The house is beautiful and spacious and very well situated right next to the ocean. Comfy beds.

The house needs to be more equipped in terms of dishes and basic things (eg wine glasses, sponge or brush to wash the dishes, hand soap). There are no more stairs to access to the beach in front of the house. Some of the furniture is stained and the dishwasher does not clean well.

This rental exceeded expectations. We had a family of 12 people spend five days. It is very large with six bedrooms and plenty of supplies in the kitchen to cook all of our meals. It had a gas grill with plenty of propane, a two car garage, we were easily able to park five cars on the property. Every room had a smart TV with Roku, and the pool table and ping-pong table in the game room were put to use. The staff was very accommodating by phone 24 seven and very responsive and helpful. There’s plenty to do in New Smyrna Beach, JB‘s Fish Camp is a must do. I would highly recommend it and we will probably be staying there again in the future.

The beach house was very nice. The staff was also helpful. Had to have the repairman come over a Few times. Amenities weren't quite what was advertised. Streaming services could have been in better condition from the get go. My family and friends enjoyed the layout and loved being right on the beach

The house, view, and location were all beautiful. We would definitely consider staying there again.We never met host but didnt really expect too.The house was clean but the attentuon to detail from the maintenance crew were lacking. The only negative was the lack of communication from the rental company when we reached out for a question about the insects in the upstairs bathrooms. Overall our vacation was amazing because of the house size and location.

Wedding Weekend

We rented this house for our extended family for our son's wedding weekend. The home was in a perfect location. Plenty of room for 4 families. Loved the game room downstairs - perfect gathering place in-between wedding festivities. Pool and patio area along with the decks overlooking the ocean were a great place to sit, catch up and just relax. Parking is a little tight but we made it work. Didn't want to leave! Would definitely rent again. Property manger was great considering we entered 2 days after a significant hurricane.

Large and spacious home perfect for multiple families with amazing beach views and a great pool!

This house is perfect for multiple families. It is very large and spacious, with 3 different living areas to allow for everyone to spread out. The pictures don't do it justice. We also appreciated that a pair of bedrooms and bathrooms, along with a small living room, were off to the side to allow for additional separation as needed. The location of the house is perfect! Access to the beach directly from the house was easy and convenient and the pool is wonderful to have right in the backyard. There are no neighbors directly on either side of the house and it was quiet throughout the day/night. We did have some issues with the cleanliness of the property (dirty dishes, large amounts of built up dust on most surfaces, sunflower seeds all over the outside patio) as well as with the appliances/beds (the upstairs fridge did not cool, the bunk beds had a completely broken ladder and very loose screws, malfunctioning door alarms). The mgmt property did offer to schedule cleaning during our visit, but we had already taken care of the issues ourselves at that point. The quality of the items within the home was fair (furniture, bed comfort, appliances, kitchen equipment). We were excited to grill on the large gas grill, but despite having 3 propane tanks present, they were all empty. Overall though, we still enjoyed this property. The beach/pool and general scale of the living spaces within the house make it a great place to stay.

Great house with a few hiccups

Overall the house was as described- very spacious, clean and the location cannot be beat. The pool guy never came to clean the pool and by Wednesday ( we checked in Saturday) it was looking pretty green. We messaged the company daily and never heard back until Friday when they just asked us to send a photo. The upstairs fridge also was not staying cold or closing fully and that was a big issue as we didn’t realize it until our food had spoiled. Even with those items- I would still give this property 4 stars since it really was an excellent place on the beach and we had a good time.

Beach front

Overall the place itself was beautiful and definitely had more than enough sleeping arrangements. But my issue was with the pool. I asked before committing to the rental if the pool was heated due to the time of year and was assured that it was working and just needed to turned on. Got there and realized that the heater was broken and looked like it hadn’t be used in awhile. It was a big disappointment to say the least. If that was working it would have been a wonderful stay.

Great Location in NSB!!!

Great stay and weather was perfect- would definitely stay here again. Our group of 7+1 infant had plenty of space; loved the private beach access *it’s fixed, as of 8/18/23, from hurricane damage that was mentioned earlier in the year*, the private pool as well as a pool table+ping pong table, for any rainy days, was an awesome touch. Something worth mentioning: the private pool is fantastic, however, upon arrival, we noticed it had a slight green tint to it- it gets serviced on Tuesdays normally, so if this situation occurs they have to contact the owners private pool cleaner (not a big deal, but know this could take a day or so for them to come, prior to a Tuesday, if it is a weekend day, to clean it). There is foliage near the pool that could easily give it a green tint(they did tell us that could be a possibility causing it), but really it needed to be scrubbed with a pool implement. I would suggest having a spare scrubber on site, in addition to the bug net provided, for the guests to use to help avoid the pool from getting the green tint on the walls. The pool guy did come out on the weekend prior to the Tuesday cleaning (which we appreciated) and after a scrub plus double shock (did wait 24 hours post to swim), the pool was as good as knew for the rest of our stay. They do have alarms on the doors leading to the pool and deck area for safety purposes - a great touch, don’t let the alarm alarm you though, if the bypass button isn’t pressed, it will let you know it ;)
