Enjoy our cozy, newly furnished, cottage near newport's beaches and restaurants!

Welcome to our cozy cottage!! We are less than a mile to two beaches with access to the many restaurants and nightlife that newport has to offer. Our home has an open and airy floor plan that allows for an easy flow for you and your family or guests to share in making memories. Everything in our home is new and/or updated....all the furnishings, to the deck, the beds, the dressers, linens, and a high efficiency washer and dryer. Our kitchen is newly renovated, and comes equipped with a blender, coffee maker, cooking utensils, pots, pans and dishes. Included in your stay is wireless internet and tv with cable. We offer both a driveway and street parking as well as a brand new outdoor shower, central air conditioning, newly landscaped, fenced in backyard and hammock with new comfortable deck furniture!!

Come wake up to the melodic sound of many birds chirping while you sip your coffee in the morning sun on the deck. Easily pack yourself up for a day at the beach, and cool off when you get home in our spacious outdoor shower.

We had such a wonderful stay! This house is lovely, and fully stocked. It’s just a few minutes from Newport, but a little off the main road, so it’s peaceful. Lots to do and see nearby. Even my teenagers loved it! ❤️⛵️🐳

Lovely cottage with great amenities!

We loved staying at this property. Having all the amenities of home - with an updated kitchen and bathroom - made settling into the house and community easy. The deck was fabulous and gardens meticulously manicured. We walked into Newport to explore the town and took the recommendations of the owner regarding restaurants and activities. All in all, we loved our time in Rhode Island!

Fantastic Stay!

This is a great property. Its surprisingly spacious, comfortable, clean, well appointed. The fenced backyard is attractive and petsafe. Great place to walk your dog up the street "away from it all". The outdoor shower is great. Plenty of beach chairs and towels. Super convenient to restaurants in Middletown and First and Second beaches. Easy to get to Newport and further afield. 100% recommend.

This was a perfect Newport hideaway for my daughters and myself. The house is so close to everything -Newport beaches, Thames Street, and the mansion district were all just minutes away. Despite the prime location, the house felt incredibly private and tucked away from the bustle. It was the best of both worlds: convenience and calm. The neighborhood was quiet and welcoming, with friendly neighbors that made the stay feel even more comfortable. Lynn was a fantastic host - responsive, thoughtful, and quick to resolve the one small issue I had during my stay. Her attentiveness made a big difference. I’ll absolutely be staying here again. If you're looking for a peaceful retreat with unbeatable access to Newport’s best spots, this is it.

Wonderful vacation

The location was great. We biked to 2nd and 1st beach, which is awesome on a busy day, no parking needed. We took an Uber to town a few times and drove sometimes. Just a short drive to Thames. The location was nice because it was private and quiet, but close to everything. The house was clean, well stocked and Lynn was so easy to communicate with. We’d stay again! Thanks Lynn!

A Perfect Spot

Lynn and Marty's house was just what we wanted. Very clean and well supplied. Great location with easy access to beaches, restaurants, mansions. In a quiet neighborhood with a nicely furnished back deck and totally fenced in back yard. Air conditioning was a nice feature, as it was warm when we visited. Lynn was very easy to communicate with. We were in the area for our son's wedding, so the groomsmen were able to gather there and dress before the wedding. While it is very close to Newport, it is away from all the traffic and crowds of downtown Newport. If we visit the area again, we would definitely stay here again. Highly recommend.

Nice Stay

Overall, we had a nice stay. Great location. The kitchen was clean, new appliances were great. The house is stocked with everything you need. However, the house is almost too stocked! Because it is so well stocked, it is almost overwhelming trying to find things easily. It also left very little room for our own food, etc. Also, we were a bit disappointed in the backyard. I am not sure if we were the first guests of the season, but the backyard furniture was dirty, not swept, and we could not really open the shed. We really looked forward to BBQing, but it looked like it had not been cleaned in months, was covered in cobwebs, etc (I did not want to spend my vacation cleaning a BBQ). I am sure as more people stay this summer, it will get cleaned up.

Graduation Weekend

We couldn’t have been happier with our stay for our twins HS graduation from St. George’s. The location was perfect as the kids could walk over to visit us. Fantastic get away!

Property was quiet, well-kept, and had everything we needed - perfect for a week away to enjoy everything the area has to offer, including the beaches and restaurants. Yard is well-fenced and made for a great place for our dog to explore around. Lynn was wonderfully communicative, detailed, and helpful navigating the ins and outs of the property. We can’t thank her enough for helping us have a silver lining through a stressful holiday week!

Great Middletown/Newport Location

We had an excellent time Staying here for over a week in Aug/Sept. Convenient to beaches, downtown Newport and everything Aquidneck island has to offer. The new Kitchen is great as was the outdoor shower. Quiet street and nice rear deck. The host has great communication and was a pleasure to work with throughout.

Beautiful home so close to beaches. Very quiet and friendly neighborhood. Lynn had all the supplies we needed! Loved the yard and outdoor shower. So nice to bring our golden doodle with us and have a fenced in yard.

Dog friendly and AWESOME location for beach & biking

Our dogs are a big part of our family and Lynn's home was super dog friendly. There was a secure fenced-in yard and while we came equipped there were ample poop bags and dog bowls. While we didn't allow the dogs on the furniture, Lynn has dog spreads for the sofas so that you could. The mini-splits in the house were heavenly as we had rather humid weather. The kitchen was brand new and we were excited to be the first family to use it. Loved the fridge, the quiet dishwasher & the water filtration system on the sink. I baked cinnamon rolls one morning & the oven heated up so fast! The kitchen was loaded with every possible utensil, pot, pan, bowl, serving dish, wine & drinking glasses. I appreciated the fully supplied kitchen with hand soap, dishwashing liquid & dishwashing detergent. I haven't had all that in other rentals. She had lots Dunkin' Donuts, Starbucks coffee and 2 other kinds of coffee. Super nice touch. The laundry room was awesome and I had brought some Tide pods, but Lynn had a supply plus dryer sheets. The dryer rack with the efficient dehumidifier dried our damp items so quickly since it had been a humid week. We brought our bikes and Lynn has a perfect shed for storage in the backyard where she also keeps the Tommy Bahama beach chairs and umbrella. There were 2 boogie boards as well. The surrounding neighbors live there permanently. It's not a transient neighborhood, so you can really feel part of the community. They were lovely folks and interested in meeting the "new people". Lastly, Lynn was very responsive and reached out proactively to make sure that our stay was perfect and smooth. She had some tips about where & what to do as well. There was a need to have a contractor address some pending screen issues and she was super thoughtful about not having us interrupted by his visit...which it didn't in the least. There is something truly joyous & playful about an outdoor shower after the beach. I took all my showers outside and Lynn has an abundant supply of super thick cotton beach towels & hotel style white ones too for the indoor showers. It was convenient to wash the dogs in the outdoor shower after our trip to Brenton Point. Thumbs up! Would stay at Lynn & Marty's again in a heartbeat...except we are now looking to move to Aquidneck Island instead!

The Perfect Home Base Near Middletown's Beaches and Biking

This home feels spacious and livable for a vacation rental or a long-term stay, with plenty of outdoor space for bikes and for eating and hosting. Lynn always answered questions and helped us enjoy every day, including a power outage. The block feels neighborly, and the location makes all kinds of sense.

Wonderful week in Middletown

The property is in a great location - 5 min to beach, Newport, lots of restaurants. We loved the deck off the back of the house - very relaxing after a day at the beach. We brought our two little dogs that enjoyed being outside in the fenced in back yard. We had every supply we needed in the house - olive oil, paper towels, Tide pods, zip loc bags - anything you could think of - it was there. Both beds were so comfortable - nothing like you would find in most rentals. Lynn was a gracious host, checking in with me and providing me information via text immediately. We would definitely recommend staying here.
