Our villa offers all the comforts of home with resort-style amenities including a relaxing hot tub, game room with pool table, and spacious outdoor areas perfect for making memories with family and friends.

• Maximum occupancy: 10 guests
• Quiet hours: 10 PM - 8 AM (please respect our neighbors)
• All guests must be registered
🚗 PARKING RULES - STRICTLY ENFORCED
• ABSOLUTELY NO PARKING on sidewalks or grass/lawn areas
• City violation fine: $1,000 will be charged to guests
• Lawn damage fee: $750 additional charge
• Park ONLY in designated driveway spaces
• Maximum 3 vehicles allowed
🚽 PLUMBING & TOILETS - IMPORTANT
• All toilets and plumbing are in perfect working condition upon arrival
• DO NOT FLUSH anything except toilet paper
• PROHIBITED items in toilets:
o Paper towels, wipes (even "flushable" ones)
o Feminine hygiene products
o Cotton swabs, dental floss
o Any foreign objects
• Trash bins are provided in all bathrooms
• Guest responsibility: Any plumbing repairs due to improper use will be charged to guests (minimum $450)
🚫 PROHIBITED ACTIVITIES
• NO SMOKING inside the property (outdoor areas only)
• No parties or events without prior approval and party fee
• No illegal substances or activities
• No loud music or excessive noise after 10 PM
• No pets without prior approval and pet fee
🏊♂️ HOT TUB & OUTDOOR AREAS
• Hot tub maximum 12 people at once
• Shower before entering hot tub
• No glass containers in hot tub/pool area
• Cover hot tub when not in use
• No food or drinks in hot tub
• Children must be supervised at all times
🏠 PROPERTY CARE
• No food or drinks in bedrooms
• Report any damage immediately
• Keep property clean and tidy
• Use coasters on all surfaces
• Clean up after cooking
• No rearranging furniture
• Turn off lights when leaving
🔐 CHECK-IN/CHECK-OUT
• Check-in: 4:00 PM | Check-out: 10:00 AM
• Early check-in/Late check-out:
o Available upon request (subject to availability)
o Minimum fee: $125
o Additional hourly rates may apply
• Before checkout:
o Turn off all lights, and appliances
o Take all trash to designated bins
o Load and start dishwasher
o Remove all personal belongings
⚠️ VIOLATIONS & FEES
Failure to follow house rules will result in:
• Parking violations: $1,000 (city fine)
• Lawn/grass damage: $750
• Plumbing repairs: Starting at $450
• Excess trash/trash outside bins: $300
• Additional cleaning fees: $250-$500
• Smoking inside: $500
• Unauthorized early check-in/late checkout: $200/hour
• Immediate eviction without refund for serious violations
• UNREASONABLE LOUD NOISE IS PROHIBITED.
Any sound that crosses a property line at an unreasonable loud volume is unlawful within the city and may be subject to a fine of up to $1000. Per occurrence, as per the city noise ordinance Chapter 100 of the Hollywood Code of Ordinance.

• Trash bins location: Behind the hot tub area (through the back door)
• ALL trash must go INSIDE the provided bins
• Excess trash fee: $300 (trash left outside bins or in bags on ground)
• Garbage pickup: Tuesday
• Recycling pickup: Thursday
• Do not overfill bins - lids must close completely
