The upper level includes 2 large bedrooms, each with 2 queen beds. This space is perfect for kids or couples to share. Each room is individually controlled by mini-split heat/AC systems to ensure your comfort.

LOWER LEVEL
The lower-level family room offers ample space for your group to spread out and unwind. A versatile game table with table tennis (ping pong), air hockey, and pool ensures hours of entertainment. The oversized sectional is irresistibly cozy, making it a spot you won't want to leave. With direct access to the yard and hot tub, it becomes the perfect hub for relaxation and play. Additionally, this level features a dedicated laundry room equipped with a washer and dryer for added convenience.

On-site parking is available in the driveway and comfortably fits 4-5 cars. Please note there is no garage parking.

HOT TUB

Open year-round, the hot tub is nestled under the covered patio, offering a serene retreat with views of the yard and mountains. It's the perfect spot to unwind and let your worries melt away in the soothing warmth.

LINENS AND BEDDING
Bed linens, bath towels, hot tub towels, and travel-sized toiletries are provided. An initial supply of paper goods (paper towels and toilet paper) and dish tablets are also included. Please bring additional supplies for longer stays or heavy usage. Don't forget to bring your favorite coffee to brew!

- No pets
- No smoking or vaping anywhere on the property
- No parties or unapproved guests (even if guests are not staying the night)
- No loud or obscene music that interferes with nearby homes
- Quiet Hours: 10pm to 8am
- Maximum occupancy: 12 people including adults and children
- Maximum 5 vehicles allowed on property

Violation of these rules will result in immediate cancellation of your reservation with no refund for any unused nights. Additionally, you will be held financially responsible for any necessary repairs.
