First, let me say that the views were awesome. The house had plenty of room for my family that was coming from out of town to our son's wedding. The beds were comfortable and everything thing was clean on the inside.
There are 2 refrigerators and 2 sets of washers and dryers, so if you stay the whole week you can wash what you need to.
The house appears to be going through some updates, due to wear and tear, but it will be awesome when completed. The game room was nice and had a bathroom but the equipment needed to be replaced. Lots of games upstairs.
There was an error with one of the sheet sizes and that was quickly resolved and the housekeeper was very nice and accommodating. She even left us with extra towels.
The property was far from clean and welcoming when we arrived. Beer cans were all over the yard, fire pit was missing the tray, kayaks and paddle boats were filthy and some under water, bath tub was not working, dock is dangerous and some wood planks are falling apart, a door window fell out of the door while someone was opening it (very dangerous!).While all of this was happening, the host did not respond (and still hasnât) to my messages.
Despite all of this, we had a wonderful time because the location is phenomenal and there was plenty of space for a big family weekend. Would recommend as long as you are willing to put in some work when you arrive!
We had a Menâs Fishing trip and the house was more than accommodating! We caught Perch and Catfish right from the pier and the views were truly amazing. Everything in the listing was accurate and the host communicated very well. We will definitely stay there again!!!
We had a wonderful stay in Tappahannock on the Rappahannock River. Everything in the house was clean and well kept. The space the 5 bedrooms offered gave all us an opportunity to relax. Ashley was extremely hospitable and great to work with! Definitely recommend!!

We enjoyed our stay on the Rappahannock River. The sweeping views and large living room definitely allowed for a nice relaxing weekend. The kitchen is more than we needed. I would definitely recommend this one!
1* Rating as nothing was fixed from the prior review on this page in Dec 2023. The location is excellent but the place is not at all maintained. The internet issue is not fixed yet so no internet during our stay. Other issues as mentioned by previous reviewer still not addressed like light fixtures are not working, alarm batteries not replaced, Kitchen Island ceiling unfinished, no trash bins in the bathrooms, carpet areas lifted in some areas, door locks not functioning properly. The listing description says 5 bathrooms attached to each room but 3rd and 4th room shares bathroom and 5th bathroom is in the basement which can be assessed from outside the house. Another big safety concern is the dock/pier wood panels were missing or not secured and one of our friend just narrowly missed from fall. The landing into kayak is broken so no way to use the kayaks. Not recommended for stay unless the issues are addressed/fixed.
We had a great stay in Tappahannock for the holidays! The home seemed extremely clean and well kept. Looks like there are some recent new upgrades with flooring and furniture as the home isn't new construction, but that was expected from the advertisement. Ashley was very nice to work with and we enjoyed the wine from Wind Vineyards left on the counter. A must try if you are in Tappahannock! This home isn't in much of a neighborhood, but we felt like we had plenty of privacy and felt safe. I would definitely recommend and hope we have chance to return!
Upon our arrival to the property we were greeted by a triggered security alarm and thereby proceeded to call the property owner for guidance and resolved by her instructions. My family and my first impressions were very positive due to the size of the home, cleanliness, and amazing views to the lake. However, once settled, we started noticing deficiencies within the property (not disclosed on the listing or pictures) such as some light fixtures not working properly, Kitchen Island ceiling unfinished, no closet space or hangers available at the entryway closet for jackets and belongings, carpet areas lifted in some areas (which is a safety hazzard for children and the elderly), smoke detectors not installed, air hockey table not functional (limiting planned activities) and overall a rather outdated property (not expected from the pictures shown and description om the listing). Moreover, upon attempting to connect to the Wifi Network, connection was successful "without internet" (Tried calling the property owner to troubleshoot this issue, but call was "forwarded to a voice message system"). Lastly, on the following day I was given feedback from family members that the pillows had an "old, funky" smell (regardless of covering them with clean linens) and thus requested to bring it up to attention as constructive criticism, and awareness, for other people planning to stay in this property. Overall, we enjoyed our stay and had fun but were dissapointed on the previously mentioned.
Ended up being the two of us so we had a lot of space. Enjoyed cooking dinner and the breathtaking river views. My recommendation is waking up early and catching that sunrise. Would recommend without hesitation.
Nice River home that I would definitely recommend to others. The large downstairs kitchen and living room has open space for everyone to gather in the same area. We all enjoyed our private bedrooms. Loved the fire pit and ability to go on the dock. Ashley was very accommodating and we loved the Wind Vineyards Laurel wine! We will be back!
A group of us ladies had a nice stay enjoying the views and cooking in Tappahannock at this beautiful waterfront home. We all had our own rooms to stay in and bathrooms and bedrooms seemed perfectly cleaned. We bought groceries at the local Food Lion and cooked all weekend together. The kitchen was fully stocked with everything we could have needed. We were especially surprised at some of the nice serving dishes available. The large table was more than generous for our smaller group. We sat on the deck and walked down to the dock to enjoy the water. They had some nice Adirondack chairs to enjoy the dock. We didnât use any of the water toys but thought what a paradise for children. We hope to do our gathering again!
Unless the pier platform is redone,we would not stay again. Too dangerous to walk on.
Never got the stove top to work.Property manage not helpful.
Perfect place for our retreat, would like to stay again if problems fixed.
This property was everything I needed for my 30th birthday celebration.
The Good:
-Rooms were spacious.
-Most of the property looks better than the photos
-Living room had new furniture and floors
-Home was far enough to be secluded but close to a walmart, other stores&fast food.
The Bad:
I would love to give this property a 5 star review, but there were some serious issues that went unaddressed during my stay.
-Several doors on the property didn't lock or the knobs weren't properly secured.
-Another huge safety issue was the dock. Several wood panels were missing, making it dangerous to enjoy one of the key points of this property. The landing where you would get into a kayak or boat was broken and leaning into the water, so it was not safe for us to really enjoy the dock to its fullest potential.
-In the kitchen, the stove top didn't work. I reached out to get some help, but got no response. Eventually I looked it up and found out it was no small fix. We ended up having to purchase a hotplate. Not something you'd expect, especially looking at all the photos emphasizing the kitchen.
-Host wasn't as responsive as I would've preferred.
-The driveway and back deck needed cleaning. There was a lot of yard waste, sticks and some left over firepit ashes.
All this place needs is a little more love to be the perfect getaway. But overall, its still a great stay and my group and I all agreed that we would stay again.
Overall the property was clean and nice - lots of room and beautiful location and views. Roofed dock area was nice, but there were no chairs on the dock (like shown in pictures). A number of dock boards were missing (we were warned by the host), but the two dock ladders were not functional in getting out of the water (ended up using the neighbors ladders to get out of the river) and the dock overall needs maintenance and upkeep.
This was the perfect getaway. My friends and family loved the home. Clean and easy to accommodate anyone. We loved every minute of staying here. Would stay again!!
WE HAD A NICE TIME IN TAPPAHANNOCK. NICE VIEWS WITH THE BEST SUNRISE AND SUNSET IVE EVER SEEN. HOUSE WAS COMPLETELY ACCOMMODATING FOR EVERYONE. CLEAN AND WELL STOCKED KITCHEN. BEAUTIFUL HIGH CEILINGS. WE KEPT WARM IN DECEMBER BY THE FIRE CONGREGATING IN THE LIVING. PLANNING TO MAKE THIS PLACE AN ANNUAL TRIP.
Large home on the Rappahannock River was the perfect landing for our trip. The views are generous. This house is HUGe! It looks like they have some nice new floors there. The yard was tidy even though it was cold. The teens stayed out there playing games. The home was very clean when we arrived. We put the sheets in the beds that we used only. The trash pick up was a super nice touch. We didnât even have to take the cans to the end of the road. How do I get that service at home? Ashley was very cordial and a great hostess!
