Summary:

This large, newly renovated wooden house sits in the forest on Bockaberg, close to Lake Uspen. The woodland drive leads to a quiet lakeside setting shaped by nature and space. Generous common areas invite guests to relax and spend time together, while the surroundings offer canoeing, lakeside sauna sessions, hiking and regional exploration. A calm, private retreat for families and groups who value nature, space and simplicity.



The Space:

The Ladhus was originally built in 1954 from solid wood and underwent a complete renovation in 2023. All bathrooms were renewed, and the house was modernized throughout while preserving its character.



The heart of the house is an 80 m² living area (10 × 8 metres) with views of the rocks and the lake. Here you can dine together at a large table for up to 18 people, relax in the hammock, or enjoy evenings with Apple TV on a 3-metre screen. The spacious room is also well suited to yoga sessions and group events.



An approximately 100 m² private terrace extends the living space outdoors and offers room for barbecuing, sunbathing, or simply sitting quietly among the trees.



The house has two separate shower rooms: one with three showers and the other with two rainfall showers. In addition, there are three separate toilet rooms, one of which contains a washer-dryer.



One of the bedrooms has its own terrace and a small office area.



Guest Access:

You have exclusive access to Ladhus One and its private terrace. Parking for up to 5 cars is available directly in front of the house.



One 3-hour session in the resort sauna at The Beach is included per stay. You will receive a discount code by SMS and must reserve your sauna session in advance. The sauna accommodates up to 14 guests.



The jacuzzi at The Beach can be booked separately for an additional charge; it is not included with Ladhus One.



Access to the resort boats is included from May to October. Please return motorboats with a full fuel tank. Otherwise, a fuel charge of SEK 150 per 5 litres consumed applies. Life jackets must be worn when using the boats.



The Neighborhood:

The house is located in a quiet forest and lakeside area with very few neighboring properties. The surroundings are calm and natural, and privacy is highly valued.



Please respect the privacy of others, do not enter neighboring land, and keep a considerate distance when using boats on the lake. The access road leads through the forest and should be driven slowly, as wildlife and occasional local traffic may be present.



The area is ideal for guests who enjoy nature, swimming, sauna, canoeing, hiking, and simply being away from busy environments. Nearby towns such as Floda and Gothenburg can be reached by car for restaurants, shopping, and cultural activities.



Getting Around:

A car is recommended, else you can take the train to floda and then it is just a 10min uber. The house is located in a quiet forest and lakeside area and is not easily accessible by public transport.



Parking is available directly at the house. Grocery stores, restaurants, and services can be reached by car in the surrounding towns like Floda. The area is ideal for guests who enjoy nature, quiet surroundings, and flexible mobility.



Other Things to Note:

Booking includes:

✔ Access to the resort boats from May to October. Return motorboats with a full tank; otherwise, SEK 150 per 5 litres of fuel consumed is charged. Life jackets are required.

✔ One 3-hour sauna session at The Beach per stay. Reservation required using the discount code sent by SMS.

✔ Bed linen and towels are provided for all booked guests. A linen fee of 130 SEK per guest per stay is automatically included in the booking total. No separate linen order is required.

✔ Electricity – no additional charges

✔ No security deposit

✔ High-speed fiber internet (500 Mbit/s)
