Great place to celebrate family and friends
This is a fun and relaxing place. The outdoor spaces and covered patio makes for a lot of fun. It was raining during one day of our 3 day stay, so being on the patio with heaters made it pleasant. The property could use a little updating, but the pictures accurately depict the house.

The Grotto
This was such a fun place!!! Our family had a delightful time with the pool with its grotto, jacuzzi, waterfall and slide. My little nephew was obsessed with the arcade game in the game room. The location was close to downtown and easy to get too, and located in a quiet neighborhood. Communicating with the property manager was super easy. We just had a fabulous great time, I was so happy to see my family happy and together. We definitely recommend this place and hope to come again in the future!

Felt Like We Had an Entire Hawaiian Resort all to Ourselves
It was the middle of January and rainy weather; but that didn't stop us from enjoying this wonderful property! In fact, we used the pool, the waterslide, jacuzzi and the patio. The rain actually made our time there more exotic and fun. The pool was warm. There were plenty of pool toys for all ages. They even had new toys, tubes, pump etc.. in the house in case the tubes and blow up toys leaked, had issues. I think the patio was the best part! There was 2 heaters installed up above, heat elements so made it very comfortable in the morning drinking coffee, over looking what felt and looked like Hawaii. Definitely recommend staying here.

Christmas family fun
This rental was so much fun for everyone especially the pool and spa. Carol graciously let us in early on Christmas day and helped us operate all the amenities. She is a 5 star host. We loved the neighborhood and made some wonderful memories. Thanks for sharing this home.

GREAT POOL!
This is a very cool property. The casita and suite with separate entrance are very nice features. The games room is amazing, as is the pool area. We are definitely thinking of coming back here next year.

Just amazing relaxing resort - in your backyard!
I can't speak highly enough of this property, which was one of my favorite VRBO rentals ever (and I've rented and traveled a lot). It reminds me of staying in a hotel resort and that relaxing do I have to leave feeling you get on a good trip. The owners also have a 7 bedroom property that I am eager to stay at next. We had an extended family reunion, and this house was just perfect for a multi-generational get together. There is literally something to do for all ages: from shallow pool areas and sandy spot for the littles, to pool slide and putt putt and video games for the middle-aged kids, to pool, pinball, basketball, and ping pong for the older kids... The adults enjoyed the hot tub, sauna, and the fact that there were comfortable spaces to sit in the shade (critical even during Thanksgiving) while socializing and watching the kids. The kitchen is small, but has everything you would need to cook; there were tons of small frigs which we really appreciated; the bedrooms were nice with full bathrooms attached (all but one). The pool is just amazing, and while it's expensive to heat, it was warm enough to swim in over Thanksgiving. There are even heaters outside to keep you warm in the cool evenings. The space is just incredibly well designed with things to do everywhere and tons of spaces to explore or hang out. We were so happy with our stay and the owner, Carol, was a pleasure to work with. Location of the house is great. I am already thinking about when we can come back!

Lovely weekend in desert oasis.
10/10 would recommend and would absolutely stay here again next time we’re in Palm Springs. Great place for groups. The outdoor area is bliss on a hot day in the desert and the game room was perfect.

Good times
We very much enjoyed our stay, the pool and game room was fantastic and the house was comfortable. The only reason for the 4 stars is that a couple of ceiling fans didn’t work in the house, the small kitchen appliances could use updating along with parts of the house. All in all I would highly recommend this property.

This is a very nice property to enjoy with your kids and teens: water slide, water fall, pool and river pool, impressive game room (pool, table tennis, draft, arcade machine and much more..) If you are looking to just relax and sit down around the pool , and have a drink by the pool bar..then this is the perfect gateaway. Be aware: If you are with an elder Member of your family with knee problems, this pool might not be for you. It is beautiful but does not have conventional steps like others..

Great House
We had a great stay. Weather was unusually cold so when we were home it was great to have the game room. The home also offers lots of private places for people. Really nice overhead heaters outside, so we were also able to enjoy. And the hot tub behind the spa is awesome! Owners were very responsive and pleasant.

Great Place for a Family Reunion
The outdoor amenities, particularly the pool, are super and the kids loved them. Also the indoor recreation room with the ping pong table and other games was a great place for the kids in the evening. The only disappointment was the sofa bed in the rec room. We were told two children could sleep there but it was only comfortable for one. Fortunately, my daughter had a sleeping bag with her:)

The property was amazing-- we loved the salt water pool and the spa grotto was also very fun- (a little hard to get into) compared to most spa's- but worth the added effort once you are in!! Everything about the house was true to what was advertised- we had a great stay and look forward to returning....

Great Pool time place
This property was awesome, great for relaxing, the game room had everything you need to hang out. The only issue would be the inability to play outdoor music, however that isn't the issue with the owner or property, thats a Palm Springs thing. Overall great stay and would totally stay there again.

Quite Comfortable
The pool and water features are amazing. The house is older and it seems like the AC wasn’t extended properly when the new additions were added. The game room is cool, but unbearable hot. It was triple digits for our time in Palm Springs and the AC cannot be turned lower than 78 degrees. It was not quite comfortable in any room other than the master bedroom. Overall, we would not go back during the summer months.

Dear Misty, Why did I not hear from you at all during your stay with your concerns about the AC? You never contacted me with any indication of dissatisfaction. The gameroom has its own ductless AC unit. Did you turn it on? The two casitas also have ductless AC units which keep those rooms very comfortable. Perhaps you did not know how to use them properly. I am available 24/7 during guests stays and available to advise them how to use any of the equipment in the house. You should have contacted me! The gameroom is not unbearably hot! Not if you turn on the AC. Sorry for your disappointment but you do need to communicate!

Great house AMAZING pool!
We had a great stay and spent the majority of time in the pool! The owner was so responsive and helpful. There was a few maintenance things that are needed but nothing that took away from our stay!

Stayed w 2 Families w boys ages 12,13,16,17,17. Location is close to Downtown and walking distance to bagel store and others. Bedrooms and casita are spacious clean and get the job done. This house Is seriously it’s own resort lol. Lots of things for us to do in the game room. The pool is incredible. Slide jacuzzi grotto slide beach entry. BBQ outside and outdoor dining was great. Basketball and putting greens are icing on cake. Overall absolutely excellent and I am always one to complain about something. Can’t go wrong w this spot.

An amazing property
The management team is amazing and on top of any questions, property is an incredible value for a family who wants both great group spaces and private spaces. Pool area is a high point with the water slide, pool toys, little beach area, grotto and so forth. The Rec room is also amazing with pinball, arcade machine, pool table, shuffleboard and more. There is more than enough to keep a family occupied. It’s well located, quick drive to the central area, walkable for supplies in a pinch. Kitchen is well stocked and sufficient. We’ve stayed multiple times, will stay again. There are definitely nit picks you can have with any property, this one is no different. Nothing rose to the level of reporting it, anything I’ve reported previously as an issue was promptly dealt with or dealt with proactively (last time there was a large windstorm, owners arranged pool cleaning and such before we needed to call). So I wouldn’t hesitate to recommend this property.

Fun pool/backyard & game room
Incredible pool/waterslide/river and backyard. The game room was also awesome and a big hit with the kids. The house itself could go from fine to 5-stars with a few modifications, such as: keurig or nespresso (they only have an old school coffee pot but do not even provide coffee); basic standard food items like cooking oil or spray; an air conditioning unit in the second house bedroom (the air doesn't reach that room); and providing conditioner. The other issue is that the doors to the backyard have too complicated a lock for mere mortals and we couldn't get it to work most of the time, which made me nervous as I had two kids who aren't water safe and wanted to keep them from wandering out towards the pool at certain times. Could be fixed by installing a top sliding lock.

Great spot for a family trip!
The custom pool area is the main highlight of this property! Slide, hot tub, waterfall, “beach” was really enjoyable. The sauna is fantastic add-on, too. A nice feature for multiple families is the separate bedrooms with en-suite bathrooms. Property is walking distance to everything, yet removed enough from the main drag that it is peaceful and quiet.

Great spot for families
What I loved about this property is how everyone in your group can have their own private area. We were 2 couples with 2 teen sisters. The teens stayed in the casita so they really were able to escape the adults, the adult lodgings were far enough apart it seemed really private and we could go for long periods without seeing or hearing from each other.. Pool was amazing but a little challenging for someone with a knee mobility problem (me) though everyone else enjoyed it very much. Well equipped kitchen, excellent sauna, terrific soaking tubs in 2 of the bathrooms and nice showers in all. Lots of fluffy towels, strong wifi. Early snafus were quickly resolved and manager always directly answered our calls

The outdoor areas are amazing!
We had a great stay over 5 days. The pool is outrageous and such fun. There were some minor issues that were quickly resolved via text on the first night. The biggest challenge was that every sink and shower took a VERY long time for hot water to arrive and we all felt guilty wasting so much water. Otherwise, a very comfortable place with plenty of fun things to do.

TLDR: The back yard oasis and rec room are probably the best I've had staying anywhere. Property is super well managed and incredibly responsive, much better than normal. It's a very tranquil and relaxing place, very quick drive to downtown. It's a slightly odd configuration for a house, but it's actually perfect for teens or adult family with a lovely separate guest Casita. You'll probably do the gathering outside or in the rec room, living rooms are good for a couple hanging out. Outdoors is again really quite amazing. It's a neat oasis with a pool thats pretty warm, water slide, spa, outdoor kitchen and eating, and a really perfect hammock and little beach. It looked to me like rooms were getting gradually updated, so things like new ceiling fans etc. I'd say the bedrooms and kitchen are "good" for this kind of rental with the kitchen being above average for being stocked with dishes etc. Carol and Brian were both amazing. Check in was awesome, I had cell numbers, any text was answered super quickly, every question or issue was resolved. We had a windstorm (in Palm Springs!) which caused the pool to have significant debris, Carol actually called ME that evening and was proactive around arranging cleaning, and addressed a couple very minor issues. At the end of the trip, I went through the checklist, locked the house, went to the airport, returned my car, and realized I'd left my backpack in the house. Without hesitating, regardless of being very much occupied in her own situation, she and Brian arranged for him to bring me the backpack (place is close to airport. Love Palm Springs). Brian was awesome. Are their cons? If you are super picky about an upscale pristine house, need it super cold with AC, want to have music playing outside, or want it super walkable to the strip, examine the tradeoffs with other properties. For us, this is among our favorite vacations, with the best management for a property, and the best outside and rec room with a really perfect layout for a big family, and good location. Perfect for a relaxing get away for a family.

Like living in a water park - everyone loved it.
Perfect for family groups, especially with bedroom suites and the casita. We all had a bit of privacy which was great with three young grandchildren. The house is accurately depicted in the photos. It is not modern but is well maintained with charming touches (i.e. rattan furniture in the casita). The pool and water features are outstanding and we spent almost every minute in the pool. When we weren't in the pool we were in the spacious game room with pool table and pinball machines. We didn't use the lovely outdoor dining area as outdoor temp during our July visit were 106 - 109! The property manager was quick to respond to our texts and very helpful.

Beautiful, relaxing, fun
A group of friends and I decided we wanted to go on a "vaccication" after we all got our COVID vaccines, and we searched on Vrbo for a location with a lazy river and a pool. We found this place and thought it looked beautiful and the perfect place to celebrate our first vacation in a year! It WAS beautiful and relaxing and we had a great time. Turned out that the river was NOT moving and is quite shallow so we basically didn't use that part (which is why I gave the accuracy of the listing a lower rating, but everything else 5 stars--I believe she has since updated the listing), but that didn't take away from how gorgeous it was. We had a great time. The water slide was so fun, the hot tub in the grotto was cool, the pool was gorgeous and fairly warm from the sun. Carol, the property owner, was very friendly and accessible by phone. Definitely would stay there again! Thanks, Carol!

Pool is fun, house and property are very tired
We had a great time, but the house really needs an update and some upkeep. The furniture was falling apart, the carpet was old, paint chipping. The place needs a major face lift and renovation. Also we were told there was a lazy river, which there is not and they show a TV outside, yet it doesn't work and they said we couldn't use it. Was a little surprised to learn this.

I was very surprised to receive this very negative review from these guests. We had communicated often throughout their stay and all communications were cordial and polite and exhibited to me that they were very happy at the property and that they were having a good time. There were no negative communications during their stay! I was especially surprised that they were upset about the outdoor TV. I had told them that it was disconnected due to the “No Outdoor Music Law” that Palm Springs has enforced regarding vacation rental properties. They had signed an Acknowledgment that they understood this law but somehow they were upset that the TV was disconnected. They thanked me several times in their texts which made me believe they were pleased and happy with the property. Their complaints are unwarranted. The carpet is less than 3 years old throughout the house; the furniture is not falling apart and the paint is not chipped. I personally painted most of the interior of the house myself 2 years ago. Everything is not new however. I believe there may be a difference in the taste of these guests and the owners choice of furnishings. We have chosen sturdy furniture. We have many visitors and very few negative reviews. Everyone enjoys the property and has a good time. Things do break occasionally but we do our best to correct any issues as quickly as possible. I would like to change my rating for this guest. I gave them a 5 star in all categories. I definitely would change to No Stars in Communication!

Family Trip
Quick family trip to celebrate our daughter’s birthday and college graduation. Let me start by saying we had an amazing time! The pool area is the highlight. We had one quick issue upon arrival. When we first arrived the backyard Nieghbors we’re in the midst of construction utilizing a Jackhammer. Needless to say not ideal. We contacted management, who obviously had no idea this was planned. Nor do they have control of when the Nieghbors plan construction. It was a weekday. To their credit they personally visited the Nieghbors, discussed the situation, and we did not hear that jackhammer until the day we were packing up and leaving!
