The holiday home is a 3 bedrooms bunglow , a flat-screen TV and a fully equipped kitchen that provides guests with a fridge, an oven, a washing machine, a dishwasher and a microwave.

There are 2 dedicated parking spaces infront of the garage.


Situated about 3 km from Leicester Railway Station, the property offers a quick access to city and motorways like M1 and M6.

All three bedtrooms and the garden are accessible

We can communicate using the text messages via the phone or air b and b messeging service.

Stoney gate / Evington is excellent area for shopping and visiting

**PROPERTY OCCUPANCY T&C - LINDRICK VILLA -3BD BUNGLOW**
• We reserve the right to refuse entry to Lindrick Villa-3BD Bunglow and you will be asked to leave if you do not comply to following listed rules. You may loose your payment to the booking portals and we do not accept any liability for this.
• Pets
Pets are strictly not allowed in the property.
• Respect the property
Please respect the property and treat it as your own. It has taken lots of efforts and resources to bring it to its present condition.
• Damage Deposit
Security deposit for shorter stays is £200 and to be paid to the bank: Name: WAAR KHATRI, AC : 50898848; SC -20-10-71 with booking no as ref; before the arrival.
For Non UK guests the damage deposit is min of £400 . Keys will not be released without the receipt of the damage deposit. Please arrange to pay deposit in good time to avoid late check ins. Deposit will be released after 5 -7 working days if there is no damages to the property or its content.
For longer stays - 2weeks and longer - 25% of the total rental amount to be paid as damage deposit.
•Photo ID - photo ID to be emailed (current passport or driving license) to email address provided of the lead guest. This will be deleted securely as per ICO guidelines.
*Parking - Please park the car in the drivway provided and if you have two cars, try to fit them in the drivyway. Other car /cars can be parked along the fence line. "DO NOT PARK IN FRONT OF THE DETACHED HOUSE" on other side as the opposite neighbour will object parking infront of their house even if you avoid the drop kerbs.
• Parties or Events
No parties or events are allowed to be held in the property or in the common areas and in the garden front and back. Playing loud music is to be avoided at all times, particularly at night to respect the neighbors. If there are any complaints from neighbors or local authorities, you will be asked to leave the property and reported to the booking portals.
• If there are any issues, the host; ( Lindrick Villa-3BD Bunglow) should be given the opportunity to address the issue by contactng us and giving us chance to resolve the issue. If guests decide to leave the property, they are liable to pay the full rental amount, no compenstaion or refund will be provided by the property.
• Use of bedrooms and sofas
Eating and drinking is not allowed in the bedrooms and on sofas. Dining table can be used for this.
• Shoes not to be over the carpets inside the sitting room and bedrooms.
• Smoking, vaping, and e-cigarettes
Smoking, vaping, and e-cigarettes is strictly not allowed in the property.
• Quite hours
Property is in a purely residential area. We request that you be prudently silent and discreet, especially at night as community has a set no noise agreement from 9pm until 7am.
• Check in and check out
Check in time: 3pm to 12am
Check out: 8am to 11 am
• Early check in and and late check out can be arranged and there will be a charge of £20 for up to 3 hours in advance of checkin or check out times.
• Late check outs / Early check ins
Earlier check in or later check out can be considered if sufficient advance request in made and will depend on the property booking for the day. Late check out will attract a charge an amount equivalent to one day stay as additional.
• Unregistered guest’s
No extra guests are allowed to stay overnight other than what the property is booked for. If we discover more people stayed, we will charge extra as follows for each extra person staying per night:
2 X (Booking amount / Persons booked).
• Bins
Please take the black refuge bin out when you check-out and leave it at the footpath for collection(this will help avoid bad smells before the cleaner arrives).
• Illegal substances
No illegal substances allowed at the premises.
• Use of internet
Internet is for legal use, any illegal use of the internet will be reported to relevant authorities.
• Electricity/Heating switch off
Please switch off the lights and the heating when you leave the bungalow to save the energy. There will be £20 charge per day for heating and light not switch off and will be deducted from the deposit. This is due to very high of energy payments.
• Furniture rearrange
Please do not rearrange the furniture.
• Dishes clean
Please clean the dishes before you leave.
• Furnishings care
Please take care of the furnishings. Costs of any damages to furnishings will be deducted from the security deposit.
• Cleaning after you have leave
Minimum cleaning requirements upon check out are:
i) Leaving the property in a reasonably clean and tidy condition
ii) Not leaving rubbish in the property or in the bin
iii) Leaving the fridge empty
If these requirements are not met, additional £50 charge will be deducted from the deposit.
• Losing keys
£150 will be deducted from the deposit as the locks needs to be changed to ensure future security of the guests.
• Return of the keys
Keys must be returned to the key box provided in the front before you leave.
• Property Inventory list
The inventory list is available upon request and can be shared electronically. Showing details of what the property has. Any loss of item/s will be recoverable from the deposit paid.
• Commercial photography and filming
It’s not allowed to do commercial photography and filming at the bungalow.
• Garage in-front
The garage in the front of the bungalow cannot be accessed and it is not included for guest use
• Appliance use
Most of the appliances are easy to use. However if you find some you are not familiar with, please refer to the user manual. If you need assistance please call us. In the interest of your safety, please do not use any appliances you are not sure about.
• Cleaning and other Charges : Following are the charges added to the booking.
