:00 (11 PM): 30€

Lost Keys or Lockout Assistance
If keys are lost or a specialist is required to unlock the door due to keys being left inside or blocking the lock, the guest will be responsible for the service cost.
The minimum charge is 100€ (can be higher according to the technician's invoice) and the payment request will be sent to the guest after the service is completed.

TV/Internet Subscriptions
Please refrain from subscribing to any additional TV or internet services (such as Netflix or premium channels) without prior authorization. Any unauthorized subscriptions will be charged to the guest when we receive the providers invoice.

Towel Usage
We provide one small and one large towel per guest. These towels are for personal use only and should not be used to remove makeup or clean surfaces. If towels are found to be heavily soiled and require replacement (e.g. stained with makeup), a fee of €15 per towel will be charged.

Complimentary Essentials
We provide some basic essentials (like detergent, coffee, etc.) to help you settle in comfortably on your first day and give you time to buy the things you prefer during your time in town. These are intended as a welcome gesture and we hope they make your arrival more enjoyable!

Respect for Neighbors
Our home is located in a residential area and we ask that you be considerate of our neighbors. Please avoid making loud noises, especially after 21:00 (9 PM). Let’s help each other maintain a peaceful and pleasant living environment.

No Smoking and No Parties
Smoking inside the accommodation and hosting parties are strictly prohibited. Non-compliance will result in additional cleaning and damage fees:
Smoking: €200 minimum
Parties: €3000 minimum
