**All guests must register before their stay at Edgewater Beach Resort. The primary guest (the person whose name is on the reservation) must be at least 25 years old and on the property for the duration of the reservation.

Less than two miles from the shops and restaurants of Panama City Beach, your new home away from home for eight is even closer to all the things that make Florida great, thanks to the Edgewater Resort. The sandy shores and warm gulf waters of the beach are right across the road with direct access via the tram service/Passover bridge. Par-3 golfing and a beautiful pond are also nearby. Shared swimming pools let you beat the heat, while shared hot tubs make it easy to simply sit back and relax after a long day out



Guest Registration Required:

Guest registration fees include entry to the resort and use of many amenities (pools, hot tubs, splash pad, Oceans Restaurant, Edgie’s surf shop, beach access, and more; other Club amenities such as golf,

Fitness center, and all court sports still carry an additional fee, and one vehicle access pass. Registration fees are not parking fees. They must be paid regardless of how a guest arrives on property.

Fees are not impacted by whether your guest has a vehicle or not. The guest registration fee is $50 per stay (regardless of duration). A second vehicle may be added for $30. While discouraged in the summer due to limited space, TWO extra vehicles may be added for $80 each. Extra motorcycles are $20 each during non-Bike Week. A trailer/RV/pull behind in off-season, non-Bike week is $40/week.



Per PCB Ordinance 1632, maximum occupancy is 8 guests, INCLUDING children and infants. Failure to abide by the ordinance may result in fine and ejection.   VRC# VRC#25826

  • Pelican patiently waits for some fish scraps from the user of a man cleaning his fish. There are 2 piers in Panama and both cost $3 to walk them. The one closest to Pier Park is further out into the Gulf so it's more worth it if you can only do 1 pier. They do stamp your hand so you can go on and off it all day. On the pier a lot of people fish so watch for them hooks. From what I was told to fish in Florida you need a salt water and a fresh water licence in order to fish in the different waters. There are also signs posted on the pier about how to handle a situation if sea turtles get caught.

Leaking ceiling

Initially when we arrived we were very pleased with our purchase. However, as time went on and we needed to do laundry, we were having to dry our clothes for 320 minutes. We tried smaller loads and it was still this amount of time. While the dryer was going so often we noticed water coming from the ceiling above the fridge. After calling maintenance, they discovered an entire tray in the ceiling that was apparently put there to collect water from dripping. This water was coming around 4 different lights in the ceiling. The lights would change dimness which I assume was caused by the water. So we had water and electricity just hanging out together. They maintenance people tried to clear out lint and fix the issue due to “condensation”. However, after they left the dryer still took forever and also still had tons of water. Also, none of the bath drains worked. Both patio doors don’t lock.

Walls in this Villa were FILTHY. Broken stools. Front Door frame is unattached from where the chain lock at top ripped it off from someone yanking the door. Floors turned socks black in first minute we were there. Bed frame was ripped with foam coming out. Sone of the sink drains missing circle drain piece. This Villa needs a deep clean and repairs. Outside of that when we got there we had to have it cleaned after the cleaning service had supposedly already been there because there was sand in the beds!!!!! Dishes in cabinet with stuck food on them. Soaking wet pans stuck in the drawer. I have never left a bad review, but feels this warrants one. I will say management was very responsive but there was only so much they could do because most of the issues are not quick fixes.

We had to go buy a broom and cleaning products to sweep the floors and clean. The bed in the master bedroom was broke. the sofa smelled like animals and mold. We stayed here last year and it was cleaned and we loved it that's why we rebooked the same condo. A year makes a difference. We will not return.

Overall this is a fantastic condo.

The only reason I gave 4 stars for cleanliness was because the headboards of the beds and other furniture were really dusty. Everything else was fantastic. Location is basically perfect. Gated community villas, trolley( golf karts) stops if you don’t want to walk to the main pool and beach, near Walmart which really helped, and around the corner of the water park. Host went above and beyond to help solve any issues I had including the ones that were my fault like forgetting extra car passes or answer any questions you may have. I would definitely recommend this villa to any families with or without children.

Great 2 Family unit

Very happy with our stay and I would return to the same unit. One of the pools on the property is right outside of the unit and nice and warm. My only small comments would be that I was unable to properly connect to the wifi, and the frying pans were in rough shape.

Fairly nice

We loved the condo but there were a few things that needed to be fixed. The master bed was broken and it was like sleeping in a taco. There were also several large stains on couches. And the master bath had some mold and the drain was broken. Other than those few things it was a great place to stay.

The condo was in a great location and convenient to the beach. We loved the pool for the kids. Plenty of room for 6 of us. The condo does need some detail cleaning (walls, baseboards, vents). Beds slept great. Overall..happy with our stay.

The property location is superb. The condo could use some paint and thorough cleaning. This is a bottom condo, the noise level from the neighbors upstairs is very loud. We were disrupted all throughout the night from the upstairs foot traffic.

Very frustrating stay, expensive accommodation that was sub-bar, very dated, and did not have service/amenities as described. Was with a party of 6 in a 3-bedroom villa for 8 nights for a youth sports tourney. Microwave didnt work, dryer didnt work, and we had cockroaches. Ridiculous to have beachware, towels, and athletic uniforms to wash each night and have to go elsewhere late at night to do laundry! To be on a beach trip (sand everywhere every day!) with a dustpan but no broom and a vacuum that didn't operate. Poorly stocked; lacked even the basics. We had to by a broom, basic cookware, paper towels, and toilet paper. (3 rolls for 8 days and 6 people?? Seriously???) Others in our group in other units had TVs, coffeemakers, toasters that didn't work.... I was supposed to have 2 parking passes and was only given one. Finally on day 3 was told by management to drive 6 miles away to their admin office to get my 2nd pass-- they tried to charge me $20 for it (I refused to pay). On the bright side, location was great, beaches were clean & beautiful, and trams to beach were super convenient. But given the high resort-prices for the poor accommodations, I would not go back.

Great place but needs repairs Barstools are unstable, and adult fell off one bc the top was loose. That was scary. Found an edible arrangement box unopened in the closet- labeled February. Gross! Can opener doesn’t work. Need a new one. Table glass is missing a stopper -glass is 1/4 off balance - I was afraid it was going to break! Fan in master is loud Dishes were dirty - glasses too Floor was full of sand Broken handle on sliding glass door No pot holders
