House Rules & Rental Terms
By confirming this reservation, the guest agrees to abide by all House Rules, Rental Terms, and Conditions listed below. Failure to comply with these rules may result in additional charges, cancellation of the reservation without refund, removal from the property, or other action permitted by Airbnb and applicable law.

1. No Smoking or Vaping
Smoking or vaping of any substance is strictly prohibited inside the home and in prohibited outdoor areas, including patios, balconies, lanais, pool areas, shared outdoor spaces, and driveways.
Evidence of smoking or vaping may result in additional cleaning, deodorizing, and/or damage charges.

2. Occupancy & Visitors
Only guests listed on the reservation are permitted to stay overnight.
The maximum overnight occupancy for this property is 6
The property is not an event facility. Any additional visitors beyond the registered guests must be disclosed and approved by AirLuxe Management prior to arrival.

3. Events & Gatherings
Parties and unauthorized events are strictly prohibited.
If you would like to host a gathering or event, it must be disclosed to AirLuxe Management and reviewed with the property owner prior to approval.
Approved events may require an additional refundable security deposit. This deposit will be returned after checkout once the property has been inspected and confirmed to be in good condition, with no damages, excessive cleaning requirements, or violations of these House Rules.

4. Children & Guest Safety
Children are welcome; however:
• Guests are responsible for any necessary childproofing.
• Children must be supervised by a responsible adult at all times, especially around pools, hot tubs, balconies, stairs, and outdoor areas.
• Guests assume responsibility for the safety of themselves and anyone they invite onto the property.

5. Bathroom & Plumbing Use
Only toilet paper may be flushed.
Do not flush wipes (including those labeled `flushable`), paper towels, feminine products, diapers, or any other items.
Guests are responsible for any plumbing damage caused by improper use.

6. Pets
Pets must be disclosed and approved prior to check-in.
Guests are responsible for properly disposing of pet waste and ensuring pets do not cause damage to the property.
Unauthorized pets or excessive cleaning required due to pets may result in additional charges.

7. Cleaning, Damages & Property Condition
The cleaning fee covers standard turnover cleaning only.
Additional charges may apply for excessive cleaning, smoke remediation, stains, bodily fluids, excessive trash, pet waste, damages, or any condition requiring labor beyond a standard cleaning.
Guests are responsible for any damage caused by themselves or anyone they invite onto the property beyond normal wear and tear.
Normal Wear & Tear
This is a privately owned vacation home that is professionally maintained and regularly occupied by guests. As with any frequently used property, normal cosmetic wear may occur.
Examples may include, but are not limited to:
• Minor wall scuffs
• Worn flooring or carpets
• Faded curtains or finishes
• Weathered outdoor furniture
• Minor stains or imperfections
• Aging blinds or fixtures
Guests are expected to maintain reasonable expectations regarding a frequently occupied vacation rental. Normal wear and tear that does not affect the safety, cleanliness, or functionality of the property does not qualify for refunds, discounts, or reservation adjustments.

8. Quiet Hours
Quiet hours are from 10:00 PM to 7:00 AM.
Please respect neighbors and surrounding properties by keeping outdoor noise to a minimum during these hours.
No loud music, amplified sound, outdoor speakers, parties, or disruptive activities are permitted during quiet hours.

9. Parking
Vehicles must be parked only in designated parking areas.
Parking on grass, sidewalks, neighboring properties, fire lanes, or unauthorized areas is prohibited and may result in towing or fines at the guest`s expense.

10. Amenities & Outdoor Areas
Guests use all indoor and outdoor amenities entirely at their own risk. This includes, but is not limited to:
• Swimming pools
• Hot tubs and spas
• Balconies
• Patios and decks
• Docks
• Grills
• Fire pits
• Outdoor furniture
• Recreational equipment
• Any other amenities provided at the property
Guests agree to:
• Supervise children at all times while using or near any amenity.
• Use all amenities safely and responsibly.
• No diving into pools.
• No climbing, jumping, horseplay, or unsafe behavior on balconies, railings, decks, docks, or other elevated areas.
• No glass containers in or around pools, hot tubs, or other designated outdoor areas.
• Follow all posted instructions and safety signage.
Pool & Spa Heating Disclaimer
If the property includes a heated pool or spa, please note that the heating system operates on a programmed timer and does not run continuously. Operating the heater 24 hours per day can damage the equipment and significantly reduce its lifespan.
The heating schedule is designed to maintain the water temperature as consistently as reasonably possible; however, actual temperatures will vary based on outdoor weather conditions, wind, rainfall, seasonal temperatures, water usage, and other environmental factors beyond our control.
Pool and spa heating are considered comfort features and are not guaranteed amenities. AirLuxe Management does not guarantee a specific water temperature at any time during your stay. No refunds, credits, discounts, or compensation will be provided for pool or spa temperatures, heater operating schedules, weather-related temperature fluctuations, or temporary heating interruptions.

11. Routine Property Services
Routine property services such as pool maintenance, lawn care, and pest control may occur during your stay.
Guests agree to allow authorized service providers access to the property when necessary. Whenever possible, these services will be performed during normal business hours.

12. Wildlife & Florida Environment
Florida`s subtropical climate naturally includes insects, lizards, frogs, birds, and other native wildlife.
Although properties receive routine pest control and preventative maintenance, occasional sightings are normal and do not indicate a cleanliness issue or infestation.

13. Maintenance Requests & Support
Guests should report any issues within 24 hours of arrival.
AirLuxe Management will make reasonable efforts to address concerns as quickly as possible.
Emergency issues, including:
• Loss of air conditioning
• Water leaks or flooding
• Electrical hazards
• Power outages
• Lockout/access issues
• Safety concerns
receive priority assistance.
Emergency assistance is available after business hours. Non-emergency after-hours service requests requiring an in-person response may result in additional fees.

14. Lost & Found
Lost items found after checkout will be held for up to 14 days.
After 14 days, unclaimed items may be donated, discarded, or otherwise disposed of.
AirLuxe Management is not responsible for lost, forgotten, or misplaced belongings.

15. Liability & Assumption of Risk
Guests acknowledge that they are using the property and all amenities entirely at their own risk.
This includes, but is not limited to, swimming pools, hot tubs, balconies, decks, docks, patios, grills, fire pits, outdoor spaces, recreational equipment, stairways, driveways, sidewalks, and all interior and exterior areas of the property.
Swimming is entirely at the guest`s own risk. Children must be supervised by a responsible adult at all times. Diving into the pool is strictly prohibited.
To the fullest extent permitted by applicable law, AirLuxe Management, the property owner, their employees, contractors, affiliates, representatives, and any applicable homeowners association shall not be liable for any indirect, incidental, consequential, special, exemplary, or punitive damages arising from the guest`s occupancy or use of the property.
AirLuxe Management and the property owner are not responsible for accidents, injuries, illnesses, death, theft, loss of personal belongings, or damage to personal property occurring on the premises or resulting from the use of any amenity, except where liability cannot legally be waived.
By accepting this reservation, guests voluntarily assume all risks associated with their stay and the use of the property by themselves and anyone they invite onto the premises. Guests further agree to release, defend, indemnify, and hold harmless AirLuxe Management and the property owner from claims arising from their occupancy or use of the property, except where prohibited by applicable law.

16. Service Interruptions
AirLuxe Management is not responsible for circumstances outside of our reasonable control, including but not limited to:
• Weather conditions
• Utility interruptions
