FREQUENTLY ASKED QUESTIONS

How many people are allowed at the home?
Four. That's the maximum occupancy, and it is a hard limit on how many people may be at the property at any time — not just how many sleep here. Everyone must be listed on the reservation. If you reserved for four people, four people may be here and no one else, for any reason. Children over the age of 2 count toward the four.

Can someone visit us at the home?
No. This is a residential townhome, the four-person cap covers visitors exactly the same as overnight stays, and someone stopping by for a few hours still counts. There are no exceptions available. Unapproved people at the property can end a reservation with no refund, so please plan to meet friends and family off-site.

Is there a security deposit, what is it for, and where is it disclosed?
Yes — a $300 refundable security hold, and we disclose it here, in the house rules, and in the rental agreement you sign after booking, before you pay anything.
It covers exactly two things: damage to the property, and violations of the house rules. It is not a fee, it is not extra rent, and it is not income to us — it's the same principle as a hotel placing a hold on your card when you check in. You authorize it at signing, it's placed 5 days before arrival, and it's released 7 days after checkout when no damage is reported.
If a $300 hold doesn't work for your situation, please tell us before you book. We'd much rather have that conversation up front than at your doorstep.

Why is the deposit handled outside the booking platform?
Because platform tools don't offer a true refundable hold. We process it through OwnerRez, the hotel-style property management software we run on. It's PCI-compliant, it's a pre-authorization rather than a charge, and it's the same system that manages your reservation. Your nightly rate, taxes, and fees all stay on the platform where you booked.

I'm paying with a debit card. My bank released the hold and then placed it again — was I charged twice?
No. Banks handle authorization holds differently, and debit cards in particular often show a hold released and then re-placed during a stay. That's entirely your bank's process. We have no control over it and no visibility into it, so there's no need to call them and no need to follow up with us.
The part that matters: Magnolia receives no money from a hold. The only way funds actually leave your account is if we withdraw against the deposit for damage or a rule violation — and that never happens without notifying you first, with an explanation, before anything is taken.

What is the payment approval box on the pre-arrival form?
That's your authorization for the refundable hold. Type your full legal name as it appears on the card. If the form won't advance or something looks wrong, message us — we'll walk you through it rather than let you guess.

What time is check-in and check-out?
Check-in is after 4:00 PM. Check-out is 10:00 AM. Early check-in is $25 per hour when we can accommodate it; unauthorized late check-out is $25 per 15 minutes. Ask us and we'll tell you what's actually possible that day.

We're driving in from far away and hoping to check in early.
Ask — we say yes when the turnover allows. What we won't do is promise a 1 PM entry and then hand you a home that hasn't been cleaned. Message us that morning.

We'll arrive late in the evening. Is that fine?
Completely. Contactless check-in, and your access stays active overnight. Message us your ETA.

Where do we park?
Two reserved spaces directly in front of the home. No permits, no circling, no hunting for street parking near campus.

How fast is the internet?
500+ Mbps, with a dedicated workspace. Suitable for video calls, remote work, and a household streaming at the same time.

Who is this home good for?
FSU and FAMU families, students and their parents on move-in weekends, state government and hospital travelers, and anyone relocating to Tallahassee who needs a real home while they house-hunt — up to four people. We do longer stays; ask us for a direct quote.

What if I see a pest?
Message us with a photo and we'll have our pest service out. This is North Florida and we treat the property on a schedule, but if something gets in during your stay, that's ours to handle, not yours to live with. We don't wait on this one.

Where's the patio furniture and cushions?
Cushions are in the brown storage box at the back of the house — the back, not the side.

Where does trash go?
Bagged trash goes inside the dumpster at the end of the driveway. Please clear the fridge and cupboards of food at checkout.

Quiet hours?
10 PM to 8 AM. Neighbors on both sides, and we'd like to keep them fond of us.
