The living room features a Smart TV with all your favorite streaming channels and cozy seating. Whether you're preparing delicious meals in the fully equipped kitchen or enjoying a glass of wine at the dining table, the seamless flow of this space ensures everyone can be part of the fun.



Outside, enjoy the private patio space with an outdoor table for 6, grill, and a fire pit!



When it is time to turn in for the night, choose from one of our four bedrooms:

(1) Primary bedroom - King size bed, Smart TV, and an attached private bathroom with a large walk-in closet!

(2) Second bedroom - Upstairs - Queen size bed, desk & chair, closet, and a nearby bathroom.

(3) Third bedroom - Upstairs - Queen size bed, closet, and a nearby bathroom.

(4) Fourth bedroom - 2 Full-size day beds with a Twin-size trundle, closet, and a nearby bathroom.

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Other Things to Note:

★ Not pet-friendly.

★ County‑wide burn bans may be in effect during your stay, which could limit use of the fire pit. For more details on burn bans, visit the Arkansas Department of Agriculture - Forestry Division website.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property is not pet-friendly. Pets discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
