This may have been an amazing property 25 years ago, but now for sure showing a lack of maintenance and up keep. Rusted out or broken ceiling fans no washer/dryer for a house that holds 6 adults. A kitchen with only a toaster oven. (But, please note that Rita the housekeeper was amazing and the home was cleaned every day with fresh towels and linens.)Please note that the “private” pool is shared by the 4 villas, and we had to move lounge chairs from the beach to the pool as there was no where to sit. If you are not comfortable renting a car, then this for sure is not a property for you. All properties in Mexico have some sort of security, but this was our first experience having a guard sit on our beach chairs from sunset to sunrise.Was staying on the beach amazing, it was, but it was no where near the an offset to what we expected for a 2700 one week stay. This last comment is not about the property, but something that all travelers considering the Quinta Roo area (Cancun and south) is Sargassum aka very tiny seaweeds that ends up in huge piles on the beach that rots and skinks like garbage on a hot from April to October. We had to deal with it in Playa del Carmen in June 2024 and this trip as well. It complete covers the coast line and there is no escaping the smell.
