Villa Olive: Design Villa, Private Pool, Sleeps 8, Walk to Óbidos Lagoon

Set among umbrella pines, a short walk from Lagoa de Óbidos: Villa Olive is an architect-designed villa completed in 2025, sleeping up to 8. 233 m² across two floors on a fully screened 780 m² plot in a quiet residential pocket.

Exposed concrete meets warm timber, deep dark walls meet floor-to-ceiling glass. We like to describe the atmosphere as "Bali meets Atlantic" — calm, pared back, nothing showy.

GROUND FLOOR
Double-height open living, dining and designer kitchen with floor-to-ceiling glass to the pool. Scandinavian wood-burning fireplace, firewood included. Separate split-level lounge with smart TV, guest WC, and a pantry with washing machine and dryer. A curtained sleeping nook with a premium sofa bed sleeps two and separates fully from the living space with heavy blackout drapes and shutters — a real fourth bedroom, not a fallback.

UPPER FLOOR
Three en-suite bedrooms, all with balcony access.

· Two identical suites, 15.5 m² each, en-suite rain shower, east-facing balcony catching the morning sun, with lagoon glimpses on the horizon
A library corridor runs the full length of the upper floor and ends in a cantilevered workspace overlooking the living room below — ideal for remote work or long reading evenings.

All three bathrooms have rain showers and towel warmers; two also have skylights.

OUTSIDE
Private unheated pool set into a wooden deck, surrounded by Mediterranean planting. Dedicated poolside WC — no walking through the house with wet feet. Two koi ponds, covered pergola lounge, outdoor dining table, BBQ. Three parking spaces on the plot. The garden is fully screened by dense planting; inside the plot you are undisturbed.

BUILD QUALITY
Completed in 2025 to Portugal's highest energy rating, Class A / NZEB: excellent insulation, certified acoustic performance 11 dB above the legal requirement, quiet even in Atlantic winds. The building envelope holds its temperature well through the seasons. Heating is provided by the wood-burning stove in the living area, with portable electric heaters available in the individual rooms. 1 Gbps fibre Wi-Fi throughout.

LOCATION
A quiet residential neighbourhood in the pines above Lagoa de Óbidos, a few minutes' walk from the water. The Atlantic and the beaches of Praia do Bom Sucesso and Praia D'El Rey are a short drive. Medieval Óbidos with restaurants, bakeries and a supermarket is 10 minutes by car, as is Royal Óbidos Golf Course. Peniche and the Baleal surf breaks: 25 minutes. Nazaré: 35 minutes. Lisbon: under 80 minutes.

GOOD TO KNOW
The pool is unheated and best enjoyed May through October, water 20–26 °C in high season. The pool technical room is kept locked at all times.

The two koi ponds are part of the garden design. Please enjoy them visually and do not feed the fish — they follow a specific diet.

A rooftop terrace above the villa is currently being completed and the exterior staircase up is closed. This does not affect your stay: the pool, garden and all interior spaces are fully available.

One exterior camera is installed at the main entrance, covering the entrance area only. There are no cameras inside.

The Atlantic breeze often picks up in the afternoon — good for the surf breaks, worth knowing for beach days. Bring a light layer for evenings, even in summer.
