Villa Niagara offers a beautifully designed and thoughtfully appointed retreat, ideal for relaxation and entertaining.
This home features a well-planned layout, with the primary suite privately situated on one side of the residence and the additional bedroom on the other. The open-concept living and dining area provides a spacious, inviting atmosphere, complete with a sleeper sofa for additional guests and sliding glass doors that lead to a fully screened, private lanai and pool area overlooking the lake.
At the heart of the home, the modern kitchen is fully equipped with everything needed for meal preparation and entertaining, while offering clear views of the living area, pool, and lake. The adjacent family room includes a 65-inch smart TV for your enjoyment.
The primary suite is designed for comfort, featuring a king-size memory foam mattress, premium linens, and a 55-inch smart TV. The en-suite bathroom includes a large walk-in shower, a jetted soaking tub, and generous closet space, including dual walk-in closets.
On the opposite side of the home, the second bedroom is equally spacious, offering a queen-size bed with a high-quality mattress, a walk-in closet, a futon that converts to a full-size bed, and a 43-inch TV. A second private bathroom with a walk-in shower is conveniently located nearby.
Set on the scenic shores of Lake Niagara, the property provides opportunities for on-site fishing, abundant wildlife viewing, and breathtaking sunset views. Guests can also enjoy a refreshing swim in the heated pool at any time of day.
Additional features include cathedral ceilings, fresh interior paint, and stylish, modern furnishings throughout. High-speed Wi-Fi ensures seamless connectivity for all your needs.
Conveniently located near Charlotte Harbor, the villa offers easy access to beaches, parks, and waterfront dining. Fishermen’s Village in Punta Gorda is just 10–15 minutes away, along with numerous restaurants and attractions, including the newly opened Sunseeker Resort Charlotte Harbor. Within an hour’s drive, you can explore destinations such as Fort Myers and Sarasota, as well as miles of pristine beaches in Boca Grande, Englewood, and Venice.
Villa Niagara offers a peaceful, less congested home base while remaining close to the best that Southwest Florida has to offer.

Villa Niagara – House Rules
We hope you enjoy your stay and take full advantage of this beautiful home, its amenities, and the surrounding area. To ensure a safe and pleasant experience for all guests, we kindly ask that you review and agree to the following house rules prior to your arrival. These policies are in place for the protection of both our guests and the property and are strictly enforced.
If you have any questions or need clarification, please contact us in advance to avoid misunderstandings. We have invested significant care into creating a welcoming space—please treat it with the same respect as you would your own home.
1. General House Care
Please do not rearrange furniture. Food is not permitted in bedrooms or on upholstered furniture. Kindly clean the kitchen after use.
2. Security Cameras
For security purposes, the property is equipped with exterior cameras, including a Ring doorbell at the front entrance, one at the side gate, and two monitoring the rear exterior. There are no interior cameras. Cameras are not actively monitored during guest stays; notifications are disabled and footage is deleted after checkout and inspection.
Tampering with, covering, or disabling cameras or internet service is strictly prohibited and may result in immediate eviction.
3. Pool Area
Please enjoy the pool responsibly:
• No sharp objects in the pool area
• Do not adjust pool equipment (pump/heater); these are maintained by our technician
• Children must be supervised at all times
• Swim diapers are required for non-toilet-trained children
• No running, diving, or rough play
• Pool floats are for shared use—please replace any damaged items
• Turn off pool lights after use; cover the pool during cooler months
Any contamination of the pool will result in sanitation fees and potential loss-of-use charges. The owners are not liable for accidents or injuries. Pool maintenance typically occurs Monday mornings (approx. 15 minutes); you will be notified in advance.
4. Lake Area
Guests are welcome to fish from the shore and enjoy wildlife viewing. However, swimming or entering the lake is strictly prohibited due to natural wildlife, including alligators and snakes.
Violation of this rule will result in immediate removal from the property. Please clean up all personal belongings and trash after use.
5. Gas Grill
A gas grill is available for your use. If the propane tank is depleted during your stay, we kindly ask that you refill or exchange it locally. A backup tank is typically available in the garage.
Please:
• Turn off the gas after each use
• Clean the grill before departure
A $30 cleaning fee will apply if the grill is left unclean.
6. Smoking Policy (Lanai Area)
Smoking or vaping is not permitted inside the home. It is allowed only in the lanai area using an ashtray. Damage caused by burns or misuse will result in additional charges.
7. Plumbing
Only toilet paper may be flushed. Do not dispose of wipes, feminine products, or other items in the toilets, as this may cause damage and result in repair charges.
8. Housekeeping
Daily housekeeping service is not provided. Linens and towels are included. Please note:
• Missing or damaged items will be charged at replacement cost
• Bath towels are for indoor use only (excluding designated beach towels)
9. Fireplace
The fireplace is not available for guest use.
10. Pets
Pets are permitted only with prior approval and applicable fees.
• Pets must not be left unattended
• Pets are not allowed on furniture or beds
• All pet waste must be cleaned promptly
• No pets in the pool or lake
Additional cleaning fees may apply for excessive hair or damage. The property owner assumes no liability for pets.
11. Check-In
Check-in begins at 3:00 PM unless otherwise approved. Access details will be provided approximately 24 hours prior to arrival.
• Maximum occupancy: 6 guests (all must be registered)
• Unauthorized guests will incur a $100 per person fee
• No parties or large gatherings are permitted under any circumstances
Violation will result in immediate eviction without refund.
12. Check-Out
Check-out is promptly at 11:00 AM. Cleaning staff will arrive shortly thereafter. Before departure, please:
• Load and start the dishwasher
• Clean and cover the grill
• Remove all personal belongings
• Dispose of trash (double-bag food waste and place in garage bins)
• Ensure all doors and windows are locked
Failure to comply may result in additional cleaning charges.
13. Noise & Community Respect
Please respect our neighbors by keeping noise levels low between 9:00 PM and 8:00 AM.
