The Space:

The villa is located in a small village 15 minutes away from the picturesque town Porec. Luxury and comfort are experienced not only in the spacious villa itself, but also in the outdoor area, giving you the feeling of being in a world of luxury and comfort. Thanks to its comprehensive amenities and wide range of uses, the villa is ideal for both vacation and business stays year-round.



From the private pool or jacuzzi, the outdoor kitchen with pergola, the spacious roof terrace or the multiple terraces dotted throughout the beautifully landscaped garden, or even from your bed and standing under Villa Fuskulina's outdoor shower – with both hot and cold water – you'll deeply experience the unique power this part of Istria has to offer!



Villa Fuskulina also features solar panels and is 100% self-sufficient in energy generation, so you can be sure your CO2 emissions will be minimal during your holiday! Two charging stations for electric cars ensure that your ecological footprint remains minimal, even when you're out and about by car.



Villa Fuskulina distinguishes itself through both its design and its exceptionally spacious interior. Spacious terraces and the large outdoor kitchen with a braai (South African BBQ), drinks refrigerator, and an Ofyr BBQ on the terrace adjacent to the outdoor kitchen make outdoor living truly special.



Villa Fuskulina boasts nearly 300 m² of living space and over 200 m² of verandas. Situated on a 1750 m² plot, this villa is designed for guests who value privacy, light, space, and luxury, both inside and outside. Seven parking spaces are available.



The villa features an additional covered terrace between the living room and the fitness and wellness area, where a trendy lounge set allows you to enjoy the outdoors year-round. The living room, with its large dining table for inviting dining, is spacious and stylishly furnished. Extra-high windows and sliding doors maximize natural light, allowing for an optimal "outside feeling" both inside and outside the villa year-round.



The living and dining room feature a cozy fireplace, a welcoming bar, and a large flat-screen TV for those moments when you want to enjoy the Istrian lifestyle. The living room is connected to the kitchen via the dining area. Both inside and outside, there is a spacious dining area for 10 people.



The villa is furnished to a very high standard and features four bedrooms with four spacious bathrooms, all equipped with double sinks and walk-in showers with both hand and rain showers. The ground-floor bedroom also has a freestanding, spacious bathtub. All bedrooms, the living room, kitchen, upstairs hallway, and the fitness room are air-conditioned. The house has triple glazing and underfloor heating throughout, ensuring an optimal climate even during the cooler months.



The open-plan kitchen has two large refrigerators and a wine cooler, and besides the Jura coffee machine, you'll find a Nespresso machine and a filter coffee maker. The kitchen is fully equipped, including a Bora cooktop with an extractor fan, a Quooker (boiling water always available), a SodaStream for your own sparkling water, two ovens, and a microwave. The utility room houses the ice maker, a second dishwasher, and a washing machine and dryer.



The villa offers every convenience, including a Denon sound system (which can be controlled separately in the outdoor kitchen, the poolside entertainment area, and the fitness center), four refrigerators, including one wine cooler, hairdryers, internet access in all rooms (including the outdoor kitchen), the much-loved Ofyr BBQ/fire pit on the garden terrace, a fifth separate guest toilet, a sixth shower in the wellness area, and several terraces with sunbeds and/or a lounge set/daybed. Just a stone's throw from the coast and not far from the picturesque towns of Poreč, Vrsar, Novigrad, and Rovinj lies this very spacious, architect-designed luxury villa with stunning views of olive groves, vineyards, and—on a clear day—the Adriatic Sea. The 8-person villa is situated on the edge of the village of Fuskulin, bordering olive groves and the beautiful Damjanic Wine Estate, a renowned Croatian winery. Within a short drive, you’ll also find several beautiful beaches along the Poreč coastline, ideal for swimming, paddleboarding, or watching the sunset by the sea. The nearby town of Poreč offers a vibrant mix of coastal life, with a marina, restaurants, and historical landmarks just 10 minutes away.



Getting Around:

Villa Fuškulina is located in the quiet village of Fuškulin, just a 10‑minute drive from the beaches of Zelena and Plava Laguna and the historic old town of Poreč. The area is easy to explore by car — free private parking is available at the villa, and the nearest supermarket, bakery, and restaurants are only a few minutes away. Rovinj can be reached in about 35 minutes, while Pula Airport is around 45 minutes by car. The location offers the best of both worlds: peaceful countryside surroundings and quick access to the crystal‑clear Adriatic coast.



Other Things to Note:

Bedlinen, towels, towels for the pool and final cleaning are included. At the house there is a welcome guide available with check-in details, house instructions and local tips. The villa features air conditioning throughout, Wi‑Fi, a fully equipped modern kitchen, an outdoor dining area, and a large private pool with sun loungers. A car is recommended to conveniently reach the beaches, nearby restaurants, wineries, and scenic coastal towns of Istria. Pool heating is optional (from april - october) and costs € 40 per day.
