    ______________________________________________________________
We include a minimal cleaning fee in the daily rate that includes cleaning and disinfecting all surfaces between stays. This money goes directly to our wonderful housekeeper, Pam. We ask for your support in keeping our fees as low as possible by returning all items to where you found them and respectful care for all items in the house. Unusual and excessive cleaning needs may be incur additional fees.

If you are very happy with how spotless Pam cleaned for you prior to your stay, we encourage you to leave her a gratuity. She will be the first to arrive after your departure!

Stuff happens and sometimes we have accidents or break things. Please just let us know if this happens so we can replace the item for the next guests.

It is not customary to have air-conditioning in homes in Hawaii due to high energy costs. This home, as most homes, has a "cupola" that draws hot air out the roof as well as ocean breezes and several ceiling and floor fans. In the hottest months (July-October), the afternoons can be warm on the upper level. Most guests are out exploring the island at that time of day, but if you stay in, we recommend opening all the windows to allow the ocean breeze to come in or spending those warm hours on the lanai, or on the lower level.

Hawaii requires tax collection for travel accommodation. We collect your tax fees and submit them to the state on a quarterly basis.

ITS A LOT, WE AGREE... GEESH! (18.712%)
It is the same for any type of accommodation in Hawaii.

The total Transient Accommodations Tax (TAT) rate in Hawaii is a combined state and county rate, which varies by island but is generally 14% to 14.712% in total when including the county surcharges and the General Excise Tax (GET).
Here is the breakdown of the applicable taxes as of January 2026:
    State TAT Rate
The statewide TAT rate is 11% as of January 1, 2026. This rate, which was previously 10.25%, was raised by 0.75% as part of a "green fee" initiative to fund environmental and climate change efforts.
    County Surcharges
All four major counties in Hawaii impose an additional county-level TAT of 3%. This brings the total combined TAT rate to 14% across all counties (Hawaii County, Honolulu, Kauai, and Maui).
    General Excise Tax (GET)
In addition to the TAT, operators of transient accommodations must also pay the Hawaii General Excise Tax (GET), which is imposed on the business's gross rental proceeds.
The statewide GET rate is 4.0%.
An additional 0.5% county surcharge is applied in some counties (Oahu, Hawaii County, Kauai, and Maui), bringing the total GET to 4.5%.
When the GET is visibly passed on to the consumer, the effective rate appears as 4.712% due to the "tax on the tax" rule.
    Total Combined Tax
When factoring in both the state TAT, the county TAT, and the effective GET, the total tax rate a visitor generally pays on a transient accommodation (e.g., hotel, short-term rental for less than 180 days) ranges from approximately 17.712% to 18.712%, depending on how the GET is calculated and passed on.
For detailed information on the Transient Accommodations Tax, you can visit the Hawaii Department of Taxation website or the specific county websites for their local tax information.

Very nice home. Beautiful ocean view. We were here in the month of July and upstairs stays very warm. Definitely needs some air units or blinds for the big west windows.

Nice rental

Overall great rental. Quiet, relaxing stay with ocean view. Very nice lanai, updated property. Walking on beach/lava. Well-stocked kitchen utensils, etc. Would be nice if property was more prepared for arrival - windows opened, porch/furniture setup and cleaned. Did not have extra supplies - trash bags, paper towel, sponges, etc.
