Two separate houses on 6.7 wooded acres with a six-person sauna that is yours alone, booked together for your group of up to 16. Two kitchens, two living rooms, two fire pits, a deep soaking tub, and a pack-and-play in each house. After a day of hiking or adventures on the river, come relax your weary muscles in the sauna. About two hours from the George Washington Bridge, ten minutes from the Delaware River, twenty-five from Bethel Woods. Gather in one house, retreat to the other.

Elm House and Ash Cottage are about 20 feet apart on the same wooded property. Booked together they sleep 16 across six bedrooms and four full bathrooms, so a big family or two or three families can share meals and evenings without sharing every room.
Elm House, the white house, has two king bedrooms, a bunk room with four twin beds, a bathroom with a deep soaking tub, a second bathroom with a walk-in shower, a sunroom, and an open living and dining area with forest views.
Ash Cottage, the black cabin, has a king suite with its own bathroom and a private patio, a queen bedroom, a bunk room with four twin beds, a second full bathroom, and an open living room and kitchen.
Both kitchens are fully equipped with full-size appliances, cookware and everyday essentials. Each house has a pour-over coffee setup (Fellow Opus grinder, gooseneck kettle, V60, scale), a Roku smart TV, in-home laundry, a pack-and-play, and memory foam mattresses with blackout curtains in every bedroom. Every room has its own remote-controlled heat and air conditioning.
The six-person sauna sits between the two houses and is private to your group.
Outside, each house has its own fire pit and seating, there are decks and a stream at the edge of the woods, and the whole 6.7 acres to explore.

We send a separate door code for each house before you arrive, and the path and driveway lights come on at dusk. Park at the top of the driveway; there is room for the whole group.

Everything on the property is yours: both houses, the sauna, both fire pits, all decks and outdoor seating, and the 6.7 acres. Nobody else stays on the property during a two-cabin booking.

Eldred sits in the Upper Delaware corridor of Sullivan County, about two hours from Manhattan. The Delaware River is ten minutes away at Barryville, with canoe and tube rentals through mid-October and the Hawk`s Nest drive on Route 97 for foliage. Bethel Woods, on the original Woodstock site, is about 25 minutes away with a museum, concerts and seasonal festivals. Narrowsburg`s Main Street has restaurants, a coffee shop and a theater; Callicoon has a cidery and a small movie house. Eldred Preserve, five minutes away, has a restaurant and fishing ponds. In winter, bald eagles gather along the river and reservoirs, and Ski Big Bear is about fifteen minutes away.

A car is recommended for getting around the area.

During winter months, roads and driveways may become snow-covered. The driveway is regularly plowed, but AWD or 4WD vehicles are recommended during heavier snowstorms.

The property is quiet and wooded. You will see wildlife and hear the forest at night. There are no neighbors within earshot.
No pets and no events. Maximum 16 guests.
One exterior camera on each house faces the driveway and front entry. There are no cameras inside or in the private outdoor areas.
The driveway is plowed in winter; we recommend all-wheel drive in a snowstorm.

There are exterior security cameras monitoring the front entrances and driveway areas for safety and property protection. There are no cameras inside either home, and no cameras in private spaces.
No parties or events. Elm House & Ash Cottage is intended for quiet, respectful stays only.

Only registered guests are allowed on the property. No outside visitors without prior approval.

No pets. The property is a fully pet-free home — a perk for guests with allergies and anyone who prefers a dander-free, exceptionally clean environment.

No shoes inside the home. This ensures that the indoor spaces are cleaner, cozier, and more comfortable for everyone. We recommend bringing your favorite slippers from home, and a shoe mat is provided at the entrance for convenience.

No smoking or vaping inside the home.

Fire-pit use: Fires must be attended at all times and fully extinguished before going inside.

Winter stays: Please keep all windows and doors closed and locked to maintain heat and keep the cold air out.

Security cameras: Ring floodlight cameras face the driveway and entry for safety. There are no cameras inside the home or in private outdoor spaces.

Respect the natural setting. Please do not feed wildlife and keep doors closed to prevent critters from entering.

Please clean up food and spills promptly to help maintain the home and avoid wildlife attraction.

Please observe the check-out time unless previously arranged. Our cleaning team works on a fixed schedule.
