Studio (12+ guests only): Separate entrance, sleeper sofas, full kitchen & bath, great views

Outdoor Areas: Three patios, loungers, fire pit, lush landscaping

Access & Use

You’ll have private, self check-in access to the home.
Excluded areas: garage, two storage closets, and studio unless eligible.

Pool & Spa (Important)

Spa: Complimentary evenings (typically 5pm–10pm) upon request

Pool heating (optional, 3-day minimum):

Oct–Feb: $175/day

Mar–May: $120/day

Jun & Sep: $90/day

Jul–Aug: $75/day (often unnecessary)
Rates are based on the month your booking begins.

⚠ No pool barrier. Children and pets must be supervised.
⚠ Tampering with pool equipment may result in fines up to $1,000.

House Rules (Summary)

No smoking or vaping inside ($500 fine). Outside smoking permitted with doors/windows closed.

Events such as parties, large gatherings, weddings, etc. - not allowed.

Pets allowed by approval only. Dogs preferred under 60 lbs. $60 per pet. Unapproved pets may incur up to $1,000 fine.

Guest minimum age: 21.

Only registered guests allowed (day visitors require approval).

No commercial activity or filming.

Quiet enjoyment required to respect neighbors.

Check-In / Check-Out

Check-in: 4:00 PM (early possible if available)

Check-out: 10:00 AM (flexible when no same-day arrival)

Overstays without approval may incur additional night charges and removal.

Legal & Safety

Property rented as-is; please report issues promptly

Guests agree to binding arbitration for disputes

Liability waiver applies (including illness, injury, pool use, and natural conditions)
