Next To Kensington Gardens Fabulous Studio With Own Entrance In Private House

This studio flat would suit a single or couple. It has its own independent entrance (which no one else uses) from the street to the studio, but is part of a large private house which is a historic grade two listed building. It is an excellent bolt hold for anyone coming to visit London as it is central and close to transport, shops and restaurants and a two minute walk to Kensington Gardens.

We are reopening for visitors from 12 April 2021, and the flat has had some renovations made to it to give our guests a safe and clean environment. This flat is easy to access as it has its own entrance that only the guest would use. Always after each guest has left we thoroughly clean the flat as well as steam cleaning the floors, washing and steam ironing sheets. The flat is always spotless and clean and we will endeavour to do so especially during these times in order to give our guests confidence when booking. This flat would also suit anyone needing to self isolate on arrival in the UK as you are totally self contained with your own front door entrance to the flat.

It is quiet and brilliantly located for the park, shopping and sightseeing, with lots of supermarkets and convenience stores. The flat is maintained to a very high standard and has been newly refurbished and decorated. It has a large double bed (king size) with new mattress anti allergy pillows. New 100% cotton sheets. There is a clothes washer and dryer. Separate kitchen (separate room) with microwave, cooker, coffee maker (nespresso) etc. The Studio room has lots of cupboard space, a TV, WIFI and a small sofa. There is a small shower off the bedroom and between the bedroom and kitchen there is a small table for eating. This is a really sweet studio and it isn't that small. It is warm with underfloor heating. There are all mod cons and up to date guide books for your use.

I am sure you will be very happy at the flat. Its really comfortable and safe and we are always here to provide any help or assistance you might need.

Great base for exploring London. The unit was clean, well-equiped, comfortable in a good neighbourhood. An enjoyable stay. Just be aware that the unit is below street level (although well lit) and there is a steep staircase making it awkward to carry large luggage up and down. But overall 10/10.

Great Getaway- Amazing Flat

We stayed in this lovely flat for a four day trip to London. The location was perfect and within walking distance to the tube, grocery stores, restaurants, Hyde park, etc. The flat was very clean, nicely decorated, and stocked with everything we needed and more. Great location with an awesome host!

Don’t miss out on this convenient and cute property. We loved the neighborhood. It’s very walkable with lots of food a couple blocks away and multiple tube stops close by. Fantastic Flat

Five Star rating across the board! We were very pleased with the accommodation and our visit to London. The flat is exactly as described and perfect for what we were looking for. It’s quaint, tiny shower and washroom, but there’s enough room to maneuver around everywhere else. The bed was comfy and at the end of a long day of sightseeing, perfect. Awesome location, steps away from Kensington Palace, Hyde Park, Notting Hill. An easy walk from the Bayswater Circle line. The Bayswater studio met our needs in every way - clean, cozy, well appointed, and superbly located. Queensway and Bayswater tube stops and Paddington rail station are all an easy walk away. Perfect London stay!

Very well located, easy access to Paddington Station and tubes, Waitrose market close by. Ann is a wonderful host and very responsive to communications! The flat has everything you need for a nice London visit - kitchen is fully stocked to use with coffee/tea/spices/condiments provided; bed is great (if you like soft, which we do); sheets/towels were changed out after a week by the cleaning lady; good bathroom with sizeable shower; lots of storage space; very helpful maps of London and the tube system on the wall to peruse as you eat breakfast...The stairway down to the flat is spiral and narrow, but with a good handrail. Street noise at night is not that bad - we slept with the window open. We felt very safe, secure, and had no issues during our stay. We certainly will be back.

Our London base

This flat worked extremely well for us. Ann and Ivo were very available if we needed anything. We stayed 5 days and toured London and nearby. Lots of options for the tube and train connections. Loved having the washer/dryer as this fell in yhe middle of a 3 week trip This is a basement flat which was fine for us, but might be a challenge for someone with mobility issues.

A Perfectly Horrid Flat

I suppose that's the way I should describe this place if I ever want it to have any future availability. When people find out what a wonderful flat it truly is, none of us will be able to book a stay there! But the truth is, it's actually a wonderful little hidden gem, as anyone who's stayed there knows. The hosts are lovely, kind people who go out of their way to make you feel welcome. The flat is perfectly cozy for two, and the neighborhood has loads of lovely shops, pubs, restaurants and cafes. And it's just moments away from Kensington Gardens/Hyde Park and TWO Tube stations! What more is there to say? Book at stay here. I promise you won't regret it.

Perfect London flat!

We spent 5 days in Ann's flat and all I can say is that it ticked all the boxes on our list of wants and needs. The flat was perfectly located to transportation, grocery stores, and pubs. The quiet neighborhood was close to Kensington Park and Hyde Park. Kitchen was well equipped and included a washer/dryer, a rare find. I messaged Ann for 1 kitchen item and it was quickly delivered. As far as the bathroom sink, of course, it is small! No big deal! We used Uber twice and cars arrived in 2 minutes. I'm not sure you could find a finer flat at such a reasonable price in all of London or any other European city. Book it!

Terrific location.... so close to Hyde Park yet so peaceful and quiet. Really comfy bed, peaceful and secure for a good nights sleep. While the flat is small we had everything we needed to prepare our own meals (Waitrose supermarket is a short walk away) or really handy access to places to eat out if we wanted to.
