The Space:
Living Area: Large living area that can accommodate the entire family. Breakfast nook located in the kitchen, and a dining area available to sit down and share meals together.
Outdoor Areas: Backyard pool and deck equipped with table and chairs to keep a close eye on the kiddos while they're splashing away in the pool.
Kitchen: Coffee and teas available. Full kitchen equipped with everything you might need to make simple meals.
4 Bedrooms/3 Bathrooms: Downstairs there is (1) kids' bedroom and (1) shared bathroom. There is also (1) master bedroom with private master bathroom/en-suite. Upstairs there are (2) bedrooms with (1) shared bathroom.
Facilities: There are 3 lakes, two man made and one natural spring fed with a roosting colony of egrets on the island. Access to BBQ pits, picnic tables, sand volleyball, and playground. A small club house offering a TV lounge, gym and community pool.
Location: 30-mins from MCO Airport, 4-mins to Hwy 192, 3-mins to Walmart, 4-mins to Medieval Times, 7-mins to AMF Bowling, 8-mins to Starbucks, and close distance to an abundance of shops and nearby restaurants.
Guest Access:
Feel safe & right at home as you enter the gated community with 24-hour security guard. Parking allows for up to (2) cars in the driveway, and (2) cars on the street.
The Neighborhood:
Lake Berkley clubhouse provides a large TV lounge and comfy seating, making it the perfect place to meet up with other holidaymakers from around the world. A well-equipped gym means that you can keep to your exercise routine, even when you are having fun in the sun. Outside, families will love the large heated swimming pool and separate heated spa, or the lakeside picnic and BBQ areas, the perfect place to relax and watch the sun go down. With three lakes on the community, wildlife is in abundance including hawks, turtles and even the occasional alligator! The largest lake, covering 14 acres, is spring fed and provides excellent fishing opportunities, especially from the pier. Other family members might just want to lay back in the sun and enjoy the sandy beach that has been created nearby. The community basketball, tennis and beach volleyball courts beckon sports enthusiasts, or maybe jogging along the path by the lake will please you! The 24hour manned security staff at the entrance to the community also help provide peace of mind and give you a secure and safe environment for you and your family.
Getting Around:
Renting a car is the best way to get around and explore Orlando/Kissimmee. You'll have free designated parking when booking our property.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
A refundable security deposit of $250 will be authorized as a hold on your credit card by our system, prior to your arrival. This is a pre-authorization hold, not a charge, and will be released following a damage-free inspection after your departure. Any damages or excessive cleaning needs beyond normal wear and tear will be claimed against this hold.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
