Our home is a 4 bedroom 2.5 bath, 2 story, sleeps 14 in beds. All bedrooms are upstairs with 1 Master King Bedroom with a balcony, 1 Master Queen Bedroom, 1 Bedroom with 2 Queen Beds, and 1 Bedroom with a Queen Bunk bed and a Queen trundle bed. Spacious rooms, spacious lot, lots of parking, HUGE COVERED BACKYARD PORCH and outdoor area with a gas grill, gated HEATED SWIMMING POOL that is 5' at the deepest level and fully equipped with all the essential amenities for a home away from home! The pool is heated between November through March between 85-90 degrees, and we do not have a hot tub. We have provided everything possible to accommodate large parties who want to cook and entertain at home. Our completely gated backyard has an alley entrance with an automated gate that provides 3-4 parking spots on our property. We also have parking spots in front of the house on the street. We are 2 blocks to the seawall, Murdocks, Pleasure pier, restaurants, activities, and only a few miles to The Strand. The Galveston Trolley Tracks are right in front of our home and the Trolley is now OPERATING! This will provide great transportation to and from the Strand.
For the central air and heat. Please do not turn the temps below 70 in the summer. As with any home in Galveston, this could cause the units to freezing up. With all the high humidity here, this could happen at any home. Thank you!

We want all of our guests to enjoy our fabulous swimming pool, heated(Nov-Mar), however, please understand that the owners take no responsibility in or around the swimming pool and deck/porch areas. All guests are advised to use caution and be safe around the pool. NO RUNNING, PUSHING OR HORSEPLAY, NO DIVING (the pool is only 5 feet deep), NO UNSUPERVISED CHILDREN, NO GLASS CONTAINERS and the pool is for our guests ONLY. NO LIFEGUARD ON DUTY! Guests will swim and use the pool and deck areas at their own risk. The owners will not be responsible for accidents or injuries. There are security cameras on the front door, viewing the swimming pool area, and the back parking area. ALSO, on the 2 back doors in the dining room, there are alarms that are VERY LOUD! The City of Galveston REQUIRES us to have them for our swimming pool. They are for your safety as well as ours, therefore, PLEASE do NOT tamper with them. We truly thank you for your cooperation and understanding.
Our property is completely fenced with an electronic gate. We provide a gate opener to all of our guests. Please feel free to put this in your car as you are coming and going from our property. HOWEVER.....the gate is VERY heavy and VERY slow...SO PLEASE PRESS THE OPENER 1 TIME and wait for it to move. PLEASE make sure the gate completely closes before you leave our property or go into the house. Again, thank you for your cooperation and understanding.
When grilling, PLEASE clean the grill after each use. This will help housekeeping and the next guest enjoy the grill when they arrive. If the propane tank runs empty, please let Richard know. We try to do our best to keep a full tank, however, we can NOT guarantee it. Thank you so much!
Possible fees each will be charged at the time of booking or just after.
Nightly rental fee
State and City Hotel Taxes of 15% Total. VRBO collects both as a separate
charge on your quote.
A cleaning fee of $200 for your stay
A non-refundable pet fee of $75 for the first pet, $100 for 2. If you bring a pet,
we have a 2-pet maximum. Just select the Pet option when booking for 1 pet,
otherwise please let us know and we can invoice you for your pets.
A VRBO service fee. This is a percentage of your rental fee set by VRBO.
Guests purchase an insurance policy for $79 at the time of booking that covers the
home for any damage.
VERY IMPORTANT:
After booking, you will receive a pre-arrival email with a lot of important information. You will need to retain this as you will need it upon arrival to the home.

Please note, on certain days the pool company will come into the back gate to service the pool. It is usually in the morning about 9 am. Also, housekeeping could show up at 10 am on departure days, especially if another guest is checking in that afternoon.
To decrease litter on the beach and protect marine life, the City of Galveston has implemented a City Ordinance (No 19-017 Secs 8-27) that states all items left on the beach after sunset will be discarded. The Galveston Park Board strictly enforces the ordinance.

Must be 25 years of age to rent the home.
Out of consideration for our neighbors, we cannot allow Prom or Graduation parties at the home. All other gatherings you are thinking of having will need prior approval of the owners. Please let us know before booking if you would.
During hurricane season, refunds are only given if there is a category 1 or higher name storm in the gulf heading to Galveston.

Holidays such as Lone Star Rally, Memorial, July 4th, and Labor days will require a 3-night minimum stay.
