Hillside Retreat, Modern 2BR Cabin | Hot Tub, Pool Table & Fire Pit

Built in 2022, this beautiful two-bedroom, two-and-a-half-bath cabin combines classic Smoky Mountain warmth with comfortable modern style. Tucked into a wooded hillside in Sevierville, it offers a convenient home base for exploring Dollywood, Pigeon Forge, Gatlinburg, and the Great Smoky Mountains.

The bright, open main level features soaring wood ceilings, large windows, a cozy fireplace, and plenty of room to relax together. The fully stocked kitchen includes modern appliances, generous counter space, and a breakfast bar, while the adjoining dining area makes it easy to enjoy meals as a group.

Downstairs, guests can enjoy a friendly game of pool before settling into one of the two comfortable bedrooms. With two full bathrooms and an additional half bath, the cabin is especially well suited for two couples or a small family.

Outside, unwind in the covered hot tub, enjoy a meal on the deck, gather around the wood-burning fire pit, or relax on the hillside patio. There is also a charcoal grill for outdoor cooking.

The cabin is approximately 15 minutes from Dollywood, 20 minutes from The Island in Pigeon Forge, and 25 minutes from downtown Gatlinburg. Drive times are approximate and may vary depending on traffic and the time of year.
Hillside Retreat Rules and Rental Policies
Check-In and Checkout
Check-in is after 4:00 p.m. Eastern Time. Checkout is no later than 10:00 a.m. Early check-in or late checkout must be approved in advance and may be subject to an additional charge.
Smoking and Vaping
Smoking and vaping are prohibited inside the cabin. Smoking is permitted outdoors only. Please keep doors and windows closed while smoking and properly extinguish and dispose of all cigarette and cigar butts. Do not leave butts on the ground, decks, walkways, or in the fire pit or charcoal grill.

A minimum $250 cleaning and remediation charge may be assessed if smoking or vaping occurs inside the cabin. Guests are also responsible for any damage caused by improperly discarded smoking materials.

Minimum Rental Age
The primary renter must be at least 25 years old, must be present throughout the stay, and must provide valid identification upon request. We do not rent to vacationing students or groups of guests under age 25 unless accompanied by a parent or legal guardian.
Payment
A payment equal to 50% of the reservation total is required at booking. The remaining balance is due 30 days before arrival. Reservations made within 30 days of arrival must be paid in full when booked. Payments must be made by credit card.
Cancellations
Reservations canceled at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are nonrefundable. Changes that shorten the stay and early departures do not qualify for a refund. Fees charged by Airbnb, Vrbo, or another booking platform are governed by that platform’s policies and may not be refundable.

No Pets
Hillside Retreat is not pet friendly. Pets are not permitted without prior written authorization. An unauthorized-pet charge of $250 may be assessed, along with any additional cleaning or damage expenses. This rule does not limit the rights of guests with trained service animals as provided by applicable law.
Maximum Occupancy
Maximum occupancy is six guests, including children. Only registered guests may stay overnight at the property. Exceeding the occupancy limit may result in termination of the stay without a refund.
Minimum Stays
A two-night minimum stay generally applies. Longer minimum stays may be required during holidays, special events, and other high-demand periods.
Linens, Towels, and Supplies
The rental includes bed linens, bath towels, and a starter supply of basic household items. Towels and linens may not be removed from the property.
Housekeeping, Trash, and Checkout
Daily housekeeping is not included. Before departure, guests should place dirty dishes in the dishwasher and start it, place all trash inside the bear-proof trash container, and follow the checkout instructions provided at the cabin.

Never leave trash or food outside the cabin or beside the container. Excessive cleaning, excessive trash, or failure to follow the checkout procedures may result in an additional charge.

Rates and Fees
Rates are subject to change until a reservation is confirmed. Once confirmed, the reservation price will not change unless the guest requests an alteration or incurs additional charges.
Parties, Events, and Quiet Hours
Parties, receptions, and events are prohibited unless approved in writing before arrival. Quiet hours are from 10:00 p.m. until 8:00 a.m. Please keep outdoor conversations, music, hot-tub use, and fire-pit activity quiet during these hours. Guests must respect neighboring properties and the peaceful mountain setting.
Hot Tub
Guests use the hot tub at their own risk. Children must be supervised by an adult. Glass containers are prohibited in and around the hot tub. Guests may be charged for damage, contamination, or excessive cleaning caused by misuse.
Fire Pit and Charcoal Grill
The fire pit and charcoal grill must be used responsibly and only by adults. Never leave a fire or hot coals unattended. Keep children at a safe distance, and do not use the fire pit or grill during high winds, burn bans, or unsafe weather conditions.

Only charcoal may be used in the grill. Do not place household trash, grease, or other materials in the fire pit or grill. Fires and coals must be fully extinguished after use. Guests are responsible for damage caused by unsafe or improper use.

Damage and Prohibited Activity
Guests are responsible for damage caused by themselves, members of their party, or visitors. Illegal activity, disruptive behavior, and conduct that creates a safety hazard are prohibited and may result in immediate removal from the property without a refund.
Falsified Reservations
Reservations obtained using false information or misrepresentation may be canceled. The guest may be denied entry or required to leave without a refund.
Severe Weather and Interruptions
Mountain weather and road conditions can change quickly. Refunds are not provided for rain, snow, utility interruptions, road conditions, or other circumstances outside the property manager’s control unless the property is inaccessible or otherwise unavailable for occupancy.

Guests are encouraged to purchase travel insurance. Any mandatory evacuation order affecting the property will be handled in accordance with applicable law and the terms of the reservation.

Written Exceptions
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.
