The Space:

The fully remodeled kitchen is fully stocked and ready for easy cooking and gathering, with a large sink, stainless steel dishwasher, two refrigerators, microwave, and generous counter space. The dining table seats eight, with room for four more at the kitchen bar.



The living room features a large leather sofa, large flat‑screen TV with Roku, a wood‑burning fireplace, and big windows with peaceful water views.



Sleeping arrangements work well for families and groups up to 10 guests. The primary bedroom has a king bed, and the second bedroom has two queen beds. Both include TVs with Roku. Additional sleeping space is available in the sunroom with a twin bed and trundle plus a full futon, along with two futons in the living room.



A screened‑in porch with a ping pong table adds another fun hangout spot, and guests also have access to cornhole and a variety of indoor and outdoor games to keep the good times going.



The two‑story dock is the star of the property, offering the perfect location on Lake LBJ, comfortable seating and lounge chairs, lake views, and a Bluetooth speaker for time by the water. Evenings are especially enjoyable with soft lighting, great sunset views, and easy night fishing. Kids can fish right off the dock, and anglers appreciate quick access to one of Lake LBJ’s best fishing coves. Two grills (propane and smoker), plus plenty of seating and a picnic table, make outdoor meals fun and effortless.



Recent upgrades make outdoor time even better, including refreshed dock features, expanded complimentary water amenities, and warm backyard and dock lighting that keeps the fun going after sunset. A variety of watercraft is included at no charge, so you can spend full days exploring the calm, scenic cove.



Bring your boat if you’d like. Launch at Kingsland Community Park (155 Lions Park Rd) and tie up directly at the Lazy Cove dock. Local outfitters also offer boat and water‑sports rentals for added convenience.

Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $59.99 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

The Neighborhood:

Kingsland offers plenty to explore when you’re ready to venture out. Local wineries and tasting rooms are just minutes away, along with casual restaurants, lakeside bars, and live‑music spots. Nature lovers can visit Longhorn Cavern State Park for an easy day trip, and families enjoy nearby parks, swimming areas, and scenic Hill Country drives. Whether you’re in the mood for wine tasting, a relaxed meal, or a little adventure, everything is close and convenient!
