Sunset Beach Large Oceanfront Rental Home


Surf Watcher is a very versatile house. In there you can organize from your loud and busy family or friends' reunion to staying in a peaceful house, enjoying the beach and nature that Sunset Beach and its surroundings offer.

This house has comfortable rooms that sleep 14 people, long tables to eat inside, and a great round table on the deck, that personally, I love having my breakfast during my stay, enjoying the sounds of the waves and the warm weather.

It has four (4) bedrooms each with its own bathroom.

Room 1: King bed, bathroom with shower

Room 2: Twin & Twin, bathroom with bathtub.

Room 3: Queen & 2 Bunks, bathroom with bathtub.

Room 4: Queen & Queen, bathroom with shower.

Living Area: Queen Sleeper and half bathroom.

At our top floor terrace, you will be able to see beautiful sunrises and sunsets and late at night, the stars. However, if you are a sunset lover, I recommend you walking to the boardwalk and seeing the sun drowning in the water. And because you are there, you can check out s few shops where you can buy souvenirs and ice cream, turning this walk into something to do after dinner.

Everyone asks us how close the beach from the house is, well is as closest as it can be, and this house has a cute rainbow path that guides you from the yard to the boardwalk, few stones away 😉. Of course, if you don’t want to go through nature you can walk from the beach entrance walking from the front house.

As you can see in our amenities, we provide a long list of things to love your time inside and outside the house, from kitchen supplies, ice cone machine, to beach chairs and beach toys. You are welcome to use them. Remember this is a family house so please take care of the stuff. We try to update our house supplies and furniture very often to offer you always the best of the best.

For the pet lovers, unfortunately, we do not accept them, not because we don’t love them, but to keep the house clean for the next guests. Also, we are smoke-free.

At the end and before every staying, a professional cleaner comes to clean and disinfect the whole house and stocking the house for the next guests.
Even though we, the owners, are not in Sunset Beach, we are one call, text, or email away for any assistant you need. If you need assistance, we have local people ready to help.

IMPORTANT: PARTIAL CHECK-IN IS NOT ALLOWED

NO PARTIES OR EVENTS! NO SMOKING. NO PETS (please, we are asthmatic).
PLEASE RINSE OFF SAND AT THE RINSE STATION BEFORE ENTERING THE HOME.
PLEASE BRUSH OFF SHOES BEFORE ENTERING THE PORCH FROM THE STREET SIDE OR OCEAN SIDE.
TAKE CARE OF THIS HOME AS IT IS YOURS, pass it on.

903 HOUSE RULES
(a). CHECK-IN. Tenant will be given check-in location and telephone number after all charges are paid. Check-in time is 3:00 p.m. on the check-in date of your reservation. To allow sufficient time to prepare the property for your use, we ask that you do not request early occupancy, (NO EARLY CHECK INS ALLOWED due to the Covid-19 Cleaning Requirements). It is recommended that Tenant contact Owner to make appropriate arrangements to ensure keys and directions to rental property are made available.
(i) All rentals shall be provided with quality linen & all beds (except for bunk/sofa beds) shall be made.
(ii) All rentals shall be provided with bathroom towels and kitchen towels.
(iii) TWO KEYS will be furnished on check-in. Tenant will not duplicate keys to the home. There will be a $250 re-keying charge for lost or unreturned keys.
(b). CHECK-OUT Tenant will vacate premise by 10:00 am on check-out day. An extra day’s rent will be charged for all late check-outs (NO LATE CHECK OUTS ALLOWED due to the Covid-19 Cleaning Requirements).
(i) Please remove all linen and place them on the bedroom floor.
(ii) Please place all towels on the bathroom/kitchen floor.
(iii) We kindly request that you start a load of TOWELS before leaving.
(iv) We kindly request that you start the dishwasher before leaving.
Tenant is responsible for replacing bed covers on all beds, emptying refrigerator, turning off lights, taking out trash the night before the pick-up date (a $150 charge shall be applied for failure to abide with this policy), leaving the AC set on 80 degrees in the summer (or heat set to 60 degrees in the winter), securing all doors and windows, leaving the home generally clean damage-free and in good condition for our cleaning team, leave the keys on the kitchen counter.
HAVE A SAFE JOURNEY HOME. At your leisure we appreciate your review, we and value your comments, suggestions, and requests.
(c). PERMITTED OCCUPANTS Tenant (aged 25 & older) must take possession and maintain possession of subject property for the full rental period. The Tenant shall not permit anyone under the age of 25 to take possession of this property for any extended period. The Tenant shall not permit the property to be occupied or used as a residence by more than the maximum number of occupants allowed under this lease. Tenant includes; parents, grandparents, children and extended families (including all children) and friends/guests and their family members. IDs must be furnished upon request. NO EXCEPTIONS. THE UNDERSIGNED REPRESENTS (HIM/HER) SELF TO BE AN ADULT 25 YEARS OR OLDER. 
(d). LEASE NOT ASSIGNABLE Tenant shall not assign this agreement or sublet the property in whole or part.
(e). NONDISCRIMINATION Owner shall conduct all rental activities regarding this agreement without respect to the race, color, religion, sex, national origin, handicap, familial status, sexual orientation, or gender identity of any party or prospective party.
(f). PROHIBITED CONDUCT SPECIAL EVENTS & HOUSE PARTIES ARE NOT ALLOWED! Absolutely no beer kegs, fireworks, ATVs or RVs, or illegal activities allowed on premises. Violation of this will result in the termination of lease and immediate eviction without refund unless property is re-rented at the same rate as the rented rate. WE TAKE SAFETY, SECURITY, AND GOOD CONDUCT SERIOUSLY.
(g). DAMAGES Tenant is REQUIRED to REPORT ANY BREAKAGE OR DAMAGES TO THE OWNER UPON ENTRY OR OCCURRENCE (which ever comes sooner). Tenant agrees to be responsible for any damages done by Tenant, his family, or guests. Tenant authorizes Owner to charge his or her security deposit for damages beyond reasonable wear and tear. Failure to provide this info can result in a $150.00 charge being imposed.
(h). WASTE MANAGEMENT POLICY Failure to abide by the policy requiring putting out the garbage/recycling bins on the street side of the sidewalk may result in a $150.00 Charge Being Imposed.
(i). ACCOMMODATIONS The home is equipped for normal housekeeping and includes in the KITCHEN; an abundance of dinner ware, wine glasses, dinner utensils, cooking utensils, cookware, potholders, bowls and serving dishes, cutting boards, drain pan, hood exhaust with lights & fan, microwave, toaster oven, 4 slice pop up toaster, 12 cup electric drip coffee pot, stainless steel electric tea pot, blender, electric hand mixer, electric glass stove top/oven, dishwasher, dishwasher detergent jell pods under the sink, hand soap dispenser on sink, kitchen garbage can, kitchen garbage bag dispenser, kitchen garbage bags, take away disposable food containers, and one roll of paper towels. In the LAUNDRY ROOM; washer/dryer, laundry detergent pods, 2 extra propane gas tanks, 3’x3”x6” stainless steel brush with long handle. In the DINING ROOM; internet, Wi-Fi, infant seat, our FAMOUS SPORTS WALL with bocce set, spike ball set, football, soccer ball, volleyball, baseball glove, binoculars, tripods, telescope, guitar with extra guitar strings, games/books galore. In our FAMOUS LIBRARY; dedicated ice maker, snow cone maker, snow cones, games galore, books galore, 6’ folding table, 6 folding chairs. In our Spare Bedroom East; iron, ironing board. In our Cleaning Closet; vacuum, brooms, dustpan, and brush. On the 500 square foot OCEAN SIDE PORCH; 3 rockers, 2 gliders, seating pads, 4 side tables, breakfast table, 5 chairs, upper sun deck, elevated board walk, foot rinse, fish flag with pole. On the GROUND FLOOR; a propane gas grill, a weber charcoal grill, picnic table with benches, kids table with 4 stools, hot/cold shower, 3 guest storage rooms, “beach cart/toys”, “boogey boards/umbrella”, “beach chairs”. In all 4 FULL BATHROOMS on the Walls; 2 body wash dispensers, 2 shampoo dispensers, and disposable hand soap dispenser on the sink, one roll of toilet paper per bathroom. In all 4 BEDROOMS; all beds have mattress pads, mattress covers, bedspreads, blankets, pillows, pillow covers, pillow cases, linens. In the LIVING ROOM; a sofa bed with sheets and blanket provided in the bench chair seat & a pillow provided in the Master Bedroom.
(j). MAINTENANCE Owners make every effort to keep each property and its equipment and amenities in good working order. Owner shall not be liable for damages and no refunds will be given for such temporary failure, provided the Owner is seeking to service, repair or replace said failure in a reasonable manner upon receipt of written notification, via text or email, from the Tenant of same. Difficulties with utilities, services or amenities provided by third-party vendors may take additional time to remedy as Owner has limited ability to control third party scheduling.
(k). RIGHT OF ENTRY AND ACCESS TO THE PROPERTY Owner reserves the right to enter premises or schedule for professional services, with a reasonable notice to Tenant, during tenancy including but not limited to inspecting, making repairs, or showing home to purchasers or Tenants.
(l). OUTDOOR FIRES All fires, are absolutely prohibited. Charcoal grills are permitted when used in accordance with the Town of Sunset Beach Ordinance. Fireworks or possession of fireworks is not permitted on premises at any time.

This is the 2nd time we have stayed at the this house. Very pleased with all aspects and even more with the courteous folks that I got to talk to and deal with along the way. The construction folks were very courteous and respectful once we got there along with the cleaning lady that I met because were a little early. I will be looking to reserve this house again in the near future. The new top deck looks great! Thank you all very much.

This house has everything you could want and more. I highly recommend it. There is plenty of room with 4 bedrooms and 4 and a half bathrooms. Lots of beach toys and chairs. The beach is beautiful and not crowded. The managers are quick to respond to any problems. I will definitely stay here again.

We had a very nice stay here. The large screened porch is a special feature of the house and very enjoyable to sit in and listen to all the sounds of nature. We appreciated that the screen was in good shape too which is essential in that type of beach environment. The owners care about the property, are easy to work with, respond quickly and do their best to fix whatever issues/questions come up. We'll be going back next year.
