You’ll have the entire place to yourself (not shared).

Please treat the place as your home during the stay.
You are welcome to use the kitchen to make your own breakfast,the fridge to cool your drinks,and use the washing machine if you’ve run out of clean clothes to wear.

Party and event are not allowed,please make sure the music kept at reasonable level,and no noise after 10pm.
Please take care of your dirty dishes.
Please ensure all the lights,heater,fan,and AC are switched off.
Our team will help you with requests from 9am to 5pm,or 24 hrs in an emergency.Feel free to contact us when needed,and we’ll do our best to help your great trip.

Other things to note
★ No Parties ★
Respect quiet hours. The deposit will be confiscated if you violate the regulations.

★ Rubbish Collection Day ★
You will have to take the bins out to the kerbside on Sunday for collection. If in doubt, contact us or copy the neighbors. After it is collected, you can wheel it back in.

★ Food Safety ★
For food safety, we are not providing salt, pepper, sugar. They can be easily bought from the Woolworths and Aldi nearby, or you may bring your own.

★ COVID-19 SANITIZATION ★
Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough process of cleaning after each check-out.

★Tea/Coffee★
Tea & Coffee provided.

★ Use the pool ★
If you need to use the pool after 9 pm, please switch off 4 flood lights in pool and the water fall, to avoid Glare and noise to neighbours after hours.

★ Safety ★
The location is very safe, and there are cameras outside the door, which is a very safe housing and living environment.

★NOTICE★:

★Party is extreamly not allowed. If you make much noise at night ,I`ll have to call the police and push you out of the house with no refund back.

★Smoking is not allowed,penalty $2000 for indoor or smoking in the pool or L1 terraces .

Smoking only allow on designated front terrace or rear backyard
House Rules

First, please read the check-in guidebook which I will send to you via inbox message before check-in. Our property runs on a self-check-in system, so you will have to follow the instructions in the guidebook to check in on your own.

We wish for you and any future guests to enjoy a functional, clean property during your stay. When you confirm the reservation, you and all group members agree to and will follow our rules as below:

#NSW Code of Conduct
All guests must abide by the “Code of Conduct for the Short-term Rental Accommodation Industry” found on the NSW Fair Trading website. I will also send you a copy when you book a stay with us.

#Parties
Parties and events are strictly PROHIBITED. If this rule is not adhered to, you will automatically lose your bond. Apart from that, any extra service fees including extra cleaning fees and damage fees may apply.

#Drug or Criminal Behaviours
NO ILLICIT DRUGS or CRIMINAL BEHAVIOR is allowed in the property.
Once found, we will call the police and you will be held responsible for any legal and financial issues related to the property resulting from your behaviours.

#Noise
Please be conscious of your neighbours and keep noise at a tolerable level without being disruptive. NSW noise restrictions also apply, so please minimise noise after 9PM.

#Smokings
NO SMOKING INDOORS within the property at any time. If any cigarette butts or smells are found indoors, you will be charged an additional＄200 cleaning fee.
You are allowed to smoke outdoors. However, if you smoke on the patio or in the backyard, you MUST clean the cigarette butts or other rubbish after you finish smoking.

#Pets
I love dog and have my own Labrador, but generally pet is not allowed to stay in our holiday house except for service dog, as it might impact the next guest who gets allergic to an animal. Please let me know in advance if you have to bring your pet in advance.

# Moving Furniture and Items
If you move anything from one location to another, please inform the host before moving it and return it back to its original location before you check out.
We also ask you to move the item(s) carefully without causing any damage to the item(s) itself or the property, otherwise you may be held liable for any damages to the item(s) or property.

# Rubbish
－You do not have to thoroughly clean the property, however, please make a reasonable effort to clean up after yourself, especially when there are children or holding party.
－ Please leave NO rubbish on the ground indoor or outdoor areas. All rubbish must be picked up and placed in bins including small items like wrappers and bottle lids.
－ Please leave NO food inside the refrigerator or cabinets as well. Additional cost will apply to remove chewing gum and pick up rubbish off the ground or from the outdoor. If there is excess rubbish that needs to be taken offsite manually, we will deduct a fee from your bond.
－ Please pack all rubbish into council bins which you can find on the side of the house. Please put general rubbish into the red bin; put recyclable rubbish into the yellow bin and only biodegradable/garden waste in the green bin.
－ Council Rubbish Collection Day: If your stay includes the rubbish collection day, you are obligated to place the garbage bins on the front of the road at the evening prior to the rubbish collection day like other households. Please help us to do so, otherwise we will be fined by the council and the fine will be incurred
