Tranquil Home Along the Yellowstone River

Grab a cold beverage, kick up your feet, and sit on the deck of this newly built home right on the river. All your worries will wash away as you take in the views of the Mountains and sounds of the River on your Montana vacation!

This beautiful and newly built home sits along the beautiful Yellowstone River about 20 miles south of Livingston. Clean, bright, new, open floor-plan is perfect for larger families or small groups. Endless fishing, hiking and, recreation opportunities lie just outside your door. You can fly fish from the back yard!

The home has 3 private bedrooms and a large family room / loft with a full size futon. There is an additional queen size bed in a bonus room on the main level. The downstairs living room and kitchen have amazing views of the Yellowstone River (close enough to throw a rock). This home feels like 'home' and is very easy to live in.

For you convenience there is a lock box with key by the side door to the house.

We are available via text, phone call or email anytime you are at the home, or before. We love to help you plan your trip and make the most of your stay. We offer concierge services for before and during your stay - please inquire!

Mind-blowing views and riverfront access. Hwy 89 is on one side of the home, yet you really don't hear traffic from the house. There are a few other homes (quiet and spread very far away) from the same turn off; but we would not say you have a neighbor. Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.

A car is needed to get around southwest Montana. The area has very little, if any services like Uber or Lyft. We recommend a 4wd SUV for winter months.

This gorgeous home sits just off Highway 89 South and is on the Yellowstone River, with private access to the river. This also means care must be taken with children and adults around the river.

There is no garbage service in the area, so guests must take their bagged garbage to a local "green bin" during their stay and before departure.

River Run is Amazing

My husband and I love Paradise Valley and we wanted to celebrate his 65th birthday at our favorite place in the world, Yellowstone. This house is absolutely amazing, the views were incredible, the layout of the home makes you feel at home. We even got to meet the owners on Friday who are absolutely lovely people. Absolutely fantastic!

If I could give more than five stars i would give a 10! This property was unbelievable! First of all, it was not just clean, it was immaculate!! The view of the river from the property was beautiful! Everything you needed was supplied: comfortable beds and linens. fully stocked kitchen, gorgeous views, great location, fantastic communication, I can't say enough about this home. I have stayed in many VRBO's and this by far is the best one. We have never been to Montana before and this was the best location to do a wide variety of things. If you are looking in this area for your Montana visit then look no further. If we ever come back, we will definitely stay here again. Thank you for this awesome stay!

Great, beautiful get-away location for enjoyment and relaxlation on the Yellowstone River!

Everything about this property was perfect!! The house, perfectly located right on the Yellowstone River, was immaculate and beautiful. The decor was breathtaking which made us all feel right at home. We all loved that the location was perfectly placed to Livingston, Bozeman, and the Yellowstone National Park, and we visited all of these locales several times during our stay. It was wonderful to come back to this beautiful and clean house after our exhausting trips from all of these locations. My family and I all very much enjoyed our stay and will most likely be planning another stay at this beautiful venue on our next trip to Montana.

Yellowstone River Ideal Family Retreat

This felt like more of a home than a vacation rental. Little touches like the excellent bedding, well stocked kitchen, fun games and interesting books were very much appreciated by my family and me. Plus… the river!!! Right in the backyard with the birds and passing deer and rainbows. We couldn’t have asked for a better weekend retreat. Deena and Brooke were responsive, patient and kind. I left my laptop behind and Deena understood my plight and got it to FedEx within a couple of hours so I could relax knowing it was handled. We will be coming back!!

Relax on the river

This lovely home on the Yellowstone was perfect for our family’s stay for a Paradise Valley wedding. It was roomy and so comfortable. The beds and linens were superb. The view of the Yellowstone and the mountains was unforgettable. I should mention that there is also a half bath on the main floor. The upstairs bedroom is cozy and comfy and the upstairs family room is roomy and comfortable. The kids enjoyed a ladderball game (already in the home) on the huge lawn. We saw a fox (twice!), deer and a Canada goose family! The home is clean and the kitchen well equipped. We would stay here again.

Two weeks in Montana

Wow, what a vacation. River Run is a terrific property. The kitchen had everything a cook could want. We sat on the deck for hours and enjoyed the view (there was a little bit of traffic noise). Our group was small, just three of us for the first week then just me and husband the second week. The house was so comfortable and nicely decorated. Grab bars in the shower would be a good addition. Make sure to note there is only one tv and it is upstairs. But what a setting. Paradise Valley really is paradise and to enjoy it in this beautiful property made the experience even better.

Marvelous Montana

This is a 100% relaxing property. There was plenty of space for our party of five. They possibly had the most extras of any home I've ever rented - more spices than I have at home, books, games, DVDs, appliances - the Works! Not to mention the beautiful river right outside your door. We all had a great time and would love to return.

Amazing Views

River Run is in a great location just off the highway and just steps from the Yellowstone river. It was easy to find and the property managers were so helpful to us to make sure our stay was perfect. We took advantage of the "Pre-Trip Shopping" which was great because we were traveling with children so we had our kitchen stocked upon our arrival. The views were absolutely beautiful and we even got to watch a deer family everyday from the porch. Would absolutely stay again!

Perfect Location and Property

We had a group for my bachelor trip spend 4 nights. The property is awesome with great views, due to current conditions fishing wasn’t the best on the River but we had plenty action on of rivers/streams nearby. Great location to easily make trips into Yellowstone and others attractions nearby. We all plan to come back to Paradise Valley in the future and hopefully stay again at this cabin.

More Than Expected

This home is managed very well and the location is excellent along the Yellowstone River and local attractions right off of Hwy 89. Upon our arrival, we instantly sat on the porch to enjoy the gorgeous view and breeze after a long drive from Missouri and every evening of our stay. The home is very clean & inviting inside. All 10 of us were very impressed how well the home was stocked. The property management company really thought of everything that makes your stay as comfortable as possible. Another wonderful aspect to the property are the Deer that seem to live on or around the property as they meander to the river or just nap in the shade during the day. During our stay, we enjoyed the Chico Hot Springs resort and horseback riding which is less than 10 minutes away from the property. We made a couple trips to Livingston to enjoy some of the local culture which is only 20 min north of the property. Of course, we visited Yellowstone National Park two days since it’s only 40 minutes south of the property. It was really hard to pack up and leave this place to come back to our home to our normal working lives. This property made our vacation very relaxing and worth coming home to each day. We’ve already started planning our next vacation for next year!

Eagles, Purple Martins and the Yellowstone!

We truly enjoyed our stay here! My son, his wife and 5 yr old enjoyed the upstairs rooms, and my husband and I on the 1st floor. Beautiful!

This is a wonderful property right on the Yellowstone River. We caught fish right off shore. It was only about 40 minutes to the north gate of the park. Would highly recommend and stay here again!

Missed the fish

The property and house were great. Saw lots of deer two of them we watch swim across the river. The fishing wasn't great but that should take nothing away from this place.
