*The MPOA Pool Season is Memorial Day weekend to Labor Day weekend. As to the operational days and hours of MPOA Pool during the Pool Season, it is subject to weather and MPOA staffing. Please reach out to MPOA for confirmation.
*The host is not responsible for guests' being unable to use the MPOA pool due to reasons out of the host's control.
*Host will provide a pool pass that up to 12 guests can use the pool without additional charge.

We welcome well-behaved pets at our property! To ensure a comfortable stay for all guests (both human and furry), please review and follow our pet policy below:
* Allowed Pets
Dogs, Cats or other pets may be allowed on a case-by-case basis—please inquire before booking.
Limit of 2 pets per stay, unless otherwise agreed upon.
* Pet Size & Breed
Pets must be under 25 lbs unless otherwise approved.
Certain breeds may require pre-approval based on insurance or HOA restrictions.
* Cleanliness & Behavior
Pets must be house-trained and well-behaved.
Please clean up after your pet indoors and outdoors.
Do not allow pets on beds or furniture.
* Supervision & Safety
Pets should not be left unattended inside the home unless crated.
Barking or disruptive behavior that may disturb neighbors is not permitted.
Guests are fully responsible for any damage or extra cleaning caused by their pet.
* Fees
A pet admin fee of $75 per pet per stay applies.
A pet cleaning fee of $75 per pet per stay applies.
Additional cleaning fee may apply if the home requires extra maintenance due to pet occupancy.
A $300 refundable pet damage deposit should be paid immediately after booking the reservation.
* Not Allowed
Pets are not allowed in the hot tub/pool/bedrooms.
No aggressive or non-housebroken pets permitted.

Other things to note
☆ Most Massanutten Resort activities are available to our guests for an additional fee and should be booked online before your arrival, through Massanutten Resort’s website. Please note Some activities may sell out in advance, especially on holidays and weekends. We cannot guarantee access to the amenities and amenity closure/availability is not a refundable cancellation reason.
☆ Please be aware the house is located in the mountains. You will likely see insects. Please also be aware they love to come inside when doors are opened, especially when lights are on inside the home.
☆ Please be aware this property includes security features, such as Schlage smart locks and Ring cameras (both front and back), for your safety and peace of mind.
☆ Strictly, no foods or drinks on the bed to avoid stains.
☆ Please follow the Hot Tub Rules and Instructions.
☆ Please do not rearrange the furniture.
☆ Gentle reminder that the driveway is a little steep for sports cars especially for elderly.
☆ Please note that the temperature may vary across different floors. The first floor is colder than other floors in winder. We provide a portable heater and additional blankets for the first floor.
☆The thermostat is located in the living room behind the TV.
☆ The master bedroom closet on the 3rd floor is not available for guest use. However, all other bedrooms have closets or wardrobes for hanging clothes.
☆ The doors to the front balcony and back deck have a lock on the knob. Avoid accidentally locking yourself out by turning on the lock and closing the door behind you.
☆ Kindly refrain from mailing anything to the house, as the mailbox is not available for guests. This also applies to small packages that may be shipped to the mailbox instead of the door.
☆ No smoking/vaping/marijuana inside or within 15 ft of the property.
☆ No more guests than indicated on the reservation.
☆ More house rules are listed in the House Rule section. $100 fine for each violation. Failure to comply may result in significant fines or immediate eviction by local authorities.
