With three spacious bedrooms and two full bathrooms, this inviting home offers the perfect retreat for families, friends, or pet lovers seeking a peaceful escape.

The fully equipped kitchen features modern appliances including a refrigerator, stove, microwave, dishwasher, and a convenient coffee maker, making meal preparation and morning coffee effortless.



The cozy living room invites you to unwind by the indoor fireplace or enjoy your favorite shows on the flat-screen TV. High-speed Wi-Fi and a laptop-friendly workspace help you stay connected, whether you’re working remotely or sharing photos of your trip.



Each bedroom is designed for restful sleep, complete with comfortable beds, soft linens, and room-darkening shades.

The garage and the shed on the side of the home, and 1 cleaners closet are for owner use, and not accesbile to guests.



Our home is pet-friendly, welcoming dogs only (up to 25 pounds each). We allow a maximum of 2 dogs per reservation, with a pet fee of $250 per pet. No other pet types are permitted.

Coverage Details:

Protected: Accidental damages to furniture, fixtures, and appliances.

Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.

Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.



MAIL DELIVERY:

USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure.

TRASH: The City picks up the Trash on Friday mornings. If possible please take the Trash and Recycling bins to the curbn on Thursday night. If you are unable to to assist with the trash going to the curb please let you home host know.



HVAC:

The property is equipped with a Central Air Conditioning system. The thermostat is conveniently located at the front door entrance for easy access and control of the temperature settings.



Restricted Areas:

There are no restrictions on the use of the Central Air Conditioning system in any areas of the property. However, guests are advised to use it responsibly to maintain energy efficiency.



Disclaimer:

Please note, the cooling systems are designed to cool the home up to 20 degrees lower than the outside temperature. All HVAC systems have limitations, and we want to communicate that the system can only go so low. Excessive lowering of the thermostat setting will not result in faster or further cooling of the property and can cause the system to freeze and fail. Please use the system responsibly



Pets: Pet fee $250 per dog. Dogs only with 25lbs weight limit. No other pet types allowed. Pets must be disclosed before check-in.



House Rules:

• No local guests are allowed to book within 50 miles of property.

• Must be 25 years of age to book.

• Please no shoes inside the house. Guests will be provided with slippers for inside and outside the house on the property.

• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.

• Quiet hours 9pm to 8am.

• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property.

• No parties or events.

• No moving furniture or appliances.

• The occupancy limit is 7 people.

• Secure the home by locking all doors and windows anytime you leave the home.

• Reservations over 30 days may require a security deposit.

• For stays over 30 days, a monthly cleaning fee will be applied.

• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.

• The Guest agrees to report any issues at home to the Host immediately.

• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.



Water Rules:

- Swim at your own risk; there is no lifeguard.

- Pool: No drinks, fluids, or food while in the pool. If drinks/fluids/food fall in, it contaminates the water.

- Children MUST always be accompanied by an adult in the pool area. Please always be vigilant with the whereabouts of your children.

- No alcohol, tobacco, or drugs allowed in the pool area.

- No diving, running, or other unsafe behavior.

- Guests must check the pool water level to ensure the water level is halfway up the Skimmer. If water is low, guests must call the Host.

- No confetti of any type is allowed in our home. This causes issues with the pool and could cause them to not work for your stay.

- No drinks in the pool. If drinks are spilt in the pool, it will cause the pool chemical levels to drop or rise to unsafe levels. An additional fee will be incurred if the water is to be changed for this issue.

- Gatherings are not allowed. PLEASE RESPECT OUR HOME AND NEIGHBORS. Any reports to the police will not be tolerated. If the police are contacted, we too are contacted. This will result in your stay being terminated with no refund. We want you to enjoy your stay and have a wonderful time in our home but do not want to put our home or neighbors at risk.
