We were unable to stay in his condo.We had a waterfront penthouse for 4 days and had to move to a lesser unit. Kinda pain but dealt with it.

We had an absolutely wonderful stay at Waipouli Beach Resort! Alain, the owner, was a joy - incredibly responsive and easy to work with, and the onsite property management team was fantastic throughout our visit— really helpful, attentive, and kind. The unit itself was excellent—spotlessly clean, well‑equipped, and comfortable. My wife and two kids (ages 6 and 8) absolutely loved it. The kids couldn’t get enough of the pool and water slides; as other guests have noted, the two-acre fantasy pool, lazy river, and sand‑bottom jetted spas are a real highlight. We also loved the resort’s prime location—right on the beach and centrally located to great local Kapa’a shops, restaurants, and even a Safeway / Starbucks right across the street. Everything about our stay exceeded expectations, and we can’t wait to come back!

Bring your binoculars to this one! Waterfalls covering the hillside in front of you when conditions are right! To be clear, this is a street front property and you will be hearing cars, sirens, and music going by at all hours of the day. Nice big family room area. All furniture including beds are very tired and need replacing. Spacious bedrooms and bathrooms. Master bedroom has a queen bed, while the other bedroom has the king bed which we found very odd. Layout of bathrooms is very weird- it’s more like a 2 bathroom, not 3, but has 3 toilets. Shower didn’t drain. Poorly equipped with only 1 extra blanket in the room, coffee maker but no filters, no hand soap, no kitchen sponges, pots and pans very old and almost unusable, very little cooking utensils, no beach equipment. A/c worked great. Usually these kinds on places have beach equipment to use, not this one. But you can rent equipment in the lobby. Great and very clean pool area. The beach is nice but not always swimmable. One small restaurant on site on the beach but never tried it as we heard it was over priced, even for Kauai and the menu didn’t look good and was closed most of the time. Safeway is walkable along with Starbucks, ABC store and a few others in a strip mall across the street which you will get to know well since it’s your view from your balcony. Pay the extra money and stay in a mountain or beach view. Resort staff great. Complex is nice but this particular unit needs some TLC and a new view!

This is the 2nd time staying in this condo. Had some issues with the ac but it was addressed promptly. This is a great location to tour the island. Would definitely stay here again.

Family friendly beachfront resort

We had a wonderful time at the resort. The room was well appointed and clean. The pool was so much fun and having a beach to walk on and to swim at was a real treat. The location is really central to many things on the south east side of the island. Everything was within an hour drive.

Nicely appointed VRBO. Lovely furniture, kitchen, and bedroom setup. Spacious. 2 separate bedrooms with Bathtub/showers. Very Clean. Comfortable beds, good pillows and extra bedding. Had a safe in one bed room. Both area clean, lovely, and had a little lazy river in it , along with slides that both adults and children enjoyed. I know other reviews stated this, the Lanai is facing a parking lot (but still alittle disappointed in that fact) but otherwise it was beautiful. The beach/ocean was just past the pool area - so had sometime to enjoy watching the waves. Check in was easy/and staff were very helpful. A small recommendation - need a couple pizza pan's. We hope to stay again at your VRBO! Thank you!

Week in the Hawaiian sun

Enjoyed this property very much it is located fairly good to most things. Pool areas are great and the beach was very nice and clean with a good sandy area for lounging etc. Being on the windward side of the island not to great for swimming at this beach big currents and waves otherwise real nice. Very clean and well maintained. Restaurant had a good menu and is on the beach with great views, food was excellent. One thing at fault is no bar during the day at the pool and lounging area the bar at the restaurant opens only for the dinner hours and one day a week for happy hour at 3 - 5 so it makes for a family and quite time at the pool areas. Barbecues in common pool area are a good touch for the guests cons about these is they are not covered so can be very wet cooking and they were a bit under maintained burners not all working that kind of thing. Only tried the two in one area I didn't try the other two so they may work fine. Overall nice place not cheap but for Hawaii seams like good value for the money.

Exactly as expected. Oasis restaurant was an excellent surprise

Everything was just as described. We were very comfortable and the two bedrooms being laid out as separate wings of the unit were great for two couples. Everything is clean and in decent shape. We would stay again, don't expect a great ocean view but that is what they describe. Location to stores, restaurants and the beach was perfect. Don't miss The Bull Shed next door if you love steak.

A Very Happy Place

My family loved this property! The condo is well maintained, clean, extraordinarily spacious, and surpassed expectations. We loved the restaurant, the beach, and most of all the pool. It’s a true resort pool with waterslides, waterfalls, and multiple hot tubs. There is a kids beach area within the pool.

Location, location, location

My husband & I stayed at Alain's spacious & clean condo with our three early 20's girls and we cannot say enough good things about the condo itself, but really it was the location that made the most impact. The girls had the freedom to go to the beach, pool & shops and as parents we felt that they were always safe. In turn we had peace of mind so that we could enjoy our vacation too! We would book this condo again.

Great Potential

The location of this property is amazing, about 30 minutes to Poipu and 35 to Princeville. Grocery, coffee, deserts and great food within walking distance. The complex has a fantastic set of amenities. The pool with waterslides, sand beach, 3 hot tubs, a grotto. That is where the excitement ends. Two of the hot tubs were luke warm at best and the other was scalding hot. Pool towels were limited to six per day... Even though every unit sleeps six, some even eight, you may only get six towels per day. Don't bring a wet one to exchange for dry because your only allowed so much fun per day with the benefits of drying off. That brings me to my second complaint... The poolside bar has been converted to a kitchen for the Oasis grill sandwiched conveniently 10 feet from the beach and 5 feet from the pool but don't think of walking into this place even to order a drink in a swimsuit or damp. I was wearing my swimsuit and threw on a tee shirt to go in and order a soda to cool off and was asked to leave because my hair was not dry. Mind you I was not dripping wet, just NOT DRY. There are QR codes all around the pool you can scan to order food or drink. They only lead to a screen stating online ordering not available. When you eat at the Oasis, your food is cooked in the for mentioned structure that appears to have once been a pool bar, it sits and a window and waits for the hustlers to pick and up make the journey 75 yards to your table. 12 days booked and only 3 rolls of tp 4 4 people.

Perfect Place to Stay

This unit was great all around. Easy check-in and easy check-out. The unit is spacious, clean, and in a really good location. Being across the street from Safeway, we were able to walk over and buy food items for lunches/dinners which we were able to prepare in the fully stocked kitchen. The amount of bathrooms is perfect when traveling with a group. The air conditioning works super well, which was nice when coming back after being in the heat all day. It worked so well that at times it was a bit chilly, but we’d just open the doors to the lanai and the air would turn off. The lanai does face Safeway/the road, but it was still nice to sit and eat on. We even saw a couple rainbows above the mountains. This resort is perfect for both families, and friends traveling together like we were. We would definitely stay here again.

Disappointed

Arrived to be told our unit was flooded from air con leak. We were given another unit but for only 4 nights. We were not advised of our room progress but told our present room was rented and we must move a second time to third unit. Owner was sorry for our dilemma but would not offer any compensation for our very upsetting stay. The resort itself was very nice, but not impressed the disseptivness of the front desk staff.

Fun get away

The unit was exactly as expected from the pictures. Great location, but there is road noise on the patio since it faces the road. After hours check in was frustrating - waited 20 minutes for security to come by, all phone numbers provided to reach security went straight to voicemail with full mailboxes. Air conditioning went out twice and it was hot for sleeping but fixed within 12 hours each time. Beds were comfortable, unit was well supplied, pool was great, beach was great, location in Kapa'a and walking distance to Safeway was convenient. There is a limit of 6 beach towels per day per room. Overall we really enjoyed the unit and resort!
