Rental Agreement:

Guests must be 25+ to book (verified for security only)

A rental agreement will be provided before check-in.

As per the NC Vacation Rental Act, payment, signature, and/or taking possession of the property serves as acceptance.

The booking guest must complete the check-in form with a valid government ID. Missing or inaccurate information may result in cancellation without refund.

Please lock all doors and windows when leaving.

Unauthorized late departures $200 may be collected.

Optional workstation rental available with monitor, keyboard, and mouse.

We provide a starter kit of supplies, any additional supplies needed must be purchased



Quiet Hours

Quiet hours begin at 10 PM.

Please respect neighbors and keep noise to a minimum.

Only registered guests are allowed on the property.

Parties or large gatherings are not permitted. Any violation $300 may be collected and termination of your stay without refund.



Pets

Dogs only (max 2). $59/per pet may be collected

All pets must be registered before arrival. Unregistered pets $120 per pet may be collected.

Pet owners must provide breed.

Pets are not allowed on furniture or bedding. Excessive hair or damage cleaning charges of $250 plus the cost of any damages may be collected.

Guests are responsible for cleaning up pet waste around the property (waste stations are conveniently located around the property).

Any pet that continues to disrupt other guest's and their ability to relax and enjoy their stay may result in a cancellation of your reservation with no refund.



Parking

Free onsite parking available.



Smoking

Absolutely no smoking.

If smoke odor or remnants are found inside, a $500 cleaning charges may be collected.



Damages & Conduct:

Please report any damage immediately. We know accidents happen, and we ask guests to be truthful when they do

Guests are responsible for any excessive damage caused during their stay.

Internet Use:

The Internet is provided for general use.

​

Trash:

Trash should fit in the outdoor bins provided.

​

Cancellations:

Cancellations within the cancellation window may have a 3% payment processing fee.



Please note that we do not offer streaming services such as Netflix at this property. If you’d like to use these services, you’ll need to sign in with your personal account. However, we do offer free access to channels like YouTube for your enjoyment.



Important Plumbing Notice



Please flush toilet paper only.



Do not flush wipes (including “flushable” wipes), feminine products, paper towels, or any other items. Our plumbing system is very sensitive, and even products marketed as flushable can cause severe damage.



Unfortunately, we’ve experienced major plumbing backups in the past resulting in repairs exceeding $6,000, along with property damage and lost bookings. Any damage caused by prohibited items being flushed may result in guests being held financially responsible for repair costs and associated damages.



We truly hate having to include notices like this, but it’s the only way we’ve found to help prevent it from happening again. Thank you for helping us take care of the space and keep running smoothly for everyone.



Hot Tub Use at Your Own Risk:



The hot tub is professionally maintained and sanitized; however, guests use it entirely at their own risk.



- Children should only use the hot tub under constant adult supervision.

- Pregnant guests and individuals with heart conditions, high blood pressure, or other medical concerns should consult a physician before use.

- Avoid excessive alcohol consumption while using the hot tub.

- Exit immediately if you feel dizzy, lightheaded, or uncomfortable.

- Do not exceed recommended occupancy or extended soak times.



Guests assume full responsibility for their use of the hot tub and release Charlotte Micro Resorts and the property owner from liability arising from misuse, failure to follow safety recommendations, or medical conditions.



Sauna Use at Your Own Risk



The sauna is intended for healthy adults and should be used responsibly.



- Stay hydrated before and after use.

- Limit sessions to approximately 15–20 minutes unless advised otherwise by a healthcare provider.

- Exit immediately if you feel dizzy, faint, or uncomfortable.

- Pregnant guests or individuals with cardiovascular disease, high blood pressure, or other medical conditions should consult a physician before use.

- Children should only use the sauna under direct adult supervision.



Guests acknowledge they are voluntarily using the sauna and assume all risks associated with its use. Charlotte Micro Resorts and the property owner are not responsible for injuries or medical complications resulting from improper or unsafe use.



Wellness Amenities:



Your stay includes access to wellness amenities such as the hot tub, sauna, fitness equipment, and other recreational features. These amenities are provided for guest enjoyment and are used voluntarily and entirely at the guest's own risk.



By using these amenities, guests acknowledge they are responsible for determining whether participation is appropriate based on their own health, physical condition, and abilities. Parents and guardians are solely responsible for supervising children.



Guests agree to use all amenities safely, follow posted instructions, and immediately report any maintenance or safety concerns. Charlotte Micro Resorts and the property owner are not liable for injuries, accidents, illness, or property damage resulting from misuse, failure to follow safety guidelines, or risks inherent in using these amenities.



Pest Control Notice:



Our property is professionally serviced on a routine schedule by licensed pest control providers. Because Charlotte is located in the southeastern United States, occasional insects or other pests may still be encountered despite regular preventative treatments.



If you notice any pest activity during your stay, please notify us immediately so we can respond promptly. While we make every reasonable effort to maintain a pest-free environment, occasional sightings do not necessarily indicate an infestation and are not, by themselves, grounds for refunds or cancellations.
