The Space
Built in 2014, Casa Black makes an immediate impression with soaring ceilings, walls of glass, and a bold black, white, and red design palette. The spacious great room centers around a dramatic fireplace and connects seamlessly to the dining area and modern kitchen, creating an inviting setting for gathering and entertaining.

The kitchen features a large quartz island, counter seating, gas cooktop, double ovens, and generous preparation space, while a dining table with seating for ten makes group meals easy. A converted game room provides another place to unwind, and three full bathrooms—one for each bedroom—give everyone space to get ready without competing for a bathroom.

Maximum overnight occupancy: 6 adults and up to two children under age 12 do not count toward permitted adult occupancy.

Outdoor Living
The experience begins at the entrance, where the private saltwater pool and spa are surrounded by sunny lounge seating, a fire pit, and sweeping mountain views. Remote-controlled 13-foot awnings provide adjustable shade, while outdoor misters offer welcome relief during warmer desert days. Color-changing pool and landscape lighting transform the space after sunset.

The fully fenced private backyard provides a second outdoor setting with a putting green, cornhole, gas grill, covered lounge seating, and space for outdoor dining. Whether you are practicing your short game, grilling dinner, or relaxing beneath the covered patio, Casa Black gives your group multiple places to enjoy the Palm Springs weather.

Location
Casa Black is positioned at the end of a quiet Palm Springs cul-de-sac while remaining within convenient reach of the city's celebrated restaurants, coffee shops, nightlife, shopping, and architectural landmarks. Its mountain views and private outdoor spaces create a secluded atmosphere without leaving the best of Palm Springs far behind.

Parking
Guest parking is limited to a maximum of three vehicles—one vehicle per bedroom. The garage has been converted into a game room and is not available for parking.

Summer Utility Surcharge
For stays of 29 nights or longer between June 1st and September 31st, a $750/month utility surcharge will apply to help cover the additional energy costs associated with cooling the home during the summer heat. This is NOT included in the amount being paid at the time of booking. It will be requested prior to your arrival.

No Pets
This property is not pet-friendly. No pets or animals of any kind are permitted on the property. Bringing unauthorized animals into the home will result in a $500 fee per animal, plus any additional cleaning or damage charges if applicable.

Pool Heat
Ensure a comfortable swim with optional pool heating, available upon request at booking or before your arrival. The pool is heated to 87º from 7 AM to 7 PM throughout your stay.
Rates vary by season:
• November–March: $75/night
• April, May, October: $50/night
• Not needed in other months
For stays under 7 nights, pool heat must be purchased for the entire stay—we cannot heat it for select days. A 24-hour notice is required. When pool heat is purchased, we will begin preheating the pool the day before arrival at no additional charge.

Hot Tub
The hot tub is available on demand using the provided remote and is not preheated before arrival. There is no additional charge for hot tub use.

Additional Policies & Rules
To ensure a comfortable stay for all guests and neighbors, the following policies apply:
• No outdoor music. Doors must be closed if playing music within the house.
• 100% quiet hours outside from 10pm-10am
• No smoking inside home
• Renter must be 25+ years of age
• Guests will sign a Ryson “Terms and Conditions” form and City Ordinances require a copy of your ID to Ryson prior to the day of your arrival.
