Guest Access:

Guests will have private access to the entire home, including all bedrooms, bathrooms, living areas, kitchen, game room, private screened-in pool, and spa.

Parking is available in the driveway for up to 2 vehicles. Please note that overnight street parking, parking on the grass, and blocking sidewalks are not permitted.

Damage Waiver: Every reservation includes our Damage Waiver Program, covering up to $500 in accidental damage to contents (such as linens, towels, and glassware) during your stay. This is not insurance and does not replace travel or liability insurance.



🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



Community Amenities: Amenities controlled by the HOA (e.g., community pool, tennis courts) may occasionally be closed for maintenance or cleaning. We do not issue refunds for amenity-related issues.

Property Condition: Normal wear, minor imperfections, or pre-existing cosmetic marks may be present due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.

Supplies: Extra supplies may be available upon request but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need. Towels are provided for approximately the first 2–3 days; please use the in-unit washer and dryer to refresh them. For stays of 5 nights or longer, replacement towels may be requested, subject to availability.

Maintenance: While we strive to ensure all systems are in working order, mechanical failures (e.g., heating/cooling, appliances, internet, pool/spa) can occur. Please report issues promptly. No refunds, credits, or rent reductions will be provided for mechanical failures, utility interruptions, or maintenance issues.

Items Left Behind: A $25 service fee plus packaging and shipping costs apply for the return of personal items left behind. We are not responsible for loss or damage to items after departure.
