We recently rented this house for a family gathering of 11, 10 adults and one teen. We rent a VRBO house in the Colorado Mountains every year, and we especially love the Fraser/Grandy area.
The good: Location is fabulous - convenient to everything (town, hiking, lakes, and more), pet-friendly (able to bring our dog, but the bad was that so are other renters, and the previous renters did NOT pick up after their dog - not a house issue but made for unpleasant pickup effort for me), plenty of room for everyone, comfortable bedrooms overall, nice decks, and a large driveway which was great for our family cornhole tournaments. Kitchen fully stocked, lots of room at the kitchen table. The hot tub is excellent. Furniture in living rooms very comfortable. Beautiful view from the back deck!
The not so good: Several cleanliness issues, which I reported to the very responsive property manager, door handles on two bedrooms were loose/fell off (in need of repair), the front yard is full of thistles, the bunk room is not accomodating for anyone but smaller kids - very squeaky. The bunk room is like a large closet in one of the master bedrooms. While the kitchen table is huge and accommodates a lot of people, the chairs are made of cheap metal and not comfortable to sit on for any length of time. The ice maker in the kitchen freezer was broken so we had to go purchase bags of ice. No kleenex/tissues in bathroom (so bring your own).
You can tell this place is rented a lot and rented hard. The pictures online make it look newer and larger than it really is. The owner and property manager were fabulous to work with and very responsive and appreciated my feedback to make the place better for future renters. We older adults were less satisfied than the younger adults who thought it was a great house.
