With a privileged tranquil location close to Prazeres, overlooking the rolling countryside and the sea, this beautiful air-conditioned new villa is finished to the highest standards in a contemporary décor and offers a fantastic inside/outside open plan living area and terrace with pool deck overlooking the surrounding countryside and sea. Refurbished and extended from an old stone cottage, it features such luxuries as en-suite shower-rooms, a high-tech kitchen with built-in wine chiller, smart TV with a Netflix account for guest’s use and a separate games/leisure room, allowing guests to experience the great lifestyle that its name implies. The open-plan living area with seating area, dining area and open-plan kitchen features large sliding glass doors, turning it into an inside/outside space that extends to the front terrace and al-fresco eating area that winds around to the side and the built-in barbecue. Terraced lawns lead down to the to the large pool and surrounding deck with sunbeds and sun-umbrellas. Family time can be also enjoyed in the leisure/games room with table football, Playstation 4 and table and chairs for table games. The three bedrooms occupy the part of the house that was the old cottage; two are on the first floor and feature en-suite shower rooms, and the other is on the ground floor and has an adjoining family bathroom.
The owners have taken great care to make the villa environmentally friendly, and it has received an A+ Energy Efficiency Certificate. Building and glazing insulation means it is fresh in the summer and warm in the winter, and the hot water system uses solar and photovoltaic panels to heat the water and produce electricity.
There is secure parking for 3 cars at the rear, up a flight of steps.
Located away from the busy resorts, yet with easy access to nearby villages and the town of Calheta, it allows guests to experience the real Madeira. Close by, within walking distance is Mr. Gomes minimarket and snack- bar. Other restaurants and local bars can be found a little further away, and Prazeres, 4 Km and a 5-minute drive away has a greater selection.
The resort of Calheta with its man-made beach, branded supermarket and more cafés and restaurants, is 10 Km away, easily accessed via the expressway in 10 minutes driving time.
Funchal is an easy 50 minute drive via expressway and motorway, and the airport a further 10 minute drive.
Walks are plentiful in the surrounding area and you can easily access 2 levadas that provide great walking conditions.

Cleaning The property is prepared for your arrival. For stays of longer than 7 nights, a change of linen and towels, and light mid-stay cleaning of bathrooms is provided on a day and time to be advised at check-in. All linen and towels are provided, including towels for the swimming pool. For health reasons, linen for a baby cot is not provided and you should bring your own. Guests need to vacate the villa during a mid-stay clean and change of linen.
Booking Notes The rental value varies with the number of people occupying the property, so please ensure you enter the correct dates, number of adults, children and infants. Please note that supplements apply should additional people join you for any length of time. To secure your reservation we require a 30% deposit, or the full amount if you are arriving within 8 weeks. The balance is due 8 weeks prior to arrival. A security deposit of 300€ is required on arrival, payable in cash.
Final details for check-in and driving instructions to the property will be sent 7 days prior to arrival. A contact number will be provided, and to be able to access the property, you need to phone this number as you are leaving the airport. It is your responsibility to contact and advise the number provided on the check-in details to advise any delays to the expected check-in time. Check-in times - at the property - are between 16H00 and 19H00. For Sunday arrivals and out of hours check-in, alternative arrangements will be made and an additional cost will apply. Check-in and check-out flexibility will be applied where possible, but this will depend on housekeeping schedules and the departure and arrival days of other reservations either side of your stay; a definitive answer can only be provided within 24 hours of your arrival for check-in and your departure for check-out.
