Set high above Frankton, this home is all about the view. Lake Wakatipu stretches out below and The Remarkables rise across the water, filling the windows from the dining table to the master suite. Enjoy coffee on the balcony, a BBQ as the light changes over the mountains, and a long soak in a bath that looks straight out to the peaks. Queenstown Town Centre is around 10 minutes’ drive and the airport just a few minutes away.



The Space

Built over three levels down the hillside, every main room looks out over the lake.



Layout: Entry and garage at street level. Open-plan kitchen, living and dining with the main balcony one level down. Two bedrooms, the main bathroom and laundry below that, with the master suite on the lowest level.



Bedrooms: All three have lake views. The master has a private balcony, an ensuite and a reading chair. Bedroom 2 has a cosy book nook.



Bathrooms: The master ensuite has a walk-in shower and a bath with lake and Remarkables views. The main bathroom has a walk-in shower, underfloor heating and heated towel rails.



Living areas: 65" smart TV with streaming apps and a soundbar, plus a small desk nook.



Kitchen: Fully equipped, including an induction cooktop, oven, dishwasher, microwave and Nespresso machine, with island seating for three.



Balcony/outdoor: Main balcony with a gas BBQ, outdoor lounge seating and a table, plus a private balcony off the master bedroom.

Bedroom 2: Two king single beds, which can be joined into a king (second level)

Bedroom 3: King bed (second level)



Guest Access

Guests have full use of the property: kitchen, lounge, dining area, bedrooms, bathrooms, laundry, garage and both balconies.



The Neighbourhood

The home is in a quiet residential pocket on the hillside above Frankton, so it looks down over the lake. Frankton Marina is a short drive away. Remarkables Park, the Frankton shops and local dining are about 10 minutes’ drive, and Arrowtown is about 20–25 minutes’ drive.

Other Things to Note / Good to Know

Stairs: The home is built into the hillside over several levels, with around 38 internal steps from the entry down to the master bedroom. It may not suit guests with limited mobility.

Parking: The double garage is a tight fit for two cars and has a height limit of about 2 metres, so tall vans and campervans will not fit. There is also driveway parking and plenty of street parking.

Heating: The house has ducted central heating, and each bedroom has its own temperature controller. The bathrooms have underfloor heating.

BBQ: Gas bottles for the BBQ are available on request.

Laundry: There is a washing machine, a dryer, and an iron and ironing board.

Fire alarm: Hardwired smoke alarms are installed throughout the home.



Extra linen and a mid-stay clean are available for a fee.

Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.

Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.

The first round of amenities is complimentary. If you’re staying more than 5 days, we’d recommend picking up extra during your stay.



House Rules

Maximum of 6 guests, with children aged 0–2 staying free.

At least one guest must be over the age of 22.

No pets, parties, or smoking/vaping indoors — and please, no glitter.

This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
