Fantastic Home with Lots of Room for family and friends right on the San Juan River with 110ft of river frontage! In the Summer, enjoy Fishing, Tubing, Whitewater Rafting, and Kayaking, all right from your own back yard! In the Winter, Wolf Creek Ski area is only 25 mins away! Located in beautiful downtown Pagosa Springs on the San Juan River. This house has a wrap-around deck with 2 master suites, with 5 Bedrooms in total, with a river rock fireplace in the main living area for families or friends wanting a mountain get-a-way. You are only 5 mins walking distance to the historic Pagosa Hot Springs, the deepest in the world! Local restaurants are within 2- 5 min walking distance, as well as, downtown shopping, and hiking trails all right near the house! A true summer destination! Beautiful in all seasons of the year. Enjoy the spacious backyard and use the riverside fire pit for that late night family experience, just provide the marshmallows!

The location was amazing! Right on the river with the firepit in back close enough to where you can enjoy the river sounds. It was walkable to everywhere downtown and to the hot springs. It was pet friendly and a great gathering space for our large family Thanksgiving trip. The only thing to be aware of is that 3 of the queen beds and the twin bed upstairs are not very private, not specifically "bedrooms" but more like a bunk loft area. Overall comfy furniture and plenty of kitchen supplies. We would stay here again!

We have stayed at this property before. We are part of a chase crew for the Zia balloon from NM and take part in the Colorfest in Pagosa Springs every year. We love this property. The back yard is perfect for a cookout for our crew and the San Juan River runs along the back yard. Our kids and grandkids enjoy the small beach and fishing in the river. This year our 6 year old granddaughter caught her first San Juan River Trout. She was thrilled. Thank you Robert for hosting us and answering my questions so promptly. You have a great house and wonderful property.

Long Weekend in Pagosa

I brought my family here to visit Hot Springs for a short vacation. It is in an outstanding location—a short walk downtown and to the Springs Resort. I didn't need wheels for the three days I spent here—there was lots of room and a well-apportioned kitchen. There is a great family room and an extra-large TV for watching sports and movies when not soaking or eating in town. The NFL package was a bonus during this playoff weekend. We will be back!

My adult kids are a little bougie and they raved about this property!! We have been doing family ski trips for close to 20 years and we all agreed we have finally found our place!!The only reason I gave the description a four stars instead of five, is because the upstairs was better than expected. They have added a bathroom upstairs. There were two beds in both rooms upstairs and a mini kitchen. My oldest daughter’s family loved having their own space!! It is a gem!!

Fantastic River House in Town

Had the whole family for Thanksgiving week (including the dog who was NOT on her best behavior) and had a blast!!! Skiing, escape room, shopping trip to Durango, springs, jackbox, board games, and complete holiday meal with room for everyone and 2 fridges!! Will be back...yea, with dog!!

Fantastic place for a group

We loved the property, very roomy. Comfortable beds and great showers. We had a celebration of life and had several places rented, this home was the gathering place. Great backyard and fire pit near the river. The kitchen was very well stocked, I can’t think of a thing that needed to be added. Parking is limited but it worked out great. Your won’t be disappointed in this rental. Best VRBO we have had.

The outlets throughout the house need some attention, some work some don't The property location is fantastic. The kitchen is very functional. WE would definitely stay again!

The Green House is HOME!

We just left and already cant wait to return. Well equipped, clean, perfect location to walk into town from the edge of the river to Hot Springs Blvd. very comfortably. It's a large, older home, not the most wheelchair friendly, but on the main level, it wouldnt be hard to wheel around between the kitchen, two main bedrooms, living room, and dining with easy front and back door access to the gorgeous wraparound porch. We loved the firepit, propane grill, complete kitchen, and having enough bathrooms for each family group. We hope other guests continue the tradition of "leaving it better than you found it" and giving more than you take, as that's what keeps places like this available and affordable without exorbitant fees. Internet was reliable and kept up with all of us using our phones, the TV, and playing music. It was lovely to be able to all eat together in the BIG dining room-kitchen area, then retreat into our private areas for peace and quiet without sharing walls. Because the home is older, it has a lot of character, like the external access door for bringing firewood inside from the porch and the PLENTIFUL cabinets full of every dish and utensil and pot and pan you can ever need. Grateful for our time this week, looking forward to the next reunion.

Family Christmas Vacation

We have planned this family trip for over a year and we were not disappointed! The property was perfect for our needs. Walk town and the hot springs and a short drive to skiing at Wolf Creek to rhe north and Durango to the west. The only negative i can say is that the hot water tank was not big enough. One shower would drain the hot water and the next person would have to wait for the hot water to refill, or take a cold shower. Otherwise we had no complaints or complications!

Colorfest weekend

Every year we are part of a balloon team for a friend and we have rented this property before. We always enjoy the back yard and the proximity to restaurants and shopping. A big thanks to Robert for letting us in the property a few hours early so we could make our tee time out at the Pagosa Springs golf course. Our whole balloon crew and their families enjoyed Saturday afternoon by the river and a cookout we put on for them. It was a great weekend with friends and family.

Perfect comfortable home, great location!

We were there for my son's wedding and for the first time in my VRBO experience, the home was even nicer and bigger then the pictures made it look. Very nicely furnished, comfortable beds, great layout for large groups, easy walk to anywhere in town, etc. The Host Robert was very responsive and quick to reply to questions. Location. Location, Location & much more.

Yes, this house is ideally located, but it also has everything you could possibly want in the way of amenities. Cool quiet evenings right on the river. Walking distance to restaurants, shopping and bars. Our grandkids spent all weekend with us here and tubing instead of the house their parents rented ;0) Each of the three mainfloor bedrooms has its own bathroom! The kitchen has an abundance of pots, pans, cookie sheets, pitchers and bowls. You will want for nothing there. Two large refrigerators saved the day for a large family dinner in the yard. Exhausted guests can watch any of three flatscreen TVs. We found the wrap around porch to be an ideal place to have coffee or cocktails and watch the deer meander down by the river. Book now! You won't be disappointed.

Fabulous Stay

We've stayed at vacation rentals many times in Pagosa and this was by far my favorite. You absolutely cannot beat the location and having access to the river right on the property on a 95 degree day was fantastic. The wrap around porch and large yard was perfect for the dogs. The house was extremely clean and the kitchen was well stocked with all the items necessary to do a lot of cooking for a crowd. The extra refrigerator definitely came in handy as well. The beds were comfy and the water pressure in the showers was great! It was definitely hotter than average when we were there in mid July, however, if you open the windows in the morning and let the cool air in and then close everything up, it stays cool for the rest of the day with the fans. We didn't even get around to using any of the entertainment equipment until the last night before check-out but the TV and surround sound were top notch. Love this house and hope we can stay here again soon!
