Book this flat only if you want a cautionary tale. It's sold as a "garden" flat — it's a basement, and over a 12-day stay the problems never stopped.Not advertised, with reason: you enter down a dim, unclean stair that's algae-slick in rain — a hazard for older guests. The "garden" isn't bright, clean, or usable; a dead bird decomposed out there for days, and we got a "sweep." There's also an unlisted half-bath, with a 2nd shower/sink separate.What broke during our stay: the only usable shower clogged and was out for several nights — four of us sharing access. The freezer died, so nothing frozen the whole trip. TV gave audio only, no picture. Broken hair dryer. No A/C: it hit 91F and the basement traps heat; two fans for the whole flat.Daily issues the listing never warns you about: the shower is nearly unusable if you're 6ft. Wi-Fi barely reaches the primary bedroom and dies in the guest room. The ground-floor neighbor's loud, jumping morning workout is audible 45 min most days from 7am. The sitting room is dark — its one sconce has no power. Uneven floors and a kitchen trip hazard I fell over night one. Closets full of old clutter.Credit where due: great location near Victoria Station, and Harry (Peace of Mind) replied fast. But replies rarely meant fixes — solutions were limited, and the dead sconce is telling: management knew before we arrived and still hadn't sorted it.Bottom line: great location, flat not ready to host. Look elsewhere.
