The living space is clean and cozy, featuring a fold-out futon that can be used as an additional sleeper if needed. A smart TV is provided so you can stream your favorite shows, and soft ambient lighting makes it easy to wind down after a long day.

🍳 Kitchen
The kitchen is fully functional and set up for light cooking, snacks, and daily meals. It includes a dining table, oven, stove, microwave, fridge, and a K-Cup coffee machine.
Please note: dish soap, dishwasher pods, and sponges are not provided.

🛏️ Bedroom
The private bedroom features a queen-size memory foam mattress for a restful night’s sleep, a closet for storage, and a dedicated workstation — perfect for laptops or paperwork. An iron and ironing board are also included for your convenience.

🚿 Bathroom
The bathroom includes a shower/tub combo, stocked with starter toiletries (shampoo, conditioner, body wash).
Note: face towels, laundry detergent, and fabric softener are not included.

Free uncovered parking is available throughout the complex. Please avoid covered or reserved spots, as they are assigned to full-time residents and unauthorized vehicles may be towed.
This unit is in a central location near Banner Desert Medical Center, Cardon Children's Hospital, Mesa Community College, ASU, Tempe, and several Spring Training stadiums — making it a great fit for travel professionals and extended-stay guests.

Guests will have full private access to the entire apartment during their stay, including the bedroom, kitchen, bathroom, and living area. The unit is equipped with a Schlage Encode smart lock for keyless self-check-in — your personal access code will be provided before arrival.

You’ll also have access to several shared community amenities, including:

• BBQ/picnic area
• On-site laundry rooms (requires prepaid card and app)

Please note that while you are welcome to use these shared amenities, they are managed by the apartment complex, not the host. Availability and hours may vary depending on building policies.

• Smoking, vaping, and drug use are strictly prohibited inside the unit and anywhere on the property. A $1,000 fee will apply if any evidence is found.
• No pets or parties are allowed.
• Basic toiletries are provided, but face towels, dish soap, dishwasher pods, laundry detergent, and fabric softener are not included.
• Guests are responsible for taking out their own trash to the on-site dumpsters.
• Please do not contact the leasing office, as they are not affiliated with short-term rentals. All communication should be directed to the host.
• Shared amenities like the pool, gym, and laundry are managed by the building — not the host — and access/hours may vary.
• A key and amenity card are provided and must be returned at checkout. A $51 fee will be charged if lost.

Additional rules:
🚭 No Smoking, Vaping, or Substance Use
Smoking, vaping, or drug use (including marijuana) is strictly prohibited inside the unit, on the balcony, or in any shared/common areas. A $1,000 fine will be charged if any odor, evidence, or residue is detected.
🎉 No Parties or Loud Gatherings
Parties, events, or disruptive behavior are not allowed. Quiet hours are from 10 PM to 8 AM. Violations or neighbor complaints will result in a $1,000 fine and potential removal from the property.
🏢 Shared Amenities Use
Guests may access shared amenities (pool, gym, BBQ, laundry) as long as all posted complex rules are followed. These facilities are maintained by the property, not the host. Any misuse or violation fines (minimum $1,000) will be passed on to the guest.
👥 Registered Guests Only
Only the guests listed in the reservation are permitted to stay overnight. Any undeclared guests will result in a $50 per person, per night fee.
🐾 No Pets Allowed
Pets are not permitted. If any signs of pets (hair, odor, etc.) are found, a $1,000 penalty will apply and the reservation may be terminated without refund.
🧼 Cleaning & Trash
Please maintain general cleanliness. Trash must be bagged and taken to the complex dumpsters. Excessive messes or unbagged garbage may result in additional cleaning fees.
🔑 Key & Access Items
Amenity keys/cards must be returned to the designated spot (TV stand) at checkout. Lost or unreturned items will be billed at $51 per item.
🕚 Check-Out Policy
Check-out is at 11:00 AM. Late check-out is $20/hr and must be arranged at least 24 hours in advance. Unauthorized late checkout may result in added charges or early termination.
🕓 Check-In Policy
Check-in begins at 4:00 PM. Early check-in may be possible for $20/hr if arranged during booking. Please do not arrive early without prior approval.
📦 Mail & Packages
Mail and package delivery to the unit is not permitted. Guests may use Amazon Lockers or local UPS/FedEx pickup locations. We are not responsible for lost or undeliverable items.
🧾 Inventory & Damages
All items in the unit are documented. Missing or damaged items will be charged at replacement cost.
🧹 Cleaning Issues
Please report any cleaning concerns immediately after check-in. We document each cleaning with photos/videos. No refunds will be issued for claims made later in the stay.
🗣️ Respectful Communication
We expect all communication to be polite and professional. Aggressive, threatening, or inappropriate behavior will result in immediate cancellation without refund.
🪪 ID & Booking Integrity
All bookings must be made using a valid government-issued ID that matches the guest staying. Fraudulent activity will be reported and result in cancellation.
🎥 Security Camera
An exterior security camera is installed at the entrance for safety. Tampering, covering, or disabling it will result in immediate termination, no refund, and a $1,000 penalty.
