🚗 Parking
Parking is limited to 4 vehicles maximum in the driveway.
Please do not:
• Park across the street
• Park on neighbors' lawns
• Block neighboring driveways
Boats, trailers, golf carts, and small commercial vehicles are permitted.
RVs and large recreational vehicles are not permitted.

🔇 Quiet Hours
Local neighborhood quiet hours begin at 10:00 PM.
Please be respectful of neighbors and the peaceful residential setting.

📦 Mail & Deliveries
USPS mail delivery is not available for vacation rentals.
UPS, FedEx, and DHL deliveries are permitted.
Management is not responsible for lost or delayed deliveries.

🧺 Starter Supplies
This is a self-catering home. A complimentary starter kit is provided upon arrival.
These items are intended for initial convenience. For extended stays, guests may wish to restock based on personal preference.

Starter supplies include:
• 1 dishbrush & dish soap
• 1 paper towel roll
• Garbage bags (1 per bin + 1 extra)
• 3 dishwasher pods
• Shampoo, conditioner & body wash in each bathroom
• 2 toilet paper rolls per bathroom
Guests are responsible for additional supplies for longer stays.
Additional cleaning services are available for an extra fee through our Guest Services store.

🛏 Towels & Linens
• Bed linens and bath towels are provided
We do not provide personal washcloths
Paper towels are provided for use in place of hand towels.

• Beach and pool towels are not provided
Please bring your own if needed.

Mid-stay linen refresh and housekeeping services may be requested in advance for an additional fee.

The charcoal BBQ grill is located on the patio deck and is available upon request for a flat $25 fee per stay, payable in advance through the Guest Services Store.
Please note: • Guests must bring their own grilling supplies
• All charcoal and ash must be properly disposed of after use
To avoid additional cleaning fees: • The grill must be cleaned after use
• Ensure all coals are fully extinguished and the grill is completely turned off

🌡 Climate Control
To protect the HVAC system:
• A/C should remain between 72°F – 78°F
• Lower settings may damage the system and may result in fees

🗑 Trash & Recycling
Trash collection: Monday & Thursday
Recycling collection: Wednesday
If trash bins are full at checkout, please place them at the curb.

🔧 Maintenance & Property Access
From time to time, the owner or authorized service professionals may access the property for routine maintenance.
Service personnel may include:
• Landscaping
• Pest control
• HVAC technicians
• General maintenance providers

Refund & Maintenance Policy (Standardized Across All Properties)

No refunds for minor, non-cosmetic, or promptly addressed maintenance issues

No refunds once the stay has been used or occupied

Refunds are only considered for verified habitability issues that prevent the use of the property

Guest relocation options may be offered at management discretion

All concerns must be reported promptly to allow timely resolution

Maintenance & Support Availability

Our management team is available to coordinate maintenance and service calls during standard business hours

Requests submitted during business hours are addressed in the order received and prioritized based on urgency

After-hours support is limited to emergency issues affecting safety or habitability

• The property is professionally cleaned prior to arrival.
• Guests are expected to maintain the home in reasonable condition.
• Homes may show normal wear and tear.
• No refunds are provided for weather, minor cosmetics, or early departure, construction, or amenity interruptions outside owner control.
• In rare cases of unforeseen maintenance issues, comparable property substitution may occur.
Management and property owners are not liable for incidental damages or injuries during your stay.
